A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

The traditional fountain and surroundings are embellished with a variety of drought tolerant grasses, flowering plants and succulents. The removal of the dense and overgrown shrubs provides more outdoor living space for dining and entertaining for the homeowners' enjoyment. And now with site-appropriate plants and no lawn there is less maintenance and a lower water bill. Full color Blue stone and small mexican pebbles replace the lawn and pathways resulting in an updated and contemporary transformation. A variety of low-water plants including succulents offer year-round appeal and interest throughout the seasons to include Sedum rupestre 'Angelina', with chartreuse foliage, other varieties of sedum along with Echeveria succulents, Echinacea and grases. A conceptual framework of long, straight lines anchors the landscape design for this proposed contemporary house set in a rural wetland environment. Against this datum, the site’s subtleties reveal themselves for interpretation and appreciation. The iconic element of a strong axial grass ‘runway’ serves both as a horizontal extrusion against which to read the natural topography and also as a platform for viewing the site’s wetlands. A monolithic retaining wall stratifies the entry area into a lower, private parking court and an upper, public one, which is further defined by a series of rough-hewn stone planters containing formal plantings of dogwoods. These planters break the plane of the retaining wall and extend to the ground, alluding to the substantial bedrock deposits that underlie much of the site. Stepped down from this plane is the fire pit terrace, nestled into the rocky structure of the site and offering views towards a vernal pond. Scott Carman

Historical Renovation Objective: The homeowners asked us to join the project after partial demo and construction was in full swing. Their desire was to significantly enlarge and update the charming mid-century modern home to meet the needs of their joined families and frequent social gatherings. It was critical though that the expansion be seamless between old and new, where one feels as if the home “has always been this way”. Solution: We created spaces within rooms that allowed family to gather and socialize freely or allow for private conversations. As constant entertainers, the couple wanted easier access to their favorite wines than having to go to the basement cellar. A custom glass and stainless steel wine cellar was created where bottles seem to float in the space between the dining room and kitchen area. A nineteen foot long island dominates the great room as well as any social gathering where it is generally spread from end to end with food and surrounded by friends and family. Aside of the master suite, three oversized bedrooms each with a large en suite bath provide plenty of space for kids returning from college and frequent visits from friends and family. A neutral color palette was chosen throughout to bring warmth into the space but not fight with the clients’ collections of art, antique rugs and furnishings. Soaring ceiling, windows and huge sliding doors bring the naturalness of the large wooded lot inside while lots of natural wood and stone was used to further complement the outdoors and their love of nature. Outside, a large ground level fire-pit surrounded by comfortable chairs is another favorite gathering spot.

Design ideas for a traditional shade backyard landscaping in Richmond.

After completing an interior remodel for this mid-century home in the South Salem hills, we revived the old, rundown backyard and transformed it into an outdoor living room that reflects the openness of the new interior living space. We tied the outside and inside together to create a cohesive connection between the two. The yard was spread out with multiple elevations and tiers, which we used to create “outdoor rooms” with separate seating, eating and gardening areas that flowed seamlessly from one to another. We installed a fire pit in the seating area; built-in pizza oven, wok and bar-b-que in the outdoor kitchen; and a soaking tub on the lower deck. The concrete dining table doubled as a ping-pong table and required a boom truck to lift the pieces over the house and into the backyard. The result is an outdoor sanctuary the homeowners can effortlessly enjoy year-round.

Now there is ample space to kick back and relax, watching the sun spread its glow on the surrounding hillside as it makes its slow journey down the horizon towards sunset. An aerodynamic fan keeps the air pleasantly cool and refreshing. At night the backyard comes alive with an ethereal lighting scheme illuminating the space and making it a place you can enjoy well into the night. It’s the perfect place to end the day.

Intentional. Elevated. Artisanal. With three children under the age of 5, our clients were starting to feel the confines of their Pacific Heights home when the expansive 1902 Italianate across the street went on the market. After learning the home had been recently remodeled, they jumped at the chance to purchase a move-in ready property. We worked with them to infuse the already refined, elegant living areas with subtle edginess and handcrafted details, and also helped them reimagine unused space to delight their little ones. Elevated furnishings on the main floor complement the home’s existing high ceilings, modern brass bannisters and extensive walnut cabinetry. In the living room, sumptuous emerald upholstery on a velvet side chair balances the deep wood tones of the existing baby grand. Minimally and intentionally accessorized, the room feels formal but still retains a sharp edge—on the walls moody portraiture gets irreverent with a bold paint stroke, and on the the etagere, jagged crystals and metallic sculpture feel rugged and unapologetic. Throughout the main floor handcrafted, textured notes are everywhere—a nubby jute rug underlies inviting sofas in the family room and a half-moon mirror in the living room mixes geometric lines with flax-colored fringe. On the home’s lower level, we repurposed an unused wine cellar into a well-stocked craft room, with a custom chalkboard, art-display area and thoughtful storage. In the adjoining space, we installed a custom climbing wall and filled the balance of the room with low sofas, plush area rugs, poufs and storage baskets, creating the perfect space for active play or a quiet reading session. The bold colors and playful attitudes apparent in these spaces are echoed upstairs in each of the children’s imaginative bedrooms. AV Architects + Builders Location: McLean, VA, USA Our newest custom modern home, located in the heart of McLean, Virginia measures just over 8,700 square feet. Situated on a beautiful lot on Old Chesterbrook Road, the modern home design takes advantage of the lot’s natural contours and sight-lines. Spread throughout three levels, the home contains five bedrooms, six full bathrooms, one half-bath, and a three-car garage. The main level of our modern home design features an open-floor plan designed to entertain family and friends. The entry flows into both the grand dining room and the central area, dedicated to the kitchen, breakfast and a double height great room that opens to a large outdoor deck with picturesque views of the expansive backyard. Located just off the garage is a functional mudroom that features plenty of storage space. In addition to a large home office and powder room, the entire left wing is dedicated to a private master suite with an expansive custom his/her walk-in closet, a master bath with a rainfall shower and a free-standing soaking tub with his/her vanities. The upper level of our modern home design features three generously sized en-suite bedrooms with full baths and closets with a full-size laundry room with plenty of storage space. The lower level of our modern home design also features an en-suite guest bedroom with full bath and walk-in closets amenities. It also includes an expansive recreational room with a glass enclosed wine cellar to house your prized wine collection. To finish out the lower level, we added a full exercise room paired with a full bath with direct access to the outdoor terrace and complimented the house with plenty of storage space. The materials we used for our modern home design are of the highest quality brands. We wanted to hand-select materials that would last for years to come, require little to no maintenance, and compliment the modern aesthetic of the home. The home features aluminum-clad oversized windows, Nichiha rectangular siding, and brick with a pastel finish; all brought together under a vacation style hip roof. Overall, we wanted to create a modern home design that feels like a retreat but still offers all the required amenities a family needs to keep up with the fast pace of Northern Virginia.
