This East Village kitchen design focuses on a sleek, integrated look using high-pressure laminate cabinetry in a soft grey tone and matching custom panels for all major appliances. The space is defined by Bria Elephantino quartz countertops and a full-height backsplash that complements the white-honed porcelain floor tiles. Professional-grade Bosch appliances and matte black Brizo fixtures are used throughout, while clever architectural details—like hidden lighting grooves and a custom cabinet to mask utility pipes—ensure the kitchen is both highly functional and visually uncluttered.

The Setup For this primary bath, our clients—empty nesters who recently updated their entire first floor—wanted a fresh, sophisticated look that would harmonize with the rest of their home’s new design. The original space included a large corner tub and a layout that, while functional, felt outdated and oversized for their needs. The goal was to update the bathroom with a layout that suited them perfectly without moving walls or major fixtures. Design objectives: Remove the large, outdated corner tub and replace it with a freestanding tub Expand and modernize the shower while keeping privacy in mind Update cabinetry for more organized, efficient storage Improve lighting with stylish yet understated fixtures to brighten the room Create a cozy, timeless atmosphere in the large space, maintaining functionality The Remodel Design challenges to be solved: Striking Balance with Lighting – The clients wanted a statement fixture that could enhance the overall design without feeling overwhelming or taking away from the open, airy atmosphere. Maximizing Existing Footprint – The clients wanted to avoid altering the floor plan, meaning the layout remained mostly the same. The focus was on enhancing the room’s functionality within the existing footprint. Retaining Coziness – With the removal of the oversized tub deck, there was a need to keep the space from feeling too vast and empty, ensuring it felt cozy and inviting despite the open layout. Adding Hidden Storage – The master closet was not attached to the bathroom, and the clients wanted a discreet way to store a hamper within the bath area without cluttering the room. The Renewed Space Design solutions: Freestanding Tub on an Angle – Replacing the old corner tub with a sleek, freestanding tub allowed the space to feel open and modern. Positioned at an angle, the tub brings balance to the layout and provides an inviting focal point while still preserving walk-around space for added functionality. Expanded Shower with Privacy Enhancements – The original, smaller shower was transformed with a larger footprint, half-wall for privacy, and contemporary brushed nickel fixtures, adding both style and function. A herringbone marble accent tile halfway up the shower walls adds a touch of sophistication without overwhelming the space. Custom Vanity with Built-in Hamper – A small pull-out hamper was added to the corner of the vanity, providing discreet storage and eliminating the need for a standalone basket. The cabinetry was reconfigured to be more functional and organized for the couple’s daily routines. Lighting that Complements the Room – The lighting selection was central to the redesign, with the client gravitating toward a bubble chandelier she had admired. After exploring several options, they chose a smaller size to provide a soft accent without dominating the space, tying in with the bathroom’s overall light and airy feel. The newly remodeled primary bath exudes a classic, calm atmosphere with a carefully chosen mix of textures and materials. The large porcelain floor tiles mimic the look of wood, lending a warm, traditional touch. Lightly textured cream tiles and brushed nickel fixtures create a soft and cohesive look, while the subtle herringbone marble accent in the shower adds just the right amount of elegance. Round mirrors above the vanities complement the curves of the freestanding tub, softening the room’s overall look and adding a touch of femininity. The result is a bright, timeless space tailored perfectly for the homeowners’ lifestyle.

