Designed By: Sarah Buehlman Marc and Mandy Maister were clients and fans of Cantoni before they purchased this harbor home on Balboa Island. The South African natives originally met designer Sarah Buehlman and Cantoni’s Founder and CEO Michael Wilkov at a storewide sale, and quickly established a relationship as they bought furnishings for their primary residence in Newport Beach. So, when the couple decided to invest in this gorgeous second home, in one of the ritziest enclaves in North America, they sought Sarah’s help in transforming the outdated 1960’s residence into a modern marvel. “It’s now the ultimate beach house,” says Sarah, “and finished in Cantoni from top to bottom—including new custom cabinetry installed throughout.” But let’s back up. This project began when Mandy contacted Sarah in the midst of the remodel process (in December 2010), asking if she could come take a look and help with the overall design. “The plans were being drawn up with an architect, and they opted not to move anything major. Instead, they updated everything—as in the small carpeted staircase that became a gorgeous glass and metal sculpture,” Sarah explains. She took photographs and measurements, and then set to work creating the scaled renderings. “Marc and Mandy were drawn to the One and Only Collection. It features a high-gloss brown and white color scheme which served as inspiration for the project,” says Sarah. Primary pieces in the expansive living area include the Mondrian leather sectional, the Involution sculpture, and a pair of Vladimir Kagan Corkscrew swivel chairs. The Maisters needed a place to house all their electronics but didn’t want a typical entertainment center. The One and Only buffet was actually modified by our skilled shop technicians, in our distribution center, so it could accommodate all the couple’s media equipment. “These artisans are another one of our hidden strengths—in addition to the design tools, inventory and extensive resources we have to get a job done,” adds Sarah. Marc and Mandy also fell in love with the exotic Makassar ebony wood in the Ritz Collection, which Sarah combined in the master bedroom with the Ravenna double chaise to provide an extra place to sit and enjoy the beautiful harbor views. Beyond new furnishings, the Maisters also decided to completely redo their kitchen. And though Marc and Mandy did not have a chance to actually see our kitchen displays, having worked with Sarah over the years, they had immense trust in our commitment to craftsmanship and quality. In fact, they opted for new cabinetry in four bathrooms as well as the laundry room based on our 3D renderings and lacquer samples alone—without ever opening a drawer. “Their trust in my expertise and Cantoni’s reputation were a major deciding factor,” says Sarah. This plush second home, complete with a private boat dock right out back, counts as one of Sarah’s proudest accomplishments. “These long-time clients are great. They love Cantoni and appreciate high quality Italian furnishings in particular. The home is so gorgeous that once you are inside and open the Nano doors, you simply don’t want to leave.” The job took almost two years to complete, but everyone seems quite happy with the results, proving that large or small—and in cases necessitating a quick turnaround or execution of a long-term vision—Cantoni has the resources to come through for all clients.

It’s warm in Southern California, and that’s exactly the feeling Andy and Liz sought to maintain inside their new Tuscan-style home as they embarked on a modern interior makeover. After all, the couple had two small children and a dog to consider. Empty and austere simply wasn’t a good fit for the young family whose interests include photography, art and lots of Lego’s. Andy, an engineer, became intrigued with Cantoni after driving past the Irvine location on his daily commute. It wasn’t long before he and Liz decided to venture into the Los Angeles showroom, and that’s where they met Bernadette. By all accounts, the trio made for great collaboration, and the project that began in February 2012 is still a work in progress today. “We were impressed by Bernadette,” says Andy. “We liked her and her work, and she won us over.” The project began with pictures sent and an in-home walk-through where measurements were taken. The couple knew they wanted furnishings for the living, dining and family rooms, as well as the media room and a study. They were open to art and accent pieces, and hoped to incorporate natural elements into the mix. Bernadette set to work. “It was fun touring our LA showroom and listening to Liz and Andy discuss their likes and dislikes. One thing was for sure,” she adds, “the Laguna Sectional was going in their theater room even if we needed to knock out a wall!” UpstairsPhase I of the job is complete (as you can see from the stunning images), but instead of parting ways, Andy and Liz decided to have Bernadette help re-imagine the master bedroom and kitchen, next. The Setup When Samantha’s clients purchased their new home, they quickly realized the primary bath and adjacent laundry room weren’t just dated — they were dysfunctional. The bathroom featured a hulking decked-in tub, a cramped pass-through layout, and plumbing fixtures that barely worked. Meanwhile, the nearby laundry room felt more like a closet, lacking both natural light and usable storage. As long-time returning Drury Design clients, these veteran remodeling clients came to us with a clear ask: reimagine these two key spaces with long-term comfort, function, and beauty in mind. Design objectives: Create a more functional, spacious layout in the primary bath Modernize the aesthetic while respecting the home’s transitional character Eliminate awkward bump-outs and toe-stubbing pinch points Design a large walk-in shower with thoughtful aging-in-place elements Incorporate a sculptural standalone tub that feels intentional, not crowded Improve laundry room utility and bring in natural light Introduce discreet yet effective storage in both rooms Make both spaces feel cohesive, light-filled, and livable for years to come The Remodel Design challenges to be solved: A bulky built-in tub jutted into the circulation path, creating toe-stubbing hazards The bathroom