The primary bathroom was characterized by dark enveloping walls and floors, accentuated by teak, and included a walk-through dual shower, overhead rain showers, and a natural stone soaking tub. We designed several plans for the space before selecting the final layout. The new design required the removal of the soffit over the old sink, as well as a small wall beside the old refrigerator. The wall beside the stairwell had to be shortened 13 inches and a new beam installed to carry the load of the home’s 2nd story to gain enough space for the large central island. Central to the entire custom kitchen is an 8-foot Walnut island. The huge island, which comfortably seats three, is topped with Essenza Blue quartzite. The stone’s natural striations are beautiful. The island’s custom Walnut cabinetry, built to resemble a piece of custom furniture, was stained Bronzed Walnut by Sherwin Williams. Tucked beneath the black granite is a Thermador under-counter double drawer refrigerator with matching wood front panels. They blend in perfectly with the cabinets. A wireless printer is easily accessed on a slide out drawer. Plus, what looks like merely wooden panels on the wall are concealing recessed storage for more bottles and glasses! Overhead recessed lighting and speaker system provide illumination and entertainment through the entire space. Our master craftsmen wove in new wood flooring to match the old where needed, particularly where walls had been changed and where the floor was damaged. We sanded the floors, smoothing away years of wear and tear. The entire wood floor was then uniformly stained, making it impossible to differentiate where any repairs were made. Our clients, a family of professionals with 2 young kids, approached us to renovate their early 2000’s Toronto home to make it better suit the needs of their family. Although they were happy with the Kitchen layout, they requested that we update the existing cabinetry, and add additional cabinetry for increased storage. In the Laundry Room, they needed a storage solution for cleaning materials, and an updated laundry sink. They wanted the Basement to be a comfortable family space to spend time together, and for the kids to have a space to play. The Kitchen cabinets were dated and starting to fall apart, and the Master En-Suite was dated and awkwardly shaped, with a tight walk-in shower. In the Basement, the HVAC bulkhead was awkward and unsightly, and the space was not ideal for the kids to play, due to outdated carpeting, and a lack of storage space for their toys. We spent time getting to know our clients to design a space that optimized functionality and comfort for their family. In the Kitchen, we kept the existing layout, but added a tall cabinet for pantry and broom storage. A new island was built with a space to accommodate a built-in microwave, to keep it from cluttering the countertop. The new white oak tall cabinets and island cabinets were complimented by light coloured marble-looking quartz countertops and the handmade subway tile backsplash for a fresh, updated look. In the Master Ensuite, we replaced the large, dated deck-mounted tub with a semi-freestanding tub, tucked nicely into the corner. The extra space this created allowed us to add a walk-in shower without the awkward angle that had existed prior to the renovation. The new walk-in shower featured a ceiling mounted showerhead, and a useful ledge for toiletries. We even had enough space to add a bonus make-up table to match the new double vanity. Both were custom built to be floating for a modern look, and easier maintenance. In the Laundry Room, we installed the washer and dryer side by side, instead of stacked. This allowed for a long working countertop and upper storage cabinets that were custom built. Additionally, a hanging rack installed above the sink is perfect for drying small items, and the adjustable shelves and dividers in the custom built cabinetry will provide plenty of convenient space to store cleaning materials. In the Basement, we widened the bulkhead to allow us to center the wall-mounted TV, and added custom media cabinets with floating shelves to accommodate electronics. The space was made more comfortable for the kids to play with new vinyl heated flooring, and tall cabinets with adjustable shelves, dividers, and deep drawers to keep all of their toys organized. Pool house pavilion/garage combination built in Dix Hills, NY with cedar shake shingles impression vinyl siding and 30 year architectural brown shingles. Part of the structure has a garage door to the driveway and an overhanging pavilion facing the pool and backyard. The garage was built with extra height to accommodate a car lift. Trim and columns were finished with Azek, masonry piers and BBQ island, with a grill refrigerator and bar sink, constructed with Moca travertine veneers. The large free form swimming pool was built with concrete walls and a liner, a shallow deep end to accommodate the SRS Slide, 3 sheer descents built in the raised wall on the back side of the pool, concrete steps covered with a textured liner, a deep end bench, a standing ledge, an LED light, gas heater, salt water chlorine system, and full automation. To keep a clean and sleek counter we installed a raised air switch for the garbage disposal and integrated soap dispenser. The island also houses the Thermador Sapphire 7-Program Dishwasher with a hidden touch control panel and a custom Walnut wood front. The cabinetry under the Galley Workstation features a trash roll out, as well as storage for the culinary tools. Shortening the stairwell wall, and reframing around the stairs, which included shortening the handrail, also made room for a bi-fold door walk-in pantry with extra roll out storage and space for a small microwave. Above the panty doors is a remote controlled, electric motor powered, lift up cabinet door which hides a flat screen TV, used while the family is cooking. To the right of the walk-in pantry is cold food storage. The Thermador, 30-inch Freedom Collection refrigerator and 24-inch built-in freezer column with internal ice maker are covered with matching cabinetry fronts. An open display space was designed above the units, creating an aesthetically beautiful wall. To the right of the refrigerator & freezer columns is a tall cabinet designed for the built-in Thermador steam and convection oven. The convention steam oven is a relatively new technology for homes, but its versatility and food quality is amazing. To the right of this is a pull-out appliance pantry which provides easy access and storage for a stand mixer, blender, and any other appliance you do not want to clutter the counter. The most visible wall of the kitchen features