This medium-sized bathroom had ample space to create a luxurious bathroom for this young professional couple with 3 young children. My clients really wanted a place to unplug and relax where they could retreat and recharge. New cabinets were a must with customized interiors to reduce cluttered countertops and make morning routines easier and more organized. We selected Hale Navy for the painted finish with an upscale recessed panel door. Honey bronze hardware is a nice contrast to the navy paint instead of an expected brushed silver. For storage, a grooming center to organize hair dryer, curling iron and brushes keeps everything in place for morning routines. On the opposite, a pull-out organizer outfitted with trays for smaller personal items keeps everything at the fingertips. I included a pull-out hamper to keep laundry and towels off the floor. Another design detail I like to include is drawers in the sink cabinets. It is much better to have drawers notched for the plumbing when organizing bathroom products instead of filling up a large base cabinet. The room already had beautiful windows and was bathed in natural light from an existing skylight. I enhanced the natural lighting with some recessed can lights, a light in the shower as well as sconces around the mirrored medicine cabinets. The best thing about the medicine cabinets is not only the additional storage but when both doors are opened you can see the back of your head. The inside of the cabinet doors are mirrored. Honey Bronze sconces are perfect lighting at the vanity for makeup and shaving. A larger shower for my very tall client with a built-in bench was a priority for this bathroom. I recommend stream showers whenever designing a bathroom and my client loved the idea of that feature as a surprise for his wife. Steam adds to the wellness and health aspect of any good bathroom design. We were able to access a small closet space just behind the shower a perfect spot for the steam unit. In addition to the steam, a handheld shower is another “standard” item in our shower designs. I like to locate these near a bench so you can sit while you target sore shoulder and back muscles. Another benefit is the cleanability of the shower walls and being able to take a quick shower without getting your hair wet. The slide bar is just the thing to accommodate different heights. For Mrs., a tub for soaking and relaxing were the main ingredients required for this remodel. Here I specified a Bain Ultra freestanding tub complete with air massage, chromatherapy, and a heated backrest. The tub filer is floor mounted and adds another element of elegance to the bath. I located the tub in a bay window so the bather can enjoy the beautiful view out of the window. It is also a great way to relax after a round of golf. Either way, both of my clients can enjoy the benefits of this tub. The tiles selected for the shower and the lower walls of the bathroom are slightly oversized subway tiles in a clean and bright white. The floors are 12x24 porcelain marble. The shower floor features a flat-cut marble pebble tile. Behind the vanity, the wall is tiled with Zellige tile in a herringbone pattern. The colors of the tile connect all the colors used in the bath. The final touches of elegance and luxury to complete our design, are the soft lilac paint on the walls, the mix of metal materials on the faucets, cabinet hardware, lighting, and yes, an oversized heated towel warmer complete with robe hooks. This truly is a space for rejuvenation and wellness.

The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. The property is one of the original farm houses located on the main street of a small town. It has been in the family for many years and our client just inherited the property. They were trying to have balance of preserving the old while realizing modern day living has its benefits too. The house had a large addition added using mostly old style materials, but designed with function and modern day luxuries. Our goal was to carry that theme to the outside. Our first problem we had to address was how to transition between the first floor elevation changes. The lower room was the husband’s office. He stated in the future he may have clients over and it would be nice to have an area to sit outside. The wife’s main concern was to renew the four corner garden. She also felt it was very important to be able to see it from the kitchen area. Finally there was an old wishing well stuck right outside the kitchen. They both felt it would be neat to be able to incorporate this in some how. They wanted a patio area with a built in grill to accommodate there family and friends. They also wanted to keep a large play area for the kids. We were able to pull this off successfully. We addressed the first issue by having a small lower level flagstone area. This area is large enough for 1 to 2 people to sit comfortably. It also provides a transition from his office to the larger patio area. We installed a simple small gravel sitting area opposite of the main patio. This provides our client a secluded place to relax or do business. Mrs.... told me she is amazed how much her and her husband enjoys this area. It is so peaceful looking at the small creek over a glass of wine. We built a natural limestone retaining wall to create the patio terrace. The stone was chosen to extend the houses architectural elements into the landscape. Irregular broken flagstone was used to give it a more casual feel. We installed three Serviceberries into the patio terrace to replace some trees that were taken down during the remodeling. She was very concern that they would block the view of the four corner garden. We new they were crucial to nestle in the terrace, so we placed them for a couple days for her to decide. Fortunately she agreed they not only kept the view open, but helped frame the garden. The four corner garden was designed to be viewed from afar and experienced up close. We wanted the space to have some formal structure while keeping with the casual farm house feel. Another natural limestone retaining wall was created. This leveled the garden terrace and helped associate it with the rest of the property. The four corner garden is nestled into the existing woods edge. This provides three distinct experiences to entering the garden; a more formal from the driveway, an open feel from the lower lawn, and a more natural / casual experience from the wooded area. The Plymouth brown gravel was used for the center of the garden. This helped highlight the stone post that was found during construction. The gravel also brings the sense of sound into the garden space. Lamb’s ear was chosen as a fun way to get kids interest in horticulture. The balance of using the new to create the old feel is what makes this project a success. The property has already hosted a local historical society event and won an award for its preservation efforts. When Mrs.... can’t find her husband, she knows he is either reading the newspaper by the grill or resting in the hammock along the wood’s path.

The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values.
