We tore out the old wood burning fireplace and replaced it with a highly efficient direct vent and added stone to the wall.

Photography by Jim Tetro This house, built in the 1960s, sits southfacing on a terrific wooded lot in Bethesda, Maryland. The owners desire a whole-house renovation which would improve the general building fabric and systems, and extend the sense of living out of doors in all seasons. The original sixties-modern character is preserved and the renovation extends the design forward into a contemporary, modern approach. Connections to and through the site are enhanced through the creation of new larger window and door openings. Screened porches and decks perch above the sloped and wooded site. The new kitchen and bathrooms allow for opportunities to feel out-of -doors while preparing, cooking, dining, and bathing. Smart passive strategies guide the environmental choices for this project, including envelope improvements, updated mechanical systems, and on-site stormwater management.

Our homeowner had dreamt about one day redoing her beyond outdated kitchen since they day her husband carried her over the threshold. Vinyl flooring used for a backsplash, dingy carpeting, laminate with no sheen left to speak of and mismatched cabinetry…. it was time to make it happen. A year’s worth of planning later, her time capsule became one dreamy kitchen. Functionality reigns supreme in this small, but efficient kitchen where every cabinet has a story to tell and a place to store it. Countertop space to the right of the stove was an added necessity for function and safety. The raised snack bar is perfect for day to day meals and the lowered countertop was a must for this petite baker. A new lighting plan includes recessed lights, under-cabinet and accent lights, while new lighting fixtures reflect the client’s sense of style. Dingy brick patterned carpet was removed making way for new hardwood floors toothed in from the dining room. An airy palette gained some weight with the use of larger details; the oversized hood, beefy turned posts, prominent apron front sink and a grouping of tall cabinets on the refrigerator wall. The custom built natural cherry cabinetry detailed with walnut peg accents provide the homeowners with plenty of storage space while maintaining a seamless look. The open shelved cabinet is a great place to hold cookbooks or decorative pieces. The top section was designed and crafted to hold bottles of wine. These clients are your typical, plant-loving millennials who, slowly and on a budget, are bringing a unique vision for their home to life. Color, while important to every homeowner, was clearly important to these homeowners. With one homeowner being an artist with an affinity for pink, the couple went through a gamut of cabinet color options including olive, teal, navy, and mustard. Assisted by interior designer Erinn Farrell, they landed on a custom paint color – Benjamin Moore’s Evening Blue – for the cabinetry, complemented by clear Alder in a natural stain. The retro, Mid-Mod Squares tile backsplash in custom colors from Mercury Mosaics gives a nod to the original style of the home built in the 1950's. The overall layout of the kitchen didn't change much, but the pantry and baking center on the refrigerator wall are new features that provide much needed storage. The main living area, however, did go through some major changes. The wall separating the kitchen and dining room came down, and the small doorway connecting the dining and living rooms was transformed into a larger arch. The original wood floors (found beneath not one, but two layers of linoleum) received a fresh stain. The homeowners also knocked down the wall that sectioned off the stairs and built a slatted wood partition themselves. It was originally going to be a reeded wall, but they added the boxes for extra support, giving it more character in the end. At Revival House we love a unique, bold project. However, the fact that these clients love the new kitchen and can’t believe they get to use it every day is the best compliment!

A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

A new bathroom was designed using the same space, and allowing for a larger curbless shower, two generous sink vanities and a linen cabinet. The new shower is spacious and refreshing, with tall ceilings, frameless glass walls, a curb-less and door-less entry and a barely noticeable infinity drain all adding to the openness. A bench seat was integrated into the quartz countertop wrap of the cabinets, seamlessly integrating the shower and cabinets into one cohesive space, and heat in the tile floor was also run into the bench seat to keep it warm and comfortable

The homeowners of this condo sought our assistance when downsizing from a large family home on Howe Sound to a small urban condo in Lower Lonsdale, North Vancouver. They asked us to incorporate many of their precious antiques and art pieces into the new design. Our challenges here were twofold; first, how to deal with the unconventional curved floor plan with vast South facing windows that provide a 180 degree view of downtown Vancouver, and second, how to successfully merge an eclectic collection of antique pieces into a modern setting. We began by updating most of their artwork with new matting and framing. We created a gallery effect by grouping like artwork together and displaying larger pieces on the sections of wall between the windows, lighting them with black wall sconces for a graphic effect. We re-upholstered their antique seating with more contemporary fabrics choices - a gray flannel on their Victorian fainting couch and a fun orange chenille animal print on their Louis style chairs. We selected black as an accent colour for many of the accessories as well as the dining room wall to give the space a sophisticated modern edge. The new pieces that we added, including the sofa, coffee table and dining light fixture are mid century inspired, bridging the gap between old and new. These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. The white oversize air tub is extra long and deep so a grab bar was installed at an angle on the back wall. Subway sized tiles installed vertically at the lower section amplify the height of the space in neutral shades of tan, gray and beige. The spa glass mosaic tile is framed with a white pencil edge creating a horizontal accent band. It's framed again with a picture frame mitred corner detail around the recessed niches.
