Yorkshire Flagstone Kitchen Floor Refurbished in Tadcaster Cottage

The owner of this period cottage in the old market town of Tadcaster near Leeds, had what was once a beautiful Yorkshire stone floor in the kitchen. It has been a long time since it had been given a proper clean so over the years and with the Kitchen being a high traffic area the whole floor including the grout had darkened and he now wanted it refurbished in time for Christmas. I visited the property to assess what needed to be done and could see straight away that any protective sealer that was once on the floor had long since worn off. In fact, it was so consistently dirty with years of built-up grease and dirt I had to wonder if one had ever been applied. I explained what the floor needed was a really deep intensive clean and then a sealer applied to make it easy to keep clean. The problem with most tile and stone is its porosity and if left unprotected dirt easily becomes lodged into its pores making cleaning a struggle. To prove the difference that can be achieved and to allow me to work out a process on which I could base an accurate quote I ran a test clean on part of the kitchen floor. The test clean went very well, the difference was remarkable, and the cleaned section really stood out. Pleased with the potential of a clean floor they accepted my quote, and we pencilled a date in the diary. I returned on the appointed date and began by removing the kickboards from under the kitchen units to protect them from splashing. Next, I set about spaying the floor with a strong dilution of Tile Doctor Pro-Clean, this is a purpose made tile and grout cleaner that eats into the grease and dirt so it can be removed. This product works best if you leave it for ten minutes before scrubbing in using a heavy-duty machine fitted with a heavy-duty brush. The soil released from the floor was then extracted using a wet vacuum. The Pro-Clean did a good job on the grout however it was clear something stronger was required to really get the stone clean, so I stepped up a gear and applied Tile Doctor Remove and Go using the same process as before. This is a really good product for removing deeply ingrained grease and dirt. The final step of the cleaning process was to give the stone and acid wash using Tile Doctor Grout Clean-Up to remove old grout haze and other mineral deposits; additionally, being an acidic product, it counters the alkaline cleaning products used earlier neutralising the pH level of the floor and leaving it ready for sealing. Before sealing I like to discuss the different products available and the finishes they can provide. In this case my clients’ main concerns were that they wanted the stone to look natural and easy to maintain going forward. With this in mind, Tile Doctor Seal & Go Extra was chosen, it’s a modern acrylic-based sealer that brings out the natural colours in the stone and gives a very slight smooth finish. The protection it provides will prevent dirt becoming ingrained int the pores of the stone and ensure the floor is easier to maintain. Several coats were applied, until we achieved the required finish. The deep cleaning process and fresh sealer transformed the stone floor bringing out its original beauty and my customer couldn’t believe the difference in the floor and was highly delighted. For aftercare I gave the client a bottle of Tile Doctor Neutral Cleaner, this product is pH neutral so it will clean the floor but won’t damage the sealer. Often people use household cleaners for cleaning tiled floors, but due to the strong chemicals they contain, they can do more harm than good by slowly stripping away the protective sealer and taking the floor back to square one. Tile Doctor Neutral Tile Cleaner is reasonably priced, and the concentrated formula means a small amount goes a long way so it’s well worth using. This was a pleasurable job for me as it was good to see the floor transform from dull and lifeless to clean and showing the natural colour and beauty of the York stone, and always lovely to have another satisfied client. Very Old Quarry Fireplace Deep Cleaned and Sealed in Bedford

The oldest properties often have the most interesting tiled features and this Quarry Tiled Fireplace was a fine example. The customer lived in a quaint old cottage just outside the main town centre of Bedford and contacted us about restoring their fantastic Quarry tiled fireplace. While the customer knew that the cottage itself was over 200 years old, they had no idea whether or not the fireplace is an original feature. However, it’s safe to say that the fireplace is very old in its own right, and that it had been a long time since it had experienced any kind of professional maintenance. It goes without saying that as any kind of tiles get older they will need more frequent care to keep them looking at their best. Here, the Quarry tiles desperately needed cleaning up as they were covered in old candle wax and what looked to be several years’ worth of general dirt. This had significant dulled the natural shades in the stone, leaving it looking lifeless and unappealing. The tiles would also require a fresh seal to ensure protection against muck in the future, and to help restore the colour to the stone. Firstly, I applied Tile Doctor Oxy-Gel tile cleaner, which is particularly effective on tricky areas as being in a gel form it adheres better to non-horizontal areas. It was left it to dwell on the tiles for around twenty minutes so it could penetrate into the pores and get to work lifting out and dissolving the dirt that had been trapped in there over the years . Oxy-Gel is suitable for use on a wide range of natural stone tiles, including Quarry, Travertine and Slate. In this situation it cut through and removed most of the candlewax quite easily, and softened the stubborn residue to a point where I could easily remove the rest manually with handheld scrappers. I then left area it to dry, with an air mover installed to reduce drying time. The advantage of using a gel product is that uses a smaller amount of moisture than a standard liquid cleaner, and therefore allows the tile to dry – and to be sealed – quicker; and in this case we were able to seal the same day where-as normally we would have to wait until the next day. Once the tiles were completely dry, I sealed the fireplace with Tile Doctor Colour Grow which is an impregnating sealer that fills the pores of the stone to prevent dirt and general muck from becoming ingrained, making the tiles much easier to keep clean in the long-term. The added benefit of Colour Grow is that – as its name suggests – it emphasises the natural colours in the stone. This was something that the Quarry fireplace was desperately in need of, and the Colour a Grow quickly got the job done! The customer was very pleased with the finished results. The clean removed years’ worth of muck, while the fresh seal brought out the natural beauty in the Quarry tiles and, at the same time, will protect the tiles on future candle-lit evenings. Classic Victorian Patterned Tiles Rejuvenated in Newport

