Like many projects, this began with a discussion about reconfiguring the island and refinishing the cabinets. Then the clients asked if I could change their sink (undermounted below granite), add a second dishwasher, and replace her double oven. When they realized the extent of those requests, they decided they might as well replace the cabinets and get the quality, storage, and finishes they wanted. They desired traditional styling with a French motif, and luxurious, yet durable finishes that would complement her eggplant/gold/green fabrics. To avoid more expense, we kept the existing windows and retained the existing placement of major appliances (except the cooktop which we moved slightly for better function). I relocated the microwave to the island so that we could install a built-in, larger refrigerator. I reconfigured the layout to better accommodate the needs of this large family – they have six children and three dogs. Everyone has breakfast, takes lunches, has dinner at home daily, and even the dog food is cooked from scratch. There are great organizational accessories in the cabinets. The full-extension quiet-close dovetail drawers minimize noise and feel like fine furniture. The cabinet and countertop finishes are extremely durable. Even the Iroko wood eating counter is easily maintained using an oil-wax that repels stains. The island shape provides seating for three as well as room for the cooktop, warming drawer, microwave drawer, and generous storage. The sprawling countertop works well for their volume of food preparation. The desk area now functions with proper phone and electrical outlets, file drawers, and enough counter. The choice of flooring was critical – the kitchen is part of a great room that flows into a large entry hall. The existing travertine, tile, and carpet did not wear well. I selected durable porcelain tiles that resemble limestone and wood and created a European-inspired woven design in the entry. A simpler version of the same materials in the kitchen and an inset real wood into the seating area create flow between the rooms. To create more visual interest, I removed non-critical soffits. The remaining soffits were clad with wood so it appears that all is part of the cabinet design. The mixture of glazed cherry and black rubbed-through-paint on cherry finishes are enhanced by the dramatic black and gold veins in the creamy granite counter. We retained the straw and plaster walls that create an old-world feeling. The custom mahogany and iron pantry door balanced the design and completed this truly unique space. Pewter cabinet hardware and patterned glass accentuate the motif. Many of the cabinet accountrements are made from a compo material and recreate historical French mouldings. The remaining adornments are hand-carved wood. On top of beauty and function, the cabinet boxes are made from environmentally-friendly, no formaldehyde-added agriboard. So we have traditional design, ornate mouldings, multi-step finishes, and are still nice to the earth and my clients! This full yard remodel was designed to enhance both function and curb appeal. Custom patina metal planters were installed in the backyard and front yard to add visual interest and a modern, timeless touch. Faux turf was incorporated to replace high-traffic areas and eliminate persistent muddy spots, creating a clean and low-maintenance landscape solution. Special care was taken to preserve existing mature trees, with custom turf cutouts around established trunks to allow for proper growth and drainage. Nestled in the heart of Dallas, our clients enjoy a 4-acre estate where they have developed the property for a "park" and "garden" like feel with lots of privacy and sound barrier from the neighbors and busy street along the front. They travel a lot for work and want to be able to come home and enjoy their own backyard oasis that is properly maintained and cared for. They also have 4 grandchildren who live on part of the property and roam around everywhere, so having lots of manicured lawn space to drive their toys around on, explore, etc. is important too. We service the property one day per week, since they retain a full-time porter. However, he is stretched thin as doesn't tend to much of the landscaping as needed as he's typically working on other side projects for the client. In order to complete our maintenance work within 5 hours on our service day, we work diligently with the client and the client’ assistant to constantly communicate issues we see and/or need to have resolved. Thankfully our client is very quick to respond and allows us an abundance of freedom to make necessary improvements when deemed necessary. Additionally, last minute work functions and/or parties are often hosted at their house. We often times have to respond quickly with an extra service visit, service date change, seasonal color change, bed mulching, etc. to help get it ready for their company. We value the trust and communication we have with this client and look forward to working with them for years to come!

This project began with precise field measurements and coordination with the existing roof edge and window layout to ensure clean alignment and proper water management. Our team prepared a custom subframe system designed to support the aluminum composite panel (ACP / ACM) gutter cover while allowing for thermal movement and long-term durability. The aluminum composite panels were fabricated with folded edges and return details to fully conceal fasteners and create sharp, continuous lines along the roof perimeter. During installation, each panel was carefully leveled and aligned to maintain consistent joints and a seamless visual flow across corners and transitions. Special attention was given to edge detailing, underside coverage, and integration with the soffit and wall finishes. The family who owned this 1965 home chose a dramatic upgrade for their Coquitlam full home renovation. They wanted more room for gatherings, an open concept kitchen, and upgrades to bathrooms and the rec room. Their neighbour knew of our work, and we were glad to bring our skills to another project in the area. Choosing Dramatic Lines In the original house, the entryway was cramped, with a closet being the first thing everyone saw. We opened the entryway and moved the closet, all while maintaining separation between the entry and the living space. To draw the attention from the entry into the living room, we used a dramatic, flush, black herringbone ceiling detail across the ceiling. This detail goes all the way to the entertainment area on the main floor. The eye arrives at a stunning waterfall edge walnut mantle, modern fireplace. Open Concept Kitchen with Lots of Seating The dividing wall between the kitchen and living areas was removed to create a larger, integrated entertaining space. The kitchen also has easy access to a new outdoor social space. A new large skylight directly over the kitchen floods the space with natural light. The kitchen now has gloss white cabinetry, with matte black accents and the same herringbone detail as the living room, and is tied together with a low maintenance Caesarstone’s white Attica quartz for the island countertop. This over-sized island has barstool seating for five while leaving plenty of room for homework, snacking, socializing, and food prep in the same space. To maximize space and minimize clutter, we integrated the kitchen appliances into the kitchen island, including a food warming drawer, a hidden fridge, and the dishwasher. This takes the eyes to focus off appliances, and onto the design elements which feed throughout the home. We also installed a beverage center just beside the kitchen so family and guests can fix themselves a drink, without disrupting the flow of the kitchen. Updated Downstairs Space, Updated Guest Room, Updated Bathrooms It was a treat to update this entire house. Upstairs, we renovated the master bedroom with new blackout drapery, new decor, and a warm light grey paint colour. The tight bathroom was transformed with modern fixtures and gorgeous grey tile the homeowners loved. The two teen girls’ rooms were updated with new lighting and furniture that tied in with the whole home decor, but which also reflected their personal taste. In the basement, we updated the rec room with a bright modern look and updated fireplace. We added a needed door to the garage. We upgraded the bathrooms and created a legal second suite which the young adult daughter will use, for now. Laundry Its Own Room, Finally In a family with four women, you can imagine how much laundry gets done in this house. As part of the renovation, we built a proper laundry room with plenty of storage space, countertops, and a large sink.