the 36-inch Thermador Professional Series Harmony Gas Range with Griddle. Between the range and custom designed wood hood, a framed mosaic tile accent in the backsplash, creates a focal point. To clear the air, the Professional Series Thermador 42-inch ventilation insert provides excellent exhaust capabilities, as well as providing multi-level, vivid LED lights for beautiful illumination. The wall cabinetry symmetrically flanks the custom hood, utilizing deeper wall cabinetry on each end, allowing for storage of oversized dishware. The base cabinetry on this wall is made up of drawers, except for the corner, which is a Kesseböhmer LeMans II. This specially designed shelf system allows ease of access in underutilized blind corners. The dual action articulation system with soft close mechanism ensures a smooth open and close. Rounding the corner to the outside wall, the base cabinetry was built to a narrower depth, providing additional space for the island, as well as easier access to the new larger pass-thru window which serves the screen porch. The client selected Black Vermont granite countertops with an ogee edge to contrast the Linen White painted cabinetry. The door to the screen porch was replaced with a Marvin Exterior Door with a raised panel at the bottom of the 3⁄4 glass door. Marvin Windows replaced the other windows in the space increasing the energy efficiency and value of the home. To establish the breakfast nook, a bench with drawers and an upholstered seat was built into the bay area of the room. Custom bookshelves were built with open shelves, cabinet doors, and drawers on either side of the fireplace. A new stone hearth and fireplace surround were installed. Above the existing mantel we built a recessed space for the flat screen television hiding all wiring inside the walls for a completely clean look. The space that was once a desk was transformed into a bar area. The glass shelves and glass cabinet front liquor cabinet stand out. But this bar area has hidden secrets. Tucked beneath the black granite is a Thermador under-counter double drawer refrigerator with matching wood front panels. They blend in perfectly with the cabinets. A wireless printer is easily accessed on a slide out drawer. Plus, what looks like merely wooden panels on the wall are concealing recessed storage for more bottles and glasses! Overhead recessed lighting and speaker system provide illumination and entertainment through the entire space. This luxury home had original, solid oak flooring through most of the first floor which the homeowner obviously wanted to keep but were in desperate need of repair and refinishing. Our master craftsmen wove in new wood flooring to match the old where needed, particularly where walls had been changed and where the floor was damaged. We sanded the floors, smoothing away years of wear and tear. The entire wood floor was then uniformly stained, making it impossible to differentiate where any repairs were made. We also wanted to give their home a modern and trendy look, so for a contrast to the bright and airy design, we installed dark stained cabinets. Our Carmel design-build studio was tasked with organizing our client’s basement and main floor to improve functionality and create spaces for entertaining. In the basement, the goal was to include a simple dry bar, theater area, mingling or lounge area, playroom, and gym space with the vibe of a swanky lounge with a moody color scheme. In the large theater area, a U-shaped sectional with a sofa table and bar stools with a deep blue, gold, white, and wood theme create a sophisticated appeal. The addition of a perpendicular wall for the new bar created a nook for a long banquette. With a couple of elegant cocktail tables and chairs, it demarcates the lounge area. Sliding metal doors, chunky picture ledges, architectural accent walls, and artsy wall sconces add a pop of fun. On the main floor, a unique feature fireplace creates architectural interest. The traditional painted surround was removed, and dark large format tile was added to the entire chase, as well as rustic iron brackets and wood mantel. The moldings behind the TV console create a dramatic dimensional feature, and a built-in bench along the back window adds extra seating and offers storage space to tuck away the toys. In the office, a beautiful feature wall was installed to balance the built-ins on the other side. The kitchen was originally planned to mimic the location of appliances in her current kitchen to minimize re-learning of appliance locations. The only change was adding a trash cabinet between the fridge and the sink. A french door fridge allows someone in a wheelchair to easily access frozen and cold foods, while the water and ice dispenser on the outside of the door make it easy to stay hydrated rather than using the sink each time. She can roll up to the kitchen sink due to the recessed cabinetry under the sink or stand at counter height to put away dishes from the dishwasher. The dishwasher is ADA and very simple to use , and is raised off the floor so whether she is sitting or standing it's easier to reach. The gas cooktop has controls at the front making it easy to reach from the wheelchair and the exhaust fan above also has a control at the front. All cabinet door handles are D-shape, which makes them easy to grasp and there is plenty of electric outlets for charging phones, computers and small appliances. The kitchen island is table height at 30" so meal prep can be easily done in a wheelchair while guests and can be seated in a chair or wheelchair around the island. The dining chairs can also be turned around to add extra seating in the living room area. Pendant lights above the kitchen island light up the space, while recessed lighting in the kitchen and living room provide overall room lighting. There is also under cabinet lighting which makes the room glow at night! Wainscoting made of commercial grade material is strategically placed on sharp corners and exposed walls to reduce and minimize damage from the wheel chair, while creating a finished and complete look! We selected a free standing microwave to sit below the island, which is easy to use and is the same style as in her previous apartment. The island is 48" from the appliance wall, leaving ample space to open doors and maneuver around in the wheelchair and has easy access to the laundry area as well. We eliminated the pocket doors that had been in front of the laundry area for easy access, and since it was exposed, dressed it up with coordinating tile to the kitchen with additional cabinets above. There is a coordinating quartz counter on top of the washer and dryer for folding laundry or storing additional supplies.
