This impressive detached building is located in the heart of the bustling Dundas West strip, and presents a unique opportunity for creative live + work space.
Designed by Kohn Shnier Architects, the building was completed in 2008 and has been owner-occupied ever since. Modern steel and concrete construction enable clear spans throughout, and the virtual elimination of bulkheads. The main floor features a dynamic retail space, that connects to a lower level with high ceilings – perfect as a workshop, atelier or as an extension of the retail.
Upstairs, a spacious loft-like apartment is spread over 2 floors. The mainfloor includes a decadent chef’s kitchen finished in Corian, with a large eat-at island. The combined living & dining rooms connect with a large south-facing terrace with exceptional natural light and neighbourhood views. Upstairs, the master bathroom features abundant built-in closets, together with a generous ensuite bathroom. A second open space is presently used as a studio, but is easily converted to a closed 2nd bedroom.
Parking is provided at the rear of the building, and the rooftop functions as a green roof. The finest materials have been used in this very special building, from anodized aluminium windows paired with black manganese brick, to high quality appliances and dual furnaces to provide adequate heating and fire separation between the retail and residential units. Finding the time and a place to create is always a challenge. The Eclipse Hobby/Sewing Center by Studio Designs features a large 60.25 inch wide table top that allows you to spread-out, cut or adjust fabric and patterns. The 9.5 inch wide side shelf folds down if less space is needed when not in use. The three fabric storage drawers and a large lower shelf are available, so you can organize your supplies and keep them close. The unique platform shelf lowers and allows you to adjust for a variety of sewing machine base heights. The heavy gauge steel construction and 5/8 inch thick top make it a durable table for years of use. The Eclipse Hobby/Sewing Center can also be used with a computer or for extra workspace in any room.

Found object lamps often come with a story. The Neuman Chimney Cleaner is a most clever invention intended to simplify chimney cleaning. The compacted cleaner is suspended from two ropes and lowered down the chimney in its closed form. Pulling up on the control rope causes the prongs to spread, while using the other support rope raises and lowers the cleaner to scrape the chimney walls. Age of this one in unknown, but Orin Neuman of Wittenberg, WI received the original patent in 1930. In 1988, the Schaffer Brush Manufacturing Company in Waukesha, WI acquired the patent rights.
The repurposed ceiling light features included twin clear tubular bulbs and a mechanism to set and lock the flair to suit the intended space. Height is approximately 23 inches, with variable flair from 11 x 7.5 to 18 x 15 inches.

The homeowners of this condo sought our assistance when downsizing from a large family home on Howe Sound to a small urban condo in Lower Lonsdale, North Vancouver. They asked us to incorporate many of their precious antiques and art pieces into the new design. Our challenges here were twofold; first, how to deal with the unconventional curved floor plan with vast South facing windows that provide a 180 degree view of downtown Vancouver, and second, how to successfully merge an eclectic collection of antique pieces into a modern setting. We began by updating most of their artwork with new matting and framing. We created a gallery effect by grouping like artwork together and displaying larger pieces on the sections of wall between the windows, lighting them with black wall sconces for a graphic effect. We re-upholstered their antique seating with more contemporary fabrics choices - a gray flannel on their Victorian fainting couch and a fun orange chenille animal print on their Louis style chairs. We selected black as an accent colour for many of the accessories as well as the dining room wall to give the space a sophisticated modern edge. The new pieces that we added, including the sofa, coffee table and dining light fixture are mid century inspired, bridging the gap between old and new. White walls and understated wallpaper provide the perfect backdrop for the colourful mix of antique pieces. Interior Design by Lori Steeves, Simply Home Decorating.
