Phantom’s retractable screens turned the open-air ramada into a large entertaining and gathering screened porch area with one touch of a button. “Phantom’s retractable screens were used to achieve a desired mix of modern and traditional finishes,” said Andrew Michels, Vice President of Bob Michels Construction. “Phantom Screens is the only company that allowed the customization of this unique space with a long-lasting and sustainable product.” The winner was selected by a panel of Phantom Screen judges and evaluated primarily on design and creativity, market appeal and livability, and product integration. Elegant wood exterior home photo in New York

Located near the foot of the Teton Mountains, the site and a modest program led to placing the main house and guest quarters in separate buildings configured to form outdoor spaces. With mountains rising to the northwest and a stream cutting through the southeast corner of the lot, this placement of the main house and guest cabin distinctly responds to the two scales of the site. The public and private wings of the main house define a courtyard, which is visually enclosed by the prominence of the mountains beyond. At a more intimate scale, the garden walls of the main house and guest cabin create a private entry court. A concrete wall, which extends into the landscape marks the entrance and defines the circulation of the main house. Public spaces open off this axis toward the views to the mountains. Secondary spaces branch off to the north and south forming the private wing of the main house and the guest cabin. With regulation restricting the roof forms, the structural trusses are shaped to lift the ceiling planes toward light and the views of the landscape. VanBrouck & Associates: Inspired by the classical architecture of Palladio, this Italian villa was designed with a procession of beautifully proportioned, ordered spaces, with strong axial sightlines, to draw the eye through the spaces and beckon the individual to explore. Beautifully sited on acreage, the interior and exterior spaces are thoughtfully orchestrated to interact together, and to connect to the land. Stone loggias, at the entry, rear, and side of the residence, visually and literally extend the interior living spaces. View-lines extend through the house from the open courtyard and infinite landscape vistas of the front to the wooded terrain of the rear. Gentle cross-breezes flow and natural light streams into the rooms from a series of French doors lyrically arranged throughout the spaces.

Light streams into the bright and fresh Living room, cool and comfortable with perfect temperature control. Audio surround sound vibrates from Revel speakers, providing the mood for enjoying ocean views. The room features Savant voice and touch activated Lutron lighting, recessed above for sunset and darker hours.

Dream backyard This Amazing Dream Backyard Project features just about all the options you have ever dreamed about having in your very own backyard. We just recently completed this project and as you can tell from the video and photos below it’s quite the dream backyard. But dreams can came true, and for these homeowners they certainly have. So proud of our team for coming together and installing another amazing backyard paradise. The outdoor living area features everything from fire to water and includes multiple travertine patio areas, flagstone and travertine walkways, stone steps, pondless waterfall, landscape lighting, outdoor audio, fire pit, and landscaping. To think were the project came from a decrepit old deck to this beautiful work of art is almost unreal! Travertine Patio and Fire Pit The dream backyard project included the installation of various hardscape items including travertine patio, Seating walls, Steps, and walkways. The patio material is silver travertine laid in French pattern. The patio area is approximately 1,012 sq ft with antiqued finish and natural edge. All walls and steps are constructed using natural stone Semco ‘Cedar Ridge’ sawn wall stone. Caps and stair treads are constructed of natural stone ‘Chateau Limestone’ 2″ thick and 14″ deep, thermal top and rock faced edges. Cap stone for grill wall is 18″ wide polished and sealed top. Under grill area the patio is outdoor ‘wood look’ porcelain tile. A Semco ‘Cedar Ridge’ 57″ Fire Pit with Large Zentro ‘Smokeless’ insert is installed on the lower patio area. As of these pictures and this video the fire pit insert has yet to be installed. Sealing of Travertine surfaces using GST stain blocking sealer will be completed once the project is entirely finished. Stepping stone pathway to the side of the home is full color Pa Flagstone irregular steppers. Landscaping Landscape beds, plants, trees, edging and mulching was done around the entire back and side yards of the home using triple cut bark mulch. Plant variety and size specifications were all chosen by our amazing designer Wes. The landscaping portion of this project also included the grading, lawn repair, and seeding of all the areas damaged and disturbed during construction. Pondless Waterfall A 15′ pondless waterfall was installed into the new landscape to the side of the lower patio for maximum viewing. The waterfall features approximately 15 foot of stream with multiple waterfalls. Two side by side spillways merge into a wide stream with a small waterfall before turning and going into the final falls at the basin area. The Waterfall is outfitted with low voltage LED underwater landscape lighting throughout. Outdoor Sound The Outdoor Sound System installed was a TRU Audio 4 speaker system and 12″ outdoor hardscape subwoofer. This system also includes the amplifier which is located in the home owners basement as well as Apple Airport Express and Blue Tooth Connection. Siding Siding work to be completed is still unfinished as of the time this video and pictures were shot. Siding was removed and salvaged in areas need for the patio and electrical work. Siding in areas of new outdoor living space to include: new vinyl siding on entire rear kitchen/bathroom wall from top to bottom as well as Piecing in around lights and sliding door on adjacent wall and in back of garage.

