With an ideal location in the Pacific Heights neighborhood of San Francisco, this dated Victorian residence had "beautiful bones" but had been sitting on the market for a year before being purchased with plans to revitalize the interior. Interior designer, Noel Han, explained, "Historical Victorian homes in this area often have beautiful architectural elements that I aim to preserve, but the floor plan and layout tend to be stuffy, not live-able and not light filled. Modern families want bright, light-filled, spacious rooms that take advantage of outdoor views and living spaces, and function well for storage, meals and entertaining." Preserving the architectural integrity and special features of the home was one of Han's goals but at the same time, she re-designed the space, moving walls and adding windows to create an open floorplan that flowed easily between the kitchen and outdoor living spaces. Where the range once stood in the original design, now an entire wall of windows provides panoramic views of the outdoors and fills the kitchen with light. Below the windows, Han designed a long bank of base cabinets with drawers to provide plenty of storage and work surface. Light now pours into the space even on foggy days. The range was moved to the opposite wall so that beautiful window views could be added to the kitchen. Han selected a palette of finishes with an eye toward creating a "soft color aesthetic". "White painted finishes are very popular right now but would have felt stark and cold in this space," she explained. "The French grey paint from Dura Supreme was a perfect complement for this vintage Victorian home, to create a classic color scheme". "This beautiful home already had hardware elements with a vintage brass finish, so I carefully selected antiqued, brushed brass hardware, plumbing and metal finishes to blend with the original elements," said Han. She continued, "The La Cornue French Range adds modern function with a French antique look." "I appreciate working with Dura Supreme cabinetry because of the quality of the cabinetry, fast delivery and the custom options. I'm able to create beautiful architectural details like the pull-out columns on both sides of the range and the curved mullion doors on the furniture hutch, and they offer a stunning palette of finishes and styles," explained Han. For the bath cabinetry, Han created a similar palette of finishes and styles to create a complementary look throughout the entire home. Built in the 1920's, this home's kitchen was small and in desperate need of a re-do (see before pics!!). Load bearing walls prevented us from opening up the space entirely, so a compromise was made to open up a pass thru to their back entry room. The result was more than the homeowner's could have dreamed of. The extra light, space and kitchen storage turned a once dingy kitchen in to the kitchen of their dreams.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. DOWNLOAD NOW   This homeowner’s daughter originally contacted us on behalf of her parents who were reluctant to begin the remodeling process in their home due to the inconvenience and dust. Once we met and they dipped their toes into the process, we were off to the races. The existing bathroom in this beautiful historical 1920’s home, had not been updated since the 70’/80’s as evidenced by the blue carpeting, mirrored walls and dropped ceilings. In addition, there was very little storage, and some health setbacks had made the bathroom difficult to maneuver with its tub shower. Once we demoed, we discovered everything we expected to find in a home that had not been updated for many years. We got to work bringing all the electrical and plumbing up to code, and it was just as dusty and dirty as the homeowner’s anticipated! Once the space was demoed, we got to work building our new plan. We eliminated the existing tub and created a large walk-in curb-less shower. An existing closet was eliminated and in its place, we planned a custom built in with spots for linens, jewelry and general storage. Because of the small space, we had to be very creative with the shower footprint, so we clipped one of the walls for more clearance behind the sink. The bathroom features a beautiful custom mosaic floor tile as well as tiled walls throughout the space. This required lots of coordination between the carpenter and tile setter to make sure that the framing and tile design were all properly aligned. We worked around an existing radiator and a unique original leaded window that was architecturally significant to the façade of the home. We had a lot of extra depth behind the original toilet location, so we built the wall out a bit, moved the toilet forward and then created some extra storage space behind the commode. We settled on mirrored mullioned doors to bounce lots of light around the smaller space. We also went back and forth on deciding between a single and double vanity, and in the end decided the single vanity allowed for more counter space, more storage below and