Situated within a one-acre lot in Austin’s Tarry Trail neighborhood, the backyard of this existing 1933- vintage historical house was underutilized. The owners felt that the main drawbacks of the existing backyard were a general disconnection between each outdoor area and a general lack of relationship to the house proper. Therefore, the primary goal of the redesign was a scheme that would promote the use of the outdoor zones, with the pool as a centerpiece. The first major design move was to frame the pool with a new structure as a backdrop. This cabana is perpendicular to the main house and creates a clear “bookend” to the upper level deck while housing indoor and outdoor activities. Under the cabana’s overhang, an integrated seating space offers a balance of sunlight and shade while an outdoor grill and bar area facilitate the family’s outdoor lifestyle. The only enclosed program exists as a naturally lit perch within the canopy of the trees, providing a serene environment to exercise within the comfort of a climate-controlled space. A corollary focus was to create sectional variation within the volume of the pool to encourage dynamic use at both ends while relating to the interior program of the home. A shallow beach zone for children to play is located near the family room and the access to the play space in the yard below. At the opposite end of the pool, outside the formal living room, another shallow space is made to be a splash-free sunbathing area perfect for enjoying an adult beverage. The functional separation set up by the pool creates a subtle and natural division between the energetic family spaces for playing, lounging, and grilling, and the composed, entertaining and dining spaces. The pool also enhances the formal program of the house by acting as a reflecting pool within a composed view from the front entry that draws visitors to an outdoor dining area under a majestic oak tree. By acting as a connector between the house and the yard, the elongated pool bridges the day-to-day activities within the house and the lush, sprawling backyard. Planter beds and low walls provide loose constraints to organize the overall outdoor living area, while allowing the space to spill out into the yard. Terraces navigate the sectional change in the landscape, offering a passage to the lower yard where children can play on the grass as the parents lounge by the outdoor fireplace.

We had the opportunity to come alongside this homeowner and demo an old cottage and rebuild this new year-round home for them. We worked hard to keep an authentic feel to the lake and fit the home nicely to the space. ​ We focused on a small footprint and, through specific design choices, achieved a layout the homeowner loved. A major goal was to have the kitchen, dining, and living all walk out at the lake level. We also managed to sneak a master suite into this level (check out that ceiling!).

The Canton Farmhouse Project is an exciting new build project that has me focused on the Farmhouse Style Home with a modern twist! This decidedly American style is experiencing a major resurgence, appealing to those who prefer the classic, comforting style of a simpler time. It's a blend of architectural details, most easily recognized by its covered porches, simple forms, and natural finishes. 3600 SF new build single family home. Highlight: Farmhouse kitchen void of upper cabinets but features a large walk-in pantry. The connected dining room features pocket doors to separate the spaces as desired. This 1,400 sq. ft. studio, built in 2018 for Grammy Award–winning drummer, multi-instrumentalist, and producer Adam Box, was one of the earliest full-scale NILES design–build projects. After years of session and touring work, Adam had a clear vision for his own creative home—a space that combined comfort, vibe, and technical precision. Our team partnered closely with him through every phase of the design and build process to bring that vision to life. The studio features a full Control Room, a spacious Live Room, two amp isolation booths, and a large dedicated ISO booth engineered specifically for dry drum capture. Each room is fully wired for a complete live-tracking environment, enabling an entire band to plug in and record seamlessly. The Live Room is sonically open and collaborative, while the Control Room is fine-tuned for long stretches of creative focus and accurate monitoring. Aesthetic direction played a major role in this project. Natural stonework, warm wood details, and a comfortable, lived-in feel create a distinctive character throughout the space. Adam added many of his own finishing touches, giving the studio an unmistakable personal identity that reflects his style and musical approach. The result is a studio that delivers both atmosphere and performance—an inspiring hub for writing, tracking, mixing, and producing at the highest level.