Constructed in two phases, this renovation, with a few small additions, touched nearly every room in this late ‘50’s ranch house. The owners raised their family within the original walls and love the house’s location, which is not far from town and also borders conservation land. But they didn’t love how chopped up the house was and the lack of exposure to natural daylight and views of the lush rear woods. Plus, they were ready to de-clutter for a more stream-lined look. As a result, KHS collaborated with them to create a quiet, clean design to support the lifestyle they aspire to in retirement. To transform the original ranch house, KHS proposed several significant changes that would make way for a number of related improvements. Proposed changes included the removal of the attached enclosed breezeway (which had included a stair to the basement living space) and the two-car garage it partially wrapped, which had blocked vital eastern daylight from accessing the interior. Together the breezeway and garage had also contributed to a long, flush front façade. In its stead, KHS proposed a new two-car carport, attached storage shed, and exterior basement stair in a new location. The carport is bumped closer to the street to relieve the flush front facade and to allow access behind it to eastern daylight in a relocated rear kitchen. KHS also proposed a new, single, more prominent front entry, closer to the driveway to replace the former secondary entrance into the dark breezeway and a more formal main entrance that had been located much farther down the facade and curiously bordered the bedroom wing. Inside, low ceilings and soffits in the primary family common areas were removed to create a cathedral ceiling (with rod ties) over a reconfigured semi-open living, dining, and kitchen space. A new gas fireplace serving the relocated dining area -- defined by a new built-in banquette in a new bay window -- was designed to back up on the existing wood-burning fireplace that continues to serve the living area. A shared full bath, serving two guest bedrooms on the main level, was reconfigured, and additional square footage was captured for a reconfigured master bathroom off the existing master bedroom. A new whole-house color palette, including new finishes and new cabinetry, complete the transformation. Today, the owners enjoy a fresh and airy re-imagining of their familiar ranch house. This exceptional family home on the Upper North Shore has been designed for all year round entertaining. The home flows easily from the front entrance through the open plan living rooms through to the kitchen and outdoor living areas. The kitchen has been cleverly divided to provide additional storage and allows room for a sizable, walk-in butler’s pantry. Fitted with an additional sink means food can be prepared and dishes stored out of sight when entertaining. Gitani Stone, Ancient Reef island bench, Sareen Stone mosaic splashback and pewter handles transform what is predominantly a white kitchen into a vibrant living and working space. Practicality and ease of use were a must for this kitchen: custom cabinetry was designed and manufactured in Art of Kitchens Mt Kuring-gai factory and fitted with the latest Blum internal hardware. Miele appliances are featured throughout the kitchen. The kitchen is beautifully lit with a combination of ambient, task, and general lighting: natural light streams through the large windows and french doors, LED ceiling lights enhance the natural lighting and under cabinet lighting provides task lighting. Art of Kitchens completed the interior kitchen, outdoor kitchen, bathrooms and custom bedroom joinery in this brand new Upper North Shore Meadowbank Home.