for the design to breath a bit in the smaller space. I’m so happy with this decision! To build on the luxurious feel of the space, we added a heated towel bar and heated flooring. One of the concerns the homeowners had was having a comfortable floor to walk on. They realized that carpet was not a very practical solution but liked the comfort it had provided. Heated floors are the perfect solution. The room is decidedly traditional from its intricate mosaic marble floor to the calacutta marble clad walls. Elegant gold chandelier style fixtures, marble countertops and Morris & Co. beaded wallpaper provide an opulent feel to the space. The gray monochromatic pallet keeps it feeling fresh and up-to-date. The beautiful leaded glass window is an important architectural feature at the front of the house. In the summertime, the homeowners love having the window open for fresh air and ventilation. We love it too! The curb-less shower features a small fold down bench that can be used if needed and folded up when not. The shower also features a custom niche for storing shampoo and other hair products. The linear drain is built into the tilework and is barely visible. A frameless glass door that swings both in and out completes the luxurious feel. Cooking for Two Location: Plymouth, MN, United States When this couple’s last child graduated from college they began the process of looking for a new home. After a lengthy search they decided to stay with the neighborhood they loved, saving money by remodeling rather than starting over. The top priorities on their wish list were adding character to their 1990’s era home with a classic white kitchen and a larger island while keeping within the existing footprint. With the intention of honing their cooking skills, they were also considering better appliances and two ovens. Challenges and Solutions Design a larger island with seating for at least two. The existing island was small and the area behind the seating was less than recommended clearances. To solve this challenge, the seating area of the island was extended out into the open area of the kitchen. This created a larger island with seating for three, extra storage and a bookshelf across from the range. The original kitchen had a range with microwave above, so adding another oven was a challenge with limited wall space. Because the adjoining dining room is used infrequently, the homeowner was open to placing the second oven and microwave in the walkway. This made room for the small buffet between the built in refrigerator and ovens, creating one of her favorite areas. The client requested a white painted kitchen but wanted to make sure it had warmth and character. To achieve this the following elements were chosen: 1) Cabinets painted with Benjamin Moore Capitol White, a luminous and warm shade of white. 2) The Range hood was painted with warm metallic shades to reflect the bronze of the Ashley Norton hardware. 3) Black Aqua Grantique granite was chosen for countertops because it looks like soapstone and adds contrast. 4) Walker Zanger Café tile in Latte was chosen for it’s handmade look with uneven edges. 5) The to-the-counter-cabinet with glass door shows off serving dishes and lends sophisticated charm. The result is a welcoming classic kitchen, where this couple enjoys cooking more often and sharpening their skills with gourmet appliances. Photography by Ken Wyner 2101 Connecticut Avenue (c.1928), an 8-story brick and limestone Beaux Arts style building with spacious apartments, is said to have been “the finest apartment house to appear in Washington between the two World Wars.” (James M. Goode, Best Addresses, 1988.) As advertised for rent in 1928, the apartments were designed “to incorporate many details that would aid the residents in establishing a home atmosphere, one possessing charm and dignity usually found only in a private house… the character and tenancy (being) assured through careful selection of guests.” Home to Senators, Ambassadors, a Vice President and a Supreme Court Justice as well as numerous Washington socialites, the building still stands as one of the undisputed “best addresses” in Washington, DC.) So well laid-out was this gracious 3,000 sf apartment that the basic floor plan remains unchanged from the original architect’s 1927 design. The organizing feature was, and continues to be, the grand “gallery” space in the center of the unit. Every room in the apartment can be accessed via the gallery, thus preserving it as the centerpiece of the “charm and dignity” which the original design intended. Programmatic modifications consisted of the addition of a small powder room off of the foyer, and the conversion of a corner “sun room” into a room for meditation and study. The apartment received a thorough updating of all systems, services and finishes, including a new kitchen and new bathrooms, several new built-in cabinetry units, and the consolidation of numerous small closets and passageways into more accessible and efficient storage spaces.
