Our mission on this project was to replace an existing basic garage with a functional and attractive new multi-bay garage to house several collector automobiles. The homeowners also had a wish list for a mudroom addition, a kitchen re-do, a bathroom renovation, and systems modifications.
Requirements for the garage were specific: a hydraulic lift for working on cars, a second story for storage, and heating and insulation. Serious green thumbs, the couple wanted space for gardening equipment as well. And the garage design should complement the traditional style of the existing house, a classic Chestnut Hill stone colonial revival, built around 1925. As we progressed with the design, the storage room upstairs got upgraded to a multi-purpose studio/loft with a full bath and a shaded balcony.
Although the Philadelphia zoning code permits a detached garage at this location, the proposed size—both the footprint and the height needed to accommodate a lift—exceeded the zoning code limits. We shepherded the design through a lengthy zoning review process and obtained a variance, enabling construction to move ahead.
Once finishing touches on the interior of the house are completed, we’ll have more photos to share.

Concealed, Efficient and Secure Storage was Key for this Laneway Garage:
A young family living in Leslieville needed to make the most of the limited available storage space to accommodate their active lifestyles and growing family.
They needed storage and easy access for windsurfing equipment, stand-up paddleboards, bicycles and all other types of sprouting and camping equipment.
Working with the client, bsq Landscape Architects developed the design to create a modern garage with a lockable, sliding barn door to open up the garage space to the rear yard with a man door for daily use. We maximized the garage height to allow for loft storage at either end and a central hoist for kayaks and canoes to lift from the car roof rack.
The rear deck was rebuilt along with the basement walkout steps. Built-in storage was installed along the entire wall alongside the basement steps turning a large amount of unused vertical space into efficient, hidden storage.
The porch roof was rebuilt with larger fixed skylights to allow more light to enter the space, and rear windows and a clear cedar ceiling added warmth and beauty throughout. Careful planning made the most of a smaller urban footprint while adding significant value to the property and ensured that we met all zoning, building permit and TRCA requirements.

A depressing dark wooden kitchen gets a major face lift! As you can see from the before pictures, the kitchen was quite dark. Even during the daytime the lady of the house had to turn on the lights to work there. An exterior pergola on a much lower level prevented light from coming in the house and though the pergola was a favourite spot to seat in the summer the humidity in the air made it unbearable and the access to it was not very practical. So in essence the family had no real seating room either. My goal... to create a functional kitchen filled with light and an adjacent seating area. My challenges...the pergola was very low and, not enough space for a seating room...... So.....I came up with something I have never done before nor did I think possible. Using specialised equipment I lifted the existing pergola up all in one piece, without breaking it apart, then I raised the floor covered by the pergola to the level of the house and made an opening from the house to the pergola...Mission accomplished! Lots of light now coming in and more than enough space for the family seating area

We designed this garage addition for a 1920's home in St. Louis. We used cut limestone trim around the garage doors to match the existing glazed terracotta detailing. The 13 ft garage height allows for car lifts at each bay. There's a separate storage room for hockey and golf equipment. The storage room has wall mounted oscillating fans and exhaust fans for ventilation.

The home theater is equipped with the Dolby Atmos sound system with a fully immersive audio experience, featuring speakers on all sides - front, above and behind. The projector is hidden inside the ceiling, allowing the modern crystal chandelier to shine, when the projector is not in use. When used, the projector is lowered down using a projector lift The mount of the projector screen is hidden inside the cabinet trim.

Homeowners and guests can easily create “scenes” to manage their days and social gatherings. Lutron shades help maintain light, climate and privacy to balance the inside and outside views. Outdoor entertaining is easy with the Sonance Landscape Audio System, Lutron light controls for pools and fountains and Savant control of outdoor fire pits.
The fully managed Whyreboot network allows for uninterrupted system control. To maintain security, Holovision doors and gates are equipped with Doorbird system to notify residents of visitors and to give control to open and close doors and gates. Music lovers can enjoy the highest level in audio from Meridian 7200 speakers in the lower level, as well as, Sonance in wall and in ceiling speakers throughout the home. In order for the homeowners to enjoy different music and entertainment in various rooms, 14 zones of video and 26 zones of audio were necessary.
Spire added many special touches to this amazing home. The master bathroom boasts a MirrorTV so owners can enjoy some entertainment while preparing for the day. A floor lift in the kitchen and dining room allows for entertainment, but can be tucked away when distractions are not wanted. A floor lift in the bedroom makes watching TV convenient, but can be put away when not in use. A fingerprint lock was placed at the bar for peace of mind.