This black and red Victorian tiled hallway at a property in Newport, the third largest city in Wales, had a timeless charm about it, and a classic diamond pattern. Unfortunately, the tiles had lost their colour, leaving them looking dull and lifeless. It was clear to me, upon further inspection, that the existing sealer had failed, allowing dirt to become trapped in the pores of tile. This can be a very difficult problem to rectify without the right professional assistance; everyday household cleaners are rarely suitable for sealed floors and acidic cleaners can actually male the problem worse. The tiles needed a deep clean with strong products, followed by a fresh, robust surface seal to prevent dirt from becoming trapped again in the future. I started cleaning the tiles with a strong dilution of Tile Doctor Pro Clean, worked in to the stone as per usual by using a rotary machine fitted with a black scrubbing pad. Pro Clean is a reliable alkaline cleaner that works well on most kinds of natural stone, and while I could see it made a difference here, it was clear something stronger was required to remove what was left of the old sealer. To remove this, I applied a dilution of Tile Doctor Remove and Go, which is a dedicated stripper that is safe to use on tile and stone for the purposes of breaking down old sealers, waxes, paints, and adhesives, and this proved effective in getting rid of all the old sealer. Once the cleaning was complete, I rinsed the floor thoroughly to remove any trace of chemicals left over from the cleaning products, before leaving it to dry overnight. I came back to the property the next day and, after checking the floor was completely dry, I proceeded to seal the floor using eight coats of Tile Doctor Seal and Go. This types of sealer is known as ‘topical’, which means that it builds up a solid layer of protection on the surface of the tile. Topical sealers tend to be more suitable to Victorian and Quarry tiles as they typically require a lot of sealer due to their porosity and these types of sealer are less costly. Seal and Go also adds a nice aesthetically pleasing low sheen finish. As you can see from the second photo, this did wonders to the tiles and really brought this classic Victorian pattern back to life. Another satisfied client for the Monmouthshire Tile Doctor. Travertine Bathroom Wall Tiles Refinished Following Installation

For this job, I was asked to work on my client’s newly installed bathroom in their house in Hull, the largest city in East Yorkshire. The new bathroom consisted of natural Travertine stone, and my task was to give the tiles a thorough clean, polish and seal. Travertine is a form of limestone with a distinct appearance consisting mainly of tan, white and cream-coloured shades. It’s commonly used for both residential and commercial use; although recently installed the tiles were dull and lifeless and not looking anywhere near their best. My first task was to polish the wall tiles using the Tile Doctor burnishing system, this consists of four six-inch buffing pads with different grits. Starting with a coarse pad you grind off any dirt off the tile before moving onto the medium, fine and very fine pads which build up the polish. The result was a superior polished finish, as you can see from the below photo. After achieving the desired polished finish, I set about cleaning the tiles using a solution of Tile Doctor Pro-Clean, a high alkaline cleaner safe to use on stone and grout, diluted with water. Once mixed, the solution was applied using spray bottles as the air makes the solution lighter and enables it to stick to the vertical surface. The solution was then scrubbed into the tile and grout to lift out any ingrained dirt and muck left over from the initial installation of the bathroom. Following the clean I gave the bathroom tiles a good rinse with water to remove any trace of product; I used a wet-vacuum machine to remove any excess residue and left the tiles to dry. The last step was to seal the bathroom Travertine tiles. After checking to make sure the whole area was completely dry, I applied five coats of Tile Doctor Colour Grow. Colour Grow is a colour intensifying, impregnating sealer which accentuated the natural shades in the Travertine, while at the same time providing a durable surface seal. The product is suitable for use on both internal and external Travertine tiled floors and walls, along with a range of other natural stone surfaces. The sealer was applied using cloths, and the Tile Doctor three cloth system. The surface was also buffed after the application of each coat of sealer. Limestone patio stripped and resealed in Alderly Edge

