OL + expanded this North Shore waterfront bungalow to include a new library, two sleeping porches, a third floor billiard and game room, and added a conservatory. The design is influenced by the Arts and Crafts style of the existing house. A two-story gatehouse with similar architectural details, was designed to include a garage and second floor loft-style living quarters. The late landscape architect, Dale Wagner, developed the site to create picturesque views throughout the property as well as from every room. The architecture of the master bedroom in this downtown loft apartment embraces the memory of the old mill it once was. Off-white walls and sisal carpeting offer the perfect neutral backdrop for this calm respite. Flanking the bed, which is fully upholstered in taupe linen, are a pair of Asian style bedside tables whose color coordinates beautifully with the lush and delicious chocolate faux fur found at its foot. The antique cedar chest gives much needed storage as well as display space. A pair of ivory ceramic lamps topping the bedside tables are both beautiful and functional. Sitting quietly in the corner, is a chair covered in taupe damask beckoning one to sit and read. A gallery of original artwork above the bed splashes coral, tangerine, aqua and turquoise into the space adding color and blending it with the rest of the loft. San Francisco loft contemporary living room, which mixes a mid-century modern sofa with Moroccan influences in a patterned ottoman used as a coffee table, and teardrop-shaped brass pendant lamps. Full height gold curtains filter sunlight into the space and a yellow and green patterned rug anchors the living area in front of a wall-mounted TV over a mid-century sideboard used as media storage.

The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat. The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements. Bedroom Decorating ideas. Rustic meets Urban Chic Interior designer Rebecca Robeson, mixed the glamour of luxury fabrics, furry rugs, brushed brass and polished nickel, clear walnut… both stained and painted... alongside rustic barn wood, clear oak and concrete with exposed ductwork, to come up with this dreamy, yet dramatic, urban loft style Bedroom. Three whimsical "Bertjan Pot" pendant lights, suspend above the bed and nightstands creating a spectacular effect against the reclaimed barn wood wall. At the foot of the bed, two comfortable upholstered chairs (Four-Hands) and a fabulous Italian leather pouf ottoman, sit quietly on an oversized bamboo silk and sheepskin rug. Rebecca adds coziness and personality with 2 oval mirrors directly above the custom-made nightstands. Adjacent the bed wall, another opportunity to add texture to the 13-foot-tall room with barn wood, serving as its backdrop to a large 108” custom made dresser and 72” flat screen television. Collected and gathered bedding and accessories make this a cozy and personal resting place for our homeowner. In this Bedroom, all furniture pieces and window treatments are custom designs by Interior Designer Rebecca Robeson made specifically for this project. Location, location, location! Isn’t that what all of our real-estate friends and colleagues are always telling us? Our clients made a wise choice when purchasing this beautifully located ocean front property nestled in the dunes of Palm Beach, but they were presented with a challenge: how to take this luxury townhouse from dark and dated to a chic easy breezy dream home that reflects is naturally gorgeous sun and sand dunes surroundings as well as our clients laid back personalities. Built in 1981, this dream home’s post-modern style with dark wood architectural features, cold concrete structure, and harsh lighting felt out of step by todays standards. Our solution: open the staircase and switch out the wood paneled banister for clear glass, exposing its grand design and allowing for amazing and unobscured views of the property’s outdoor spaces as well as the home’s common areas, permitting its large loft space to shine. Bedrooms were treated to neutral color-schemes inspired by the Palm Beach dunes that surround this oceanfront home. An impressive pallet of textures and materials were chosen, and juxtapositions of lux linens and natural textiles like grass wall coverings and a large arrangement of sculptural branches brings the outside, in. Big and bold custom metal sculptures were installed in the primary bedroom along with hand blown glass light fixtures, adding that touch of glam that we are known for. The private courtyard revamp is above and beyond anything you will see in Palm Beach. Playful and luxurious, it features a koi pond, a two story art installation and a dramatic custom stone waterfall. Its seating area makes great use of this homes original design by softening the heavy overhang with ceiling coverings in Peaky Cyprus and covering the walls with grass, creating a very cool and cozy space to relax and unwind. The entire courtyard is expertly illuminated by artistic lighting that makes every corner a sparkling treat for the eyes. We had fun with this ambitious project and we hope your takeaway is to let location be your guide when looking for your dream home, because anything is possible in design but great surroundings are rare treasures that must be found and cherished.

The loft-style camphouse bed was planned and built by Henry Kate Design Co. staff. (The one it was modeled after wasn't going to fit on the wall, so we reverse-engineered it and did it ourselves!)

Behind the central wall in the home is the private zone of the condo. A queen-sized bed is lofted over a built-in desk, bookshelves, laundry, and closet. We needed to make the most of this small bedroom so used this loft style bed with desk/storage below from PB Teen. He loves baseball, so we used the PB Teen baseball chair and fatheads as the wall art.
