A luxurious den & media room inside a penthouse lNYC loft. The custom skylight creates an ambiant glow to the space while highlighting an antique Japanese screen from the Edo period. For seating, a long sectional lines two walls to ensure comfortable viewing of the television screen.

Union Square Loft II DHD Interiors worked with this couple to furnish their new recently renovated Flatiron loft. Navigating the dark wood paneling and flooring, DHD selected furniture and finishes that felt rich in color and texture while still cool and casual. Layers of grass cloth wallpapers were added to the main bedrooms to reduce the contrast of the dark wood and walls, adding brightness to the loft’s overall feel. Greys and mink-toned browns served as the foundation for a base palette, with deep burgundies and blues working as accents. This loft feels like a true downtown loft with its original brick and an industrial dining table, but stays balanced with softly upholstered furniture. Behind the central wall in the home is the private zone of the condo. A queen-sized bed is lofted over a built-in desk, bookshelves, laundry, and closet. The original wood ceiling of this mill turned loft apartment adds unique charm and personality. Original artwork peppered throughout, unify the space with style and color. An antique Persian rug in deep orange and brown adds softness while complementing the depth of the hardwood floors. The mahogany drop-leaf side table displays a ceramic turquoise lamp which pops against the off-white wall. Cabinets stained in cinnamon toned cherry adorn the kitchen which is just out of view. A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

Modern family loft renovation. A young couple starting a family in the city purchased this two story loft in Boston's South End. Built in the 1990's, the loft was ready for updates. ZED transformed the space, creating a fresh new look and greatly increasing its functionality to accommodate an expanding family within an urban setting. This living room design reflects a tailored “old world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance. The design choices are a combination of neutral, modern finishes such as the Oak natural matte finish floors and white walls, white shaker style kitchen cabinets, combined with a lot of texture found in the brick wall, the iron columns and the various fabrics and furniture pieces finishes used thorughout the space and highlited by a beautiful natural light brought in through a wall of arched windows. The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually. As soon as you enter, a comfortable Eames Lounge chair invites you in, giving her back to a solid brick wall adorned by the “cappucino” art photography piece by Francis Augustine and surrounded by flowing linen taupe window drapes and a shiny cowhide rug. The cream linen sectional sofa takes center stage, with its sea of textures pillows, giving it character, comfort and uniqueness. The living room combines modern lines such as the Hans Wegner Shell chairs in walnut and black fabric with rustic elements such as this one of a kind Indonesian antique coffee table, giant iron antique wall clock and hand made jute rug which set the old world tone for an exceptional interior. Interior Designer Rebecca Robeson designed this downtown loft to reflect the homeowners LOVE FOR THE LOFT! With an energetic look on life, this homeowner wanted a high-quality home with casual sensibility. Comfort and easy maintenance were high on the list... Rebecca and her team went to work transforming this 2,000-sq ft. condo in a record 6 months. Contractor Ryan Coats (Earthwood Custom Remodeling, Inc.) lead a team of highly qualified sub-contractors throughout the project and over the finish line. 8" wide hardwood planks of white oak replaced low quality wood floors, 6'8" French doors were upgraded to 8' solid wood and frosted glass doors, used brick veneer and barn wood walls were added as well as new lighting throughout. The outdated Kitchen was gutted along with Bathrooms and new 8" baseboards were installed. All new tile walls and backsplashes as well as intricate tile flooring patterns were brought in while every countertop was updated and replaced. All new plumbing and appliances were included as well as hardware and fixtures. Closet systems were designed by Robeson Design and executed to perfection. State of the art sound system, entertainment package and smart home technology was integrated by Ryan Coats and his team. Exquisite Kitchen Design, (Denver Colorado) headed up the custom cabinetry throughout the home including the Kitchen, Lounge feature wall, Bathroom vanities and the Living Room entertainment piece boasting a 9' slab of Fumed White Oak with a live edge (shown, left side of photo). Paul Anderson of EKD worked closely with the team at Robeson Design on Rebecca's vision to insure every detail was built to perfection. Entering this downtown Denver loft, three layered cowhide rugs create a perfectly organic shape and set the foundation for two cognac leather arm chairs. A 13' panel of Silver Eucalyptus (EKD) supports a commissioned painting ("Smoke") Bottom line, it’s a pretty amazing first impression! Without showing you the before photos of this condo, it’s hard to imagine the transformation that took place in just 6 short months. The client wanted a hip, modern vibe to her new home and reached out to San Diego Interior Designer, Rebecca Robeson. Rebecca had a vision for what could be. Rebecca created a 3D model to convey the possibilities… and they were off to the races. The design races that is. Rebecca’s 3D model captured the heart of her new client and the project took off. With only 6 short months to completely gut and transform the space, it was essential Robeson Design connect with the right people in Denver. Rebecca searched HOUZZ for Denver General Contractors. The Broome Street Loft is a beautiful example of a classic Soho loft conversion. The design highlights its historic architecture of the space while integrating modern elements. The 14-foot-high tin ceiling, metal Corinthian columns and iconic brick wall are contrasted with clean lines and modern profiles, creating a captivating dialogue between the old and the new. The plan was completely revised: the bedroom was shifted to the side area to combine the living room and kitchen spaces into a larger, open plan space. The bathroom and laundry also shifted to a more efficient layout, which both widened the main living space and created the opportunity to add a new Powder Room. The high ceilings allowed for the creation of a new storage space above the laundry and bathroom, with a sleek, modern stair to provide access. The kitchen seamlessly blends modern detailing with a vintage style. An existing recess in the brick wall serves as a focal point for the relocated Kitchen with the addition of custom bronze, steel and glass shelves. The kitchen island anchors the space, and the knife-edge stone countertop and custom metal legs make it feel more like a table than a built-in piece. The bathroom features the brick wall which runs through the apartment, creating a uniquely Soho experience. The cove lighting throughout creates a bright interior space, and the white and grey tones of the tile provide a neutral counterpoint to the red brick. Double sinks are under-mounted below white marble countertops atop the custom designed vanity (EKD) in solid wood, painted with 8 layers of bronze metal paint. 6 usable storage drawers and 8 linear feet of exposed towel storage add to the organization appeal of this custom piece. Polished nickel hardware, light sconces and accessories compliment the Polished nickel Calista Bathroom fixtures by Kohler serving the sinks, shower and freestanding tub. Frameless glass shower doors swing on polished nickel hinges and shower walls are covered in stone tile with a smooth matte finish making cleaning nice and easy. Stone tile niches were created to hold 16 votive candles in the wall above the elevated tub for a relaxing spa-like experience. * The Bathroom vanity is a custom designed piece by Interior Designer Rebecca Robeson.