layout was awkwardly L-shaped, limiting flow and flexibility The shower and toilet were squeezed together in an enclosed room with poor use of space The linen cabinet in the bathroom was large and clunky, crowding the room The laundry room was undersized, lacked light, and had limited functionality The home featured transitional details that didn’t align with the clients’ more contemporary style The clients wanted both spaces to support future aging-in-place needs The Renewed Space Design solutions: Swapped the oversized tub for a freestanding sculptural version placed on an angle, clearing walkways and preserving window symmetry and light Reworked the footprint to create a rectangular layout that maximized space in both the primary bath and laundry room Removed the enclosed toilet/shower room and replaced it with a wide, glass-enclosed shower and a tucked-away toilet — all within a visually open and efficient layout Tucked a slim, full-height linen cabinet just behind the entry door — easily accessible without cluttering the visual field Retooled layout allowed laundry room to extend over the old shower/toilet space, also winning a window – this brightens the laundry space and the hallway beyond. Also added smart storage, a wide sink, folding counter, and broom cabinet with power. Balanced contemporary materials with transitional details — including a rich color palette, chrome finishes, mosaic accents, and herringbone tile in a larger scale for traditional flair Integrated aging-in-place features including a wide walk-in shower, large built-in bench with nearby handheld, and plenty of room for easy movement and accessibility Final Thoughts: By designing these two rooms in tandem, Samantha was able to create a smooth and thoughtful flow between everyday tasks and everyday comfort. The bathroom now offers generous circulation space, elegant materials, and features designed for longevity — including a large shower with bench seating and open sightlines that support accessibility. Just steps away, the laundry room is no longer a tucked-away closet but a light-filled, functional hub with room to fold, hang, rinse, and more (ex. recharge vacuum in a closet with power outlets). Top Tips for Selling a Home in 2016 Want to sell your house in 2016? It’s a great year to sell your home and if you go about it the right way you’ll get what it’s worth and maybe more. Now I could write this post and do the usual “do this, “do that” type stuff but I wouldn’t be doing you any favors. Because unless you know your numbers and the value of your home, you could wind up leaving money on the table or even losing it. So here you go. If you want tips for selling your house in 2016, listen to me - a guy who has bought and sold hundreds of properties as a full-time professional Real Estate Investor. Before you repair anything or call a real estate agent… ...you have to know your numbers. Tip #1: Know the After Repair Value (ARV) of Your Home If you’re going to get the right amount of money for your house, you have to know the After Repair Value (ARV). Essentially this means that you should know what your home can sell for after it’s is 100% rehabbed. If you have a house that you can sell for $120,000, you need to know that. If it will sell for $350,000, you need to know what you need to do to your house to get it there. At the same time, you don’t want to overdo it. If you have a house that’s currently worth $100,000 as is and it can sell for $115,000 when it’s all fixed up, you may or may not want to put the money into a rehab job. If you put $10,000 in just to make an extra $5,000, it might not be worth the hassle. So whatever you do, know what it’s worth now (as -is) and know what it’ll sell for afterward. If you want to find out how much your house is worth, there are plenty of agents out there who will give you comps (Comps is a term that is short for “Comparisons” that lets you determine an appraisal value for your home by comparing it to recently sold homes in your area that are similar to yours) or advice for free, so ask them. So don’t over do it, but don’t be hesitant to put money into your house if it’ll yield a big payoff when you sell it. TIP #2: Make Your Agent Work For You After you determine your ARV and enlist a good agent to help you sell your home, It might be worthwhile to hop in their Escalade to drive around town and look at some high end houses in your area to see what kind of upgrades they have. And when you see a common theme, you’ll have a good idea as to what kind of upgrades you might want to do to be able to sell your house. Granite? Concrete? Tile? Carpet? Wood floors? It depends. I don’t know your area or market so you have to do the research, ask your agent questions, and exercise wisdom. Every market is different and you don’t want to put money into an upgrade or rehab if it’s not the type of thing people in your area are looking for. So talk to a competent agent, and even offer to pay them a bit more in commissions if they can sell your home for a higher price. This is not a waste of money. A good agent with a proven track record is worth every penny because they know exactly what needs to be done to sell your home for the most money. Tip #3: Interior Improvements So once you have an idea about what your home is worth, have a good agent, and have toured homes in your area to see what kind of upgrades homes in your area typically have, it's time to look at your interior to decide what you should and shouldn’t do to sell your house in 2016. No matter what you do, you need to be wise about it. Maybe you live in non-traditional or funky house. That’s fine. Just go through 2 or 3 times with a notepad, write down the frustrations you have with it, and do what you need to do to make it functional, warm, beautiful, and inviting. Interior must-haves: 1. Make sure your kitchen is functional. 