Complete Front & Backyard Landscape Remodel | Los Angeles This project was a full front and backyard landscape transformation designed to deliver a clean, modern, and low-maintenance outdoor environment while maximizing curb appeal and usable space. In the front yard, we reshaped the landscape with smooth concrete walkways, fresh planting, and premium artificial turf to create a soft, welcoming approach to the home. The layout was carefully planned to complement the home’s architecture while maintaining a natural flow from the sidewalk to the entry. The backyard was fully reimagined as a functional outdoor living area. We installed new interlocking pavers for durability and visual balance, paired with artificial turf to keep the space green year-round with minimal upkeep. New fencing and privacy plantings were added to define the space and enhance privacy, creating a calm and cohesive outdoor setting. Throughout the project, our focus was on: Clean lines and modern finishes Low-maintenance materials suitable for Los Angeles living Proper grading and layout for long-term performance A seamless transition between hardscape and landscape elements The result is a timeless outdoor space that feels open, organized, and easy to enjoy, adding both lifestyle value and long-term property value.

This master bathroom remodel in Reston was designed around a fully custom steam shower, creating a clean and comfortable space with a spa-like feel. The shower area was completely reworked by removing one of the existing walls and opening up the layout. We installed a frameless glass enclosure that runs to the ceiling, which is essential for proper steam retention while also making the space feel more open. Inside the shower, the entire enclosure was tiled from floor to ceiling, including the ceiling itself. This is an important detail for steam showers, along with proper waterproofing behind the tile to ensure long-term performance. To improve functionality, we added a built-in bench with a quartz top, along with two recessed niches for storage. The shower floor features a hexagon mosaic tile, which adds texture and provides better grip. The material selection throughout the bathroom was kept clean and consistent. We used MSI Eden Dolomite tile in both polished and matte finishes, paired with a Bianco Dolomite accent tile on the plumbing wall and inside the niches. The vanity area features Fabuwood Galaxy Indigo cabinets, combined with a Frost White quartz countertop and matte black hardware. This contrast helps define the space while keeping the overall look balanced. Additional updates included new recessed lighting with dimmers, updated electrical and plumbing work, and a fresh coat of paint throughout the bathroom and closet. The final result is a modern master bathroom centered around a fully functional steam shower, designed for both everyday use and long-term durability.

Alison & Eric have been my clients for almost 5 years. We began working together , shortly after they purchased their home. About a year later, when Alison was pregnant with their first child they reached out to me to design the nursery & transform the garage into an office/ lounge. Later we did a total makeover in their living room, and recently I completed the nursery for their newest addition the the family. For me, as a designer with a great passion for the home, I absolutely love to be able to build long term relationships with the people I work with. Seeing my clients grow and transform and being there to ensure that their spaces, the backdrop of their lives, continue to nourish & inspire them. Photography by Roberto Garcia

In Houston’s competitive luxury real estate market, buyers are often drawn to new construction high-rises with modern finishes and amenities. However, older Houston high-rise condominiums can present a compelling, and often smarter, opportunity for discerning buyers seeking long-term value, space, and stability. For those considering luxury condominiums overlooking Hermann Park, it is worth understanding why established buildings like The Parklane continue to stand out in today’s market. Better Value Per Square Foot in Houston Luxury Condos One of the strongest advantages of older high-rise condos in Houston is value. Compared to newly developed luxury towers, where rising land, construction, and financing costs push prices higher, established buildings often offer: Larger floor plans More generous room proportions Better price per square foot Greater overall livability Many newer high-rises prioritize maximizing unit count, which can result in smaller layouts. In contrast, older luxury condominiums frequently provide expansive living areas, defined dining spaces, and larger bedrooms, features increasingly rare in new construction. For buyers prioritizing comfort and long-term livability, space remains one of the most valuable assets.
