The client was recently widowed and had been wanting to remodel her kitchen for a long time. Although the floor plan of the space remained the same, the kitchen received a major makeover in terms of aesthetic and function to fit the style and needs of the client and her small dog in this water front residence. The Roger Lee designed house from 1962 was purchased by the current homeowners in almost original condition, as the previous owners elected to defer most maintenance projects over the years. The clients were able to see beyond the dated materials and finishes, single-paned glass and uninsulated walls and they approached Klopf Architecture to help them expand and update the entire home, one the family could settle into and enjoy for years to come. It was important that the new designs were aligned with Lee's original intent not only because of the client's appreciation for mid-century modern architecture, but also because the house was deemed historical. The Stanford Real Estate Office requires a stringent design review which safeguards the integrity of the community, which Klopf Architecture was happy to oblige going into their updated designs. As with many original mid-century modern homes, the house was scaled to the 1960s lifestyle where rooms were smaller and openings to views were limited and tightly framed. The original conditions defined the direction the family of four would take in updating the house and making it comfortable for their modern lifestyle. Klopf designed a full gut remodel and major addition to bring the house into the 21st century and provide the living area needed for the client's family. The newly expanded house added just about 1,100 sf to create an airy, comfortable and family friendly house, taking full advantage of the beautiful southwestern views that extend out to the hills beyond. The enclosed garage created an additional 240 sf of covered space for long-term storage. A cracked swimming pool created an eyesore taking up a majority of the backyard landscape, so it was one of the first elements to go during the transformation. Working with Outer Space Landscape Architects, the family asked for a mix of relaxing outdoor patio spaces that eventually blend into the native landscaping, extending their views outward toward the natural greenery of the trees beyond their property. Filling in the old pool was a smart way to expand the living spaces outward. The orientation of the house was designed to enjoy the views, but the original architecture provided the first homeowners with mere glimpses of the landscape outside. Klopf was able to broaden those views, continuing and extending on the original architecture to take full advantage of the unobstructed natural views across the rear facade of the house. Small horizontal openings in the primary bedroom and office were replaced with much taller windows that now follow the angled roof line upward, extending across almost all of the facade. We worked with Western Windows, whose designs included an oblique-shaped, operable casement that allowed our design to rise with the slope. A new corner office added to the primary suite, offers a bright and functional work-from-home solution that looks out at the distant views and added natural light from the expanded window configuration that now wraps around the corner. The existing lower level was designed by Lee as a utilitarian space, serving as a wet pool room with a drain in the center of the floor, bathroom, laundry and storage areas. Without the need for a pool room, Klopf was able to convert the area into a much more comfortable and functional living space with a new family room and guest suite. The new spaces enjoy easy access to a new outdoor patio through floor to ceiling, full-width glass sliders. Continuing along the rear facade, a previously exposed deck extending from the living room and hallway provided access to the backyard through a single set of stairs leading toward the side of the house which made sense when the pool was in place. The new deck was re-envisioned as an extension of the main living room and now serves as a second outdoor living room. A new slatted pergola above provides the homeowners welcome relief from the hot afternoon sun. A second set of stairs now creates a better connection to the redesigned lower level. Klopf was able to reconfigure the spaces, extending the living room outward toward the views, where the family now claims it as the heart of the home, spending a large majority of their time outdoors. Back inside, the original wood-burning Malm fireplace was beautifully restored and a gas burner installed to comply with California's strict air standards. It now rests in front of a wall of Heath accent tiles where a dated red brick wall used to stand. A new taller window brings more light and views into the refreshed interior living room. The original glass doors opposite the fireplace were replaced by larger sliders that when fully opened, create a seamless transition to the new outdoor living area so the two spaces feel like one connected space. The original utilitarian kitchen was needlessly tucked into the far back corner and closed-off, out of sight from the living room, so the clients asked Klopf to open it up and expand the kitchen forward so it felt more connected. Today the much larger kitchen is connected to the living area where a short wall with a cutout offers a visual glimpse into the kitchen and a handy pass-through counter for serving guests. A new breakfast nook was also added to create another spot where the family can gather for casual meals. Just outside, a new built-in outdoor grill and prep area extends the kitchen outside and connects to a new outdoor dining spot nestled amongst the trees, taking advantage of the views out back. Klopf was able to expand the other two bedrooms, add a new laundry room and half-bath and convert the carport to an enclosed garage to add more storage areas which was lost when the pool house was converted to the family and guest room. To maintain a historical connection to the original designs, the exterior siding was repeated on all exterior walls, a full-height stained glass window at the front entryway restored, and an interior slatted screen element repeated outside at the exterior entry courtyard and over the new outdoor living room to create a shade trellis. The new house stands proudly and shines against it's new landscaping features, while respecting and expanding on the original intent of Roger Lee's designs epitomizing the comforts of indoor-outdoor living in Northern California. The high point of this project was the smart layout and design that made sure to get every inch of space allowed by Avondale Estate’s unique height, size and massing limits. In addition, the exterior used a variety of materials to create a harmonious and interesting visual that though unique is oh so pleasing to the eye. Details inside made the space useful, airy and bright. A very large sliding door unit floods the living room and kitchenette with light. The bathroom serves all purposes and doesn’t feel too tight. And the office has plenty of room for visiting clients and long term can provide a bedroom with plenty of closet space if needs change. The accessory structure successfully includes absolutely every function the homeowner could want with style to spare.