2. Always have (or add) a 2nd bathroom: If you don’t have a second bathroom, build one. Sure it could cost you $5-$6k, but it could net you an additional $20k when you sell. No matter what you do, make sure there is a second bathroom. It’s a must. 1. Open floor plans are huge in 2016: If you don’t have one, first- make sure it’s right for your area, and if it is, create one. This might mean building or breaking down a wall, but it’ll pay off in the end. 2. Stage your house: Just do it. Staging your home means that you hire a home stager and/or an interior design consultant (like the lady on Love It or List It) to set up your home in the most inviting way possible and tell you everything you need to do to make it sell. You’ll pay some cash up front but staged homes are shown to sell for 6% to 10% higher according to realtor.org. Tip #4: Exterior Improvements Just like the interior, you have to make sure the exterior of your house looks appealing if you want to get the most value of your house in 2016. Exterior must haves: 1. Add curb appeal: When people pull up to your house, most won’t even want to go inside or look at it unless it looks good from the curb. So make sure it looks gorgeous. Rake the leaves, plant some flowers, mow the lawn - make it inviting. 2. Make sure the picture on the MLS listing matches what your house currently looks like: People don’t want to look at a picture and pull up to your house, only to be disappointed. 3. Hire a professional photographer: This is crucial. It could mean the difference between someone viewing your house, or someone skipping it because the pictures look like a child took them. Hire a pro - it’s worth it. Ask me how I know. 4. Don’t paint your house diarrhea green or brown: This is just common sense. If you’re going to paint, use a neutral color. You don’t want to make your house unsellable because you chose an odd color or made a bad decision elsewhere. Tip #5: Common Sense, Common Sense, Common Sense No matter what you do or do not do, don’t make any hasty decisions. Ask your agent questions, look around, be observant, and don't do anything extreme. If you need to fix up your house to see a big profit, do it. If you have a modest budget and improvements won’t raise the value or your house (the ARV) anyways, don’t go crazy. 2016 is a great year to sell your house. Do it right and do it wisely. A long-term client was expecting her third child. Alas, this meant that baby number two was getting booted from the coveted nursery as his sister before him had. The most convenient room in the house for the son, was dad’s home office, and dad would be relocated into the garage carriage house. For the new bedroom, mom requested a bold, colorful space with a truck theme. The existing office had no door and was located at the end of a long dark hallway that had been painted black by the last homeowners. First order of business was to lighten the hall and create a wall space for functioning doors. The awkward architecture of the room with 3 alcove windows, slanted ceilings and built-in bookcases proved an inconvenient location for furniture placement. We opted to place the bed close the wall so the two-year-old wouldn’t fall out. The solid wood bed and nightstand were constructed in the US and painted in vibrant shades to match the bedding and roman shades. The amazing irregular wall stripes were inherited from the previous homeowner but were also black and proved too dark for a toddler. Both myself and the client loved them and decided to have them re-painted in a daring blue. The daring fabric used on the windows counter- balance the wall stripes. Window seats and a built-in toy storage were constructed to make use of the alcove windows. Now, the room is not only fun and bright, but functional.

The oldest properties often have the most interesting tiled features and this Quarry Tiled Fireplace was a fine example. The customer lived in a quaint old cottage just outside the main town centre of Bedford and contacted us about restoring their fantastic Quarry tiled fireplace. While the customer knew that the cottage itself was over 200 years old, they had no idea whether or not the fireplace is an original feature. However, it’s safe to say that the fireplace is very old in its own right, and that it had been a long time since it had experienced any kind of professional maintenance. It goes without saying that as any kind of tiles get older they will need more frequent care to keep them looking at their best. Here, the Quarry tiles desperately needed cleaning up as they were covered in old candle wax and what looked to be several years’ worth of general dirt. This had significant dulled the natural shades in the stone, leaving it looking lifeless and unappealing. The tiles would also require a fresh seal to ensure protection against muck in the future, and to help restore the colour to the stone. Firstly, I applied Tile Doctor Oxy-Gel tile cleaner, which is particularly effective on tricky areas as being in a gel form it adheres better to non-horizontal areas. It was left it to dwell on the tiles for around twenty minutes so it could penetrate into the pores and get to work lifting out and dissolving the dirt that had been trapped in there over the years . Oxy-Gel is suitable for use on a wide range of natural stone tiles, including Quarry, Travertine and Slate. In this situation it cut through and removed most of the candlewax quite easily, and softened the stubborn residue to a point where I could easily remove the rest manually with handheld scrappers. I then left area it to dry, with an air mover installed to reduce drying time. The advantage of using a gel product is that uses a smaller amount of moisture than a standard liquid cleaner, and therefore allows the tile to dry – and to be sealed – quicker; and in this case we were able to seal the same day where-as normally we would have to wait until the next day. Once the tiles were completely dry, I sealed the fireplace with Tile Doctor Colour Grow which is an impregnating sealer that fills the pores of the stone to prevent dirt and general muck from becoming ingrained, making the tiles much easier to keep clean in the long-term. The added benefit of Colour Grow is that – as its name suggests – it emphasises the natural colours in the stone. This was something that the Quarry fireplace was desperately in need of, and the Colour a Grow quickly got the job done! The customer was very pleased with the finished results. The clean removed years’ worth of muck, while the fresh seal brought out the natural beauty in the Quarry tiles and, at the same time, will protect the tiles on future candle-lit evenings.
