This 264 square foot prefab home was packaged and brought to the client’s property as just 64 flatpacked components, and assembled from start to finish in six weeks. AVAVA believes that beautiful design and a commitment to sustainability can work together with the efficiency of prefab to deliver the highest quality housing that the average citizen can afford. This project is intended as a future retirement retreat for a professional couple currently living in San Francisco. It was permitted as a residential secondary dwelling unit according to the planning code in the city of Livermore. Named Britespace, our prefab models feature a 12’x16’ window wall, and a 14’ ceiling that fills the home with natural light. The interior can be fitted with a full kitchen or simple counter and wetbar, and a full or half bath – or left open for office or guest bedroom use. The Britespace is available in 264, 352, and 480 square foot sizes, and comes in a limited number of design options for interior and exterior finishes. This show stopper, Houston Heights, impressive master bath proves just how much you can do when your space is limited. Universal Gray Sherwin Williams was used throughout the house. White shaker cabinetry with 10" chrome cabinet handles. Venatino Quartz was used to give a bit of warmth. Vintage and chrome 3 piece faucets with square undermount sinks and crystal lighting to give this place a bit of shimmer.

Inspiration for a transitional home design remodel in Atlanta

Tarn Trail is a custom home for a couple who recently retired. The Owners had a limited construction budget & a fixed income, so the project had to be simple & efficient to build as well as be economical to maintain. However, the end result is delightfully livable and feels bigger and nicer than the budget would indicate (>$500K). The floor plan is very efficient and open with 1836 SF of livable space & a 568 SF 2-car garage. Tarn Trail features passive solar design, and has views of the Goose Pasture Tarn in Blue River CO. This modern renovation creates a focal point for a cool and modern living room with a linear fireplace surrounded by a wall of wood grain granite. The TV nook is recessed for safety and to create a flush plane for the stone and television. The firebox is enhanced with black enamel panels as well as driftwood and crystal media. The stainless steel surround matches the mixed metal accents of the furnishings.

The old deck had seen better days, and the yard lacked structure and flow. There was potential, but it needed a complete redesign to make the most of the views and create a comfortable space for relaxing and entertaining

Cape Cod; Dennis, MA The design features a prominent Wolf stainless steel range, which serves as a professional-grade centerpiece for the room. A custom-crafted range hood with a clean, light finish is built directly into the off white cabinetry, blending seamlessly with the surrounding design. The kitchen walls and countertops are covered in a white marble with subtle veining, providing a sophisticated and timeless backdrop. This material extends from the countertop to the full backsplash behind the stove, creating a cohesive and luxurious look. The classic Cape Cod feel is enhanced by the off white-painted cabinetry, which includes both solid doors and upper cabinets with glass fronts for displaying dishes. The kitchen island, featuring a dark countertop, adds a striking contrast to the light color palette and offers a central space for meal prep and gathering. The overall design incorporates bright, reflective surfaces and an open layout, which are key elements of coastal kitchens that aim to feel spacious and airy.

Inspiration for a small timeless light wood floor walk-in closet remodel in Portland Maine with flat-panel cabinets and white cabinets

This Washington Park Residence sits on a bluff with easterly views of Lake Washington and the Cascades beyond. The house has a restrained presence on the street side and opens to the views with floor to ceiling windows looking east. A limited palette of concrete, steel, wood and stone create a serenity in the home and on its terraces. This unique project, in the heart of London Fields' creative sector, involved adjacent live-work units owned individually by a furniture maker and a group of video makers. Although experts in their respective fields, neither had experience with multi-unit development. The project presented several challenges and concerns from our clients, which we addressed with creative solutions, expertise, flexibility and collaboration. The pair of property owners had become accidental developers by virtue of opportunity. We guided them through a complex process by helping them plan effectively, overcoming several obstacles, and ultimately leading them towards a successful outcome. Our client's primary challenge was maximising the development potential. The two properties are part of a terrace of four. The other two owners had already added an extra storey. The new volume established a precedent for a volume the planners wanted to complete. Maximising the development potential would require carefully considering the limitations of the established volume to ensure a design that would captivate the target market of young and creative professionals. To overcome these challenges, we took a comprehensive approach that integrated functional and aesthetic considerations. We first focused on reimagining the interior layout, utilising our expertise to optimise space and create a seamless flow within the units. This involved carefully addressing the planning limitations at the front, resulting in a stepped profile, which had initially posed limits to potential uses.