After serving as a rental for some time, this home was ready to be reclaimed by its owner and her son. Gutting “back to the studs” was an understatement for this one. This transformation involved replanning everything; including the roof, the HVAC system, the entire plumbing system, and relocating the side entrance and staircase to the back of the house. Only the subfloors, the exterior framing structure, and the brick remains from this original 1940’s-built bungalow. When we’re renovating an old structure, we’re bound to find some surprises. This renovation did not disappoint! From basement to roof, we found more than a few, shall we say, potentially catastrophic surprises along the way. Let’s start with the basement. The homeowner wanted to update the basement and make it a usable living space for her adult son as well as a spa with a sauna for her. This required bringing the 6 foot ceiling height up to code at 7 feet. To do this, we had to re-think the HVAC system that was in the basement ceiling. When we opened up the basement ceiling to remove the HVAC supply and return trunks, we discovered asbestos! The asbestos had to be removed before we could dismantle and remove the HVAC system. For the main floor, when we were replanning the existing 2-bedroom layout to create two master bedrooms each with their own ensuites, we looked at the possibility of removing the main load-bearing wall. But our investigations led to the discovery that the load bearing wall was not lined up with the roof or the basement load points, so the load of the house was not continuous throughout. This was a disaster waiting to happen. And as we found out, this lack of alignment was causing major issues with the roof when we went to replace the shingles. We discovered portions of the roof truss in very poor condition, literally moments away from giving out. These were replaced and other truss components were fortified before we went on to re-shingle the roof and replace all the soffits and eavestroughs. Once the structural and space planning elements were sorted out, we could turn our focus to helping this homeowner select the finishes she and her son wanted for their new spaces. She wanted white all the way, and he wanted bold colours. You will see these color choices reflected in their private bathrooms as well as in the upper kitchen and living area that she will mostly use, and the basement entertainment area that he will mostly use. To round out the personalization of this made-new-again home, we converted the basement into an entertainment center with a bar for her son, and a sauna and third full bathroom with a jacuzzi tub for a spa-like feel for her. Without having to build from scratch, this homeowner got the custom home of her dreams. While you “can’t teach an old dog new tricks”, the sky’s the limit on how you can transform an old home into the home of your dreams. Because that troublesome wall was load bearing, so the GC, Miland Home Construction, had to install a beam to support the second floor. But once that was done, boy we had a lot of space to work with! Picking your countertops is a little like picking an ice cream flavor: you really want to see all your options! Not only is function important here, but your counter material is really a major element of the kitchen, so pick one you love! This client fell in love with Taj Mahal Quartzite. The backsplash was the next layer of fun. Now the mood of the kitchen becomes clear. Will it be elegant? Homey? Rustic? Picking the lighting then becomes like the fine tuner on a microscope, adjusting the view to its perfect clarity. With construction underway, and the mood of the new space established, soft furnishings become the focus. Layering in luxurious, yet durable fabrics are the name of the game for most families. We all want beautiful spaces that can stand up to spouses, kids, and pets! It’s always a lot fun to select a deep and comfy sofa and chairs! The finishing touches are what really give the project that designer look—so be sure to save room in the budget for art, window treatments, and accessories. In this home I wallpapered the wall behind the tv with a subtle grasscloth, selected a large abstract to center the room, and echoed its colors throughout the accessories. The result is eye-pleasing indeed: soft, textured, interesting and peaceful. This busy family was thrilled with the results.

The original Family Room was half the size with heavy dark woodwork everywhere. A major refresh was in order to lighten, brighten, and expand. The custom cabinetry drawings for this addition were a beast to finish, but the attention to detail paid off in spades. One of the first decor items we selected was the wallpaper in the Butler’s Pantry. The green in the trees offset the white in a fresh whimsical way while still feeling classic. Cincinnati area home addition and remodel focusing on the addition of a Butler’s Pantry and the expansion of an existing Family Room. The Interior Design scope included custom cabinetry and custom built-in design and drawings, custom fireplace design and drawings, fireplace marble selection, Butler’s Pantry countertop selection and cut drawings, backsplash tile design, plumbing selections, and hardware and shelving detailed selections. The decor scope included custom window treatments, furniture, rugs, lighting, wallpaper, and accessories.

After purchasing their ideal ranch style home built in the ‘70s, our clients had requested some major updates and needs throughout the house. The couple loved to cook and desired a large kitchen with professional appliances and a space that connects with the family room for ultimate entertaining. The husband wanted a retreat of his own with office space and a separate bathroom. Both clients disliked the ‘70s aesthetic of their outdated master suite and agreed that too would need a complete update. The JRP Team focused on the strategic removal of several walls between the entrance, living room, and kitchen to establish a new balance by creating an open floor plan that embraces the natural flow of the home. The luxurious kitchen turned out to be the highlight of the home with beautifully curated materials and double islands. The expanded master bedroom creates space for a relocated and enlarged master bath with walk-in closet. Adding new four panel doors to the backyard of the master suite anchors the room, filling the space with natural light. A large addition was necessary to accommodate the "Man Cave" which provides an exclusive retreat complete with wet bar– perfect for entertaining or relaxing. The remodel took a dated, choppy and disconnected floor plan to a bespoke haven sparkling with natural light and gorgeous finishes.
