Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process.

The homeowners had owned this 2,800sf apartment for many years but had never undertaken renovations as they lived in Washington D.C. The goal was to functionally update and renovate the spacious Classic 8 landmark apartment while preserving its pre-war character.
With south and east exposures at 10 windows facing Central Park and downtown from a high floor, the apartment was light-filled and afforded significant views from the living room, dining room and library as well as two of the bedrooms. The goal was to create an urban oasis in the aerie-like apartment with light and views in a way that seamlessly integrated traditional methods, modern materials, lighting and technology.

A complete outdoor living environment designed and built for a lakefront property in Northeast Ohio, where the water view had to remain the organizing element of the entire space.
The plan is built around a multi-level paver patio set on a concrete base — a construction method that holds line and elevation through freeze-thaw cycles rather than settling over time. Curved steps with integrated riser lighting connect the upper terrace to the lower patio, and a seat wall with column piers defines the transition without closing off the view.
A motorized pergola anchors the upper level, positioned against the home and detailed to match its lines. Beneath it, a full outdoor kitchen with stainless appliances sits under cover, with a lounge area alongside it. The lower terrace carries a gas fire pit and seating, oriented so the lake stays in view from every position.
The in-ground pool was set into the grade between the patio and the lawn, with paver coping and surround carried through in the same material palette so the pool reads as part of the environment rather than a separate installation.
Patio, pool, pergola, kitchen, fire feature, and lighting were designed together and installed by Allscape Patio. Every element was planned in relation to the others, which is what allows a space of this size to feel resolved rather than assembled.

In this photo you will see our Harper Cafe cabinet line in a kitchen that looks to be getting ready for a get together. These "Solid Wood" cabinets are one of our Walnut lines. This specific style has our toffee stain which is a raised panel with applied molding on all the cabinet doors. With the 1/2" plywood box construction the drawers are also 1/2" solid walnut with dovetail construction. To top that off the drawer slides are made with "High quality steel, full extension under mount with soft close safety feature to prevent all the slamming of your cabinet doors we all dislike so much. The assembly method is constructed with high-strength fasteners at all key structural points to give it the best strength and sturdiness you look for. This photo from left to right on the back wall you will notice a stainless steel two door fridge with an 36" wide by 15" high Quinn Walnut wall cabinet. That cabinet along with the refrigerator are boxed in with matching Refrigerator End Panels for that beautiful look everyone looks for in their kitchen. To the right of that we have an 9" wide by 30" high wall cabinet. Beside that they have used a 21" wide by 30" high wall cabinet with our glass door insert. Below those two cabinet you are unable to see the cabinets but they are a 9" tray base cabinet. A tray base cabinet is a full height cabinet door with no drawer on the cabinet, good for storing cookie sheets. Next to that you have a 21" wide base cabinet. Back to the wall cabinets you will notice two 30" wide by 15" high next to each other. Below that you have your 30" stove in the middle but on both sides of the stove they have used two 15" base cabinets. To the right of the stove and the 15" base cabinet you will see a 36" base cabinet with a single drawer across the top of that base cabinet. It gives good storage space for silverware or cooking utensils. Above that they have used another 21" wide by 30" height wall cabinet with glass doors. Beside that in neat. You will see two cabinets, the top cabinet is 36" wide by 12" high and the cabinet underneath it is an 36" wide by 15" high wine rack cabinet. If you look close enough you will notice they have also bought a 36" wide by 12" depth glass rack that can be installed under any wall cabinet, but in this case is installed under the wine rack. Below the wine rack is a 21" wide "three drawer base" cabinet wonderful for storing pots and pans. The big tall cabinet in the photo to the far right is an 24" wide by 96" high wall pantry cabinet. It is very useful with our full extension under mount drawers for full access of space. As you see the back wall all the wall cabinets are staggered. This is a great feature to use if you would like to stand out from your friends and family's kitchens. Along the top of all the wall cabinet as same to along the bottom of the wall cabinets you will notice they have used our 3-5/16" crowning molding along the top and our light rail molding along the bottom of our cabinets. The light rail molding is very great if you are looking to install light below your wall cabinets to give your kitchen that unique night look. With the Island you cannot see the back side of it. But lets start with the side you can see. From left to right you will see each cabinet has no drawers. That is because all these cabinets are 30" high wall cabinets, which were custom installed with our 4" toe kick plate underneath them to give them the base cabinet look. Each cabinet in the island are 30" wide wall cabinet by 30" high but they are only 12" depth. You can see on the right side of the island that its defiantly deeper than 12" depth more like 24" depth. That is because they have double sided each 30" wide by 30" high wall cabinets back to back to give it the 24" depth look. They used our finished piece of plywood on both sides of the island so you didn't have to see where the two wall cabinets butted up against each other and then used our inside corner molding on all four corners of the island to conceal the fact of using a finishing piece of plywood on each end of the island. The knobs and pulls were also bought through us. All the drawers have our "somerset" 6-1/4" overall length decorative pulls, with a satin nickel finish. The cabinet doors all have our "Madison" 1-3/16" diameter zinc die cast knob with a satin nickel finish also.

For this contemporary beach escape in the affluent resort community of Alys Beach, Florida, the team at E. F. San Juan constructed a series of unique Satina™ tropical hardwood screens that form parts of the home’s facade, railings, courtyard gate, and more. “Architect Michael Morrow of Kinneymorrow Architecture came to us with his design inspiration, and I have to say that we knocked it out of the park,” says E. F. San Juan’s president, Edward San Juan.
Challenges:
The seeming simplicity of this exterior facade is deceptively complex. The horizontal lines and spacing that Michael wanted to carry through the facade encompassed gates, shutters, screens, balcony rails, and rain shields had to be incredibly precise to fit seamlessly and remain intact through the years. “It’s always a challenge to execute contemporary details, as there is nowhere to hide imperfections,” says Michael. “The reality of being in a seaside climate compounded on top of that, especially working with wood.”
Solution:
The E. F. San Juan engineering department worked out the complex fabrication details required to make Michael’s design inspiration come together, and the team at Galvas Construction did an excellent job of installing all pieces to bring the plan to fruition. We used our trademarked Satina™ tropical hardwood to fabricate the facade and engineered tertiary attachment methods into the components to ensure longevity. “This was one of the most complex exteriors we have engineered, and, as always, we loved the challenge,” Edward says.
Michael adds, “The exterior woodwork on this project is the project, and so this one would not have been possible without E. F. San Juan. Collaborating was a joy, from working out the details to the exquisite realization. These folks have forgotten more about wood than most people will ever know in the first place!”

Rivington Street Building is a multi-family residential building in New York City that was designed, developed and constructed from the ground up by Paul A. Castrucci, Architect. In order to successfully take on the roles of developer and contractor, Castrucci utilized his ability to balance budget, schedule and constructability.
The building is a part of its community and its facade responds to the human and contextual scale. The base of the building utilizes brick, tying it into the surrounding neighborhood. The top floors of the building break from the contextual base in form and material. The corrugated metal saw tooth roofline is a response to the environment, bringing in soft, northern light while providing roof area for a Photovoltaic array of solar panels. The top floor is connected to a roof garden filled with native plants. The result is a light-filled, dynamic space that is shaped by its relationship to daylight and connections to the exterior.
Constructed in 2003, Rivington Street Building is an example of the firm’s energy efficient design that utilizes sustainable methods such as a high-performance envelope, a solar Photovoltaic (PV) array and rainwater collection/grey water system.