Details of a Limestone patio I was asked to clean at a property in the affluent neighbourhood of Alderly Edge, Cheshire, famous for being the home of choice for several Premier League footballers. In fact Alderly Edge, which lies not too far south of Manchester and is one of the most sought after places to live in the UK. My client was unhappy with the look of the patio had previously been sealed using a topical sealer, and this had left the tiles looking dull and lifeless. Limestone is a fantastic natural stone, popularly used for internal floors as well as patios, it comes in a variety of fantastic colours and shades. What my client really wanted for the patio was a wet look to bring out the character of the Limestone. So, my job was to strip the old sealer off and replace it will one that would achieve the desired finish. To strip the old sealer from the patio, I used a series of fine diamond encrusted burnishing pads which are applied in order from Coarse, Medium, Fine and then Super Fine. The coarse pad is effective at stripping off sealer without damaging the tile, and without the need to use a liquid product. The finer burnishing pads then rebuild the appearance of the Limestone to provide a nice deep shine. The new sealer of choice was Tile Doctor Colour Grow, which can be used on both internal and external natural stone surfaces. Colour Grow is an impregnating sealer which penetrates deep into the pores of the stone, providing both long-lasting resistance and durable protection against ingrained dirt and stains. As you can see from the photos, Colour Grow is also specially formulated to intensify the natural colours in the stone, and it really helped to bring the Limestone back to life again. The finished job left this patio with the wet, polished look my client had requested. She was very pleased with the result and amazed by just how quickly such a marked difference could be made. Limestone Tiled Floor Cleaned and Sealed in Bridlington

I was recently contacted by a client who lives in the small coastal town of Bridlington, East Yorkshire. Bridlington has a small sea fishing port known for its great shellfish. My client had a Limestone floor that was really in need of a fresh up: over the years the tiles had become dull and worn-looking, and she was keen to restore a nice shine to the surface. I was on hand to treat the floor to a much needed clean, polish and seal. My first job was to strip off the old sealer. I did this using a coarse diamond burnishing pad fitted to a rotary machine. The floor was then given a thorough rinse with clean water to clear off any dirt and excess sealer. Following this, the excess water was quickly soaked up with a wet-dry vac machine to make sure there was no leftover moisture, as this could have potentially affected the performance of the new sealer (which I would apply at a later stage). To polish the floor I continued with the system of burnishing pads, starting first with a medium burnishing pad, followed by the fine and very fine pads to achieve the desired effect. The result was a very nice overall sheen. After cleaning and polishing, the only task remaining was to provide the floor with a durable seal. I did this using Tile Doctor Ultra Seal, which is a premium, natural-look penetrating sealer that is specially designed to provide maximum stain protection from within. This particular product is suitable for use on a range of different natural stone floors, including Limestone, Slate, Granite, Marble and Travertine. Overall, my client was very happy with the results. As you can see from the photographs, the clean, polish and seal made a marked difference on the condition of the floor, turning the tiles from dull and lifeless to full of character and colour once again.

Lifeless Victorian Tiled Hallway Rejuvenated in the Forest of Dean

This Victorian tiled hallway at a house in the Forest of Dean had a very interesting pattern, consisting of an array of different colours, including shades of red, yellow and blue. Unfortunately, as you can see from the first photograph below, the tiles had lost all life, with the colours largely masked by months’ – or maybe even years’ – worth of ingrained dirt and muck. The floor as a whole was also suffering from a number of loose tiles that needed to be reset before it could be cleaned. The property owner was keen to employ some professional assistance to restore the appearance of the floor and prevent it from getting in an even wrote state, and so contacted Tile Doctor who have a lot of experience working with Victorian tiled floors. As mentioned, the loose tiles had to be repaired before the cleaning process could be started. I removed the tiles and extracted excess grout and old adhesive from the exposed concrete substrate using a vacuum, before putting the original tiles back into place and fixing them back into position carefully using fresh adhesive and matching grout. Once happy the replaced tiles had set, I started the process of cleaning the entire area of hallway tiles using a combination of Tile Doctor Remove and Go to strip away the old sealer and Tile Doctor NanoTech HBU (formerly Ultra Clean) remover to get the tiles as clean as possible. The latter product contains nano-sized cleaning particles (hence the name) to reach difficult areas of trapped dirt, making it more effective than your run-of-the-mill tile cleaner. These two products were scrubbed into the tiles using a rotary machine fitted with a black scrubbing pad. The floor was then rinsed with water and the soiled residue was extracted with a wet vacuum. I then paid particular attention to the grout, applying our alkaline-based multi-purpose cleaner Tile Doctor Pro-Clean to the grout lines, before scrubbing them with a narrow grout brush. This quickly had the grout looking clean again: I’d even go as far as to say that it matched it seamlessly with the fresh grout that had just been laid. With the tile and grout as clean as it was possible to get it, I gave the whole floor a final rinse to neutralise the excess chemicals. I extracted as much water as possible with a wet vacuum and left the floor to dry overnight. My first task upon returning to the property the next day was to check for any dampness. If you neglect to remove all excess moisture from the surface of the tiles before sealing it is more than likely going to cloud the sealer, rendering it less effective I’m protecting the stone against ingrained dirt and stains. Once satisfied that the floor was completely dry, I proceeded to seal the tiles using multiple costs of Tile Doctor Seal and Go. Seal and Go is what we would classify as a topical sealer, meaning it rests on the surface of the tiles to act as a durable layer of protection against all kinds of muck. While providing surface protection, Seal and Go also adds a nice subtle sheen to the tiles, as per the customer’s request. The customer was quite amazed at how quickly the appearance of the tiles had been restored. It was fantastic to see the colours we both knew were hidden in the tiles come to life once again.
