Inspiration for a large hallway remodel in New York

Loft kitchens are always tricky since they are usually very small and most don’t have much cabinet space. Going against the standard design of opening the kitchen to the common area here we decided to close off a wall to allow additional cabinets to be installed. 2 large pantries were installed in the end of the kitchen for extra storage, a laundry enclosure was built to house the stackable washer/dryer unit and in the center of it all we have a large tall window to allow natural light to wash the space with light. The modern cabinets have an integral pulls design to give them a clean look without any hardware showing. Two tones, dark wood for bottom and tall cabinet and white for upper cabinets give this narrow galley kitchen a sensation of space. tying it all together is the long narrow rectangular gray/brown lime stone backsplash.

Dramatic two story stone fireplace anchors the view through open railing while light oak hardwood flooring flows seamlessly adding warmth and continuity. Example of a minimalist bedroom design in New York

Livius and Andrea's existing property was a part of a large subdivision with several identical cookie-cutter homes built in the 1960s, and they were looking to do either a massive overhaul or a new build. Given that the existing home was situated quite well on the property it was decided to approach the new design as a significant structural remodel and addition. A huge vaulted ceiling in the new great room leads the eye up towards a large storage loft with an array of clerestory windows. Two walls of the great room are comprised of sliding pocket doors that will hide away creating an incredible sense of opening and connection to the outdoor deck that connects to the new art studio. The newly expanded master suite is quite special in that it has the rare condition of being naturally lit by windows on all 4 sides of the room. Livius and Andrea both wanted to work from home without interrupting each other and this was achieved thru a home office at the front of the main home, and a new detached art studio at the back, opposite the expanded master suite.

Laura Beeler: I recently took a call from a customer looking for a designer. The mission was to help him create a wonderful, new living space in his downtown Des Moines loft. Matt & I had an instant connection. Since he had been in by Design before, we quickly set up a house call. An additional challenge was time — he was hosting a big party in 4 weeks! We chose the Tristan sofa for it’s retro look. We love how it appears to “float” over the stainless sleigh base. (Light & airy pieces were important as we didn’t want to overpower the intimate space). We anchored the room with a deep pile, chunky shag rug and topped it with a large storage ottoman. The two George chairs can span the decades and certainly have a personality all their own. The repetition of the metal and tufting in all of the pieces gives continuity to the design – an important consideration when designing a space this eclectic. The open shelving offered more storage as well as giving a great silhouette against the original white brick wall. I think the end result suits him to a tee, whether he is relaxing or entertaining. The best part was that we had it all in place in the allotted time frame.

This 900 square foot NYC residence features a wealth of fold-out furniture, hidden storage, and other space-saving features. What really makes it feel expansive, though, is the use of specially-coated front-surface mirrors in strategic locations. These mirrors are placed above eye level to make the ceiling appear to extend far beyond the perimeter walls. Front-surface mirrors are also located directly adjacent to windows to multiply the views and increase the light brought into the space. It is a new take on an old idea, and one that subtly and invisibly reinforces the architecture. The loft is mainly one big open space that includes a kitchen and living room supplemented with a multi-use area that can serve as an office, guest bedroom, or 10-person dining room depending on the configuration of the retractable furniture.The bathroom and main bedroom are designed as small ͞cabinets͟ that flow from this space. White epoxy floors and gloss lacquered surfaces continue the sense of reflectivity, and contrast sharply with dark walnut cabinetry and panels at the perimeter. Dimmable concealed lighting at the perimeter combined with small point sources at art locations allow for a wide variety of moods depending on the light levels.The overall effect is minimal, yet warm and inviting. The Broome Street Loft is a beautiful example of a classic Soho loft conversion. The design highlights its historic architecture of the space while integrating modern elements. The 14-foot-high tin ceiling, metal Corinthian columns and iconic brick wall are contrasted with clean lines and modern profiles, creating a captivating dialogue between the old and the new. The plan was completely revised: the bedroom was shifted to the side area to combine the living room and kitchen spaces into a larger, open plan space. The bathroom and laundry also shifted to a more efficient layout, which both widened the main living space and created the opportunity to add a new Powder Room. The high ceilings allowed for the creation of a new storage space above the laundry and bathroom, with a sleek, modern stair to provide access. The kitchen seamlessly blends modern detailing with a vintage style. An existing recess in the brick wall serves as a focal point for the relocated Kitchen with the addition of custom bronze, steel and glass shelves. The kitchen island anchors the space, and the knife-edge stone countertop and custom metal legs make it feel more like a table than a built-in piece. The bathroom features the brick wall which runs through the apartment, creating a uniquely Soho experience. The cove lighting throughout creates a bright interior space, and the white and grey tones of the tile provide a neutral counterpoint to the red brick.