This Transitional Farmhouse Kitchen was completely remodeled and the home is nestled on the border of Pasadena and South Pasadena. Our goal was to keep the original charm of our client’s home while updating the kitchen in a way that was fresh and current. Our design inspiration began with a deep green soapstone counter top paired with creamy white cabinetry. Carrera marble subway tile for the backsplash is a luxurious splurge and adds classic elegance to the space. The stainless steel appliances and sink create a more transitional feel, while the shaker style cabinetry doors and schoolhouse light fixture are in keeping with the original style of the home. Tile flooring resembling concrete is clean and simple and seeded glass in the upper cabinet doors help make the space feel open and light. This kitchen has a hidden microwave and custom range hood design, as well as a new pantry area, for added storage. The pantry area features an appliance garage and deep-set counter top for multi-purpose use. These features add value to this small space. The finishing touches are polished nickel cabinet hardware, which add a vintage look and the cafe curtains are the handiwork of the homeowner. The room was dark brown, which was fine for a while ... but for an entranceway and a room without windows, dark was not an appropriate long term choice. There was a feng shui request in this re-decorating project, earth tones were not welcome in this area of the home, black, white, metal and water were preferable colors/elements. The walls are 2 layers of metallic paint, the undercoat is a silver, the top coat is a gunmetal mixed with the silver to create an uneven tone. A wide wallpaper paste brush was used to create a vertical linear pattern. The Larson Juhl gold leaf framed mirror is covered in adhesive car vinyl. The Ikea unit is enveloped in an adhesive mural, printed by muralsyourway.com, the artist is David Bromstad. The chair seats were recovered in a silver vinyl fabric. The rug is from overstock.com. The capiz chandelier is from West Elm. The table base is an Ikea take on the Eero Saarinen tulip table. In the "before" room, there were glass tables cluttered with everyday items and "to do" piles of paper. The goal was to have storage in this room to hide the clutter. There was not an outlet on the wall where the Ikea unit sits, and there was not a budget to have the prewar wall fitted with electricity, so an extension cord crosses the room under a grey cord concealer.

Beautiful white kitchen with vaulted ceiling and two of the best gold gilded lanterns above the large island. Love the Calacatta marble featured on the countertops and backsplash which keep this kitchen fresh, clean, and updated. Plenty of room to seat three or four at the island. Modern with traditional lines for a transitional look. Additional friends and family can sit at the banquette in the bay window.

All of the cuts in the tile were deliberate. Notice the equal reveal on either side of the soap niche. A rectangular soap niche is not only modern and unique, but also has a much higher storage capacity than the traditional small square recess. The pony wall provides separation and privacy and also is able to support the long floating bench across the back wall.

The goal of this project was to update the outdated master bathroom to better meet the homeowners design tastes and the style of the rest of this foothills home, as well as update all the doors on the first floor, and create a contemporary mud room and staircase to the basement. The homeowners wanted a master suite that had a masculine feel, incorporated elements of black steel, wood, and contrast with clean white tiles and counter-tops and helped their long and skinny layout feel larger/ make better use of the space they have. They also wanted a more spacious and luxurious shower with water temperature control. A large window that existed above the original soaking tub offered spectacular views down into Boulder valley and it was important to keep this element in the updated design. However, privacy was also very important. Therefore, a custom-built powder coated steel shelf, was created to provide privacy blocking, add storage, and add a contrasting design element to the white wall tiles. Black honeycomb floor tiles, new black walnut cabinetry, contemporary wall paper, a floor to ceiling glass shower wall, and updated fixtures elevated the space and gave the clients exactly the look and feel that they wanted. Unique custom metal design elements can be found throughout the new spaces (shower, mud room bench and shelving, and staircase railings and guardrails), and give this home the contemporary feel that the homeowners desired.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo
