This project was nearly a complete gut renovation of an existing Victorian built in the 1890’s. We did save or rebuild major elements such as the exterior millwork, ornate entry stair and stained glass windows. An addition to the south side of the house integrated the rooflines and exterior details to create a seamless blend between the old and new. The goal of the project was to modernize the house and interior layout while still keeping the feel of a traditional home. Major elements in the scope included a completely new open kitchen, expanded living room, new master bedroom and bath suite, all new family baths and powder room. The renovation also included a library to house the owner’s extensive book collection as well as a basement workout and family room area. One primary request of the owners was to rid the house of a bat infestation problem due to poorly detailed roof vents. Once we rebuilt the roof soffits and provided new insulation for the house, the bat issue was resolved.

This antebellum home was built in the 1840's. A major restoration project included a new copper roof, new wood columns, restoration of interior plaster work, new historically compatible lighting. Could a dreadful dishwasher leak be a blessing in disguise? The Redding kitchen was very odd. The house was a beautiful brick house from the early 1900’s, but the kitchen had been renovated since then with an impractical layout. It worked, but, for as much time as Mr. and Mrs. spend in the kitchen, it left much to be desired. Because they enjoy cooking so much, they dreamed of having a functional kitchen that added to the character of the home and respected the history of it. So that’s why Mr. and Mrs. went to a Lancaster Home Show where they meet ALL Renovation & Design. They were impressed with our process which guides clients through the design phase in a unique way that guarantees a customized remodel, tailored to their dreams. We really hit it off, but, since they were still in the idea stage, the years passed quickly. Then one morning they discovered a puddle under the dishwasher. And, as is often the case, the damage had already spread to the surrounding cabinets and a large area of the floor. And upon further inspection, it was discovered that part of the floor was made with asbestos – which would require expert remediation. This was turning into a major rehab project. That’s when they were faced with a tough call: do they patch it up now and rip it out in a few years when they remodel the entire kitchen, or, do they remodel now? They called ALL Renovation & Design. First we worked with the insurance company to raise the damage claim to what it would have actually cost to repair the damage done by the leak… several thousand dollars higher than what they had initially appraised it. Then we guided Mr. and Mrs. through the design process that carefully articulated the goals and vision for the new kitchen. Functionality and complementing the home’s character were top priority. They were extremely pleased with the help we provided in guiding them through the cabinet choices, layout, and color selections. Communication was key. Especially when we got into the demolition and construction work. One thing you can be sure of when working with older homes is that there are almost always surprises between the walls. For the Redding kitchen it took the form of a steel support beam that we discovered on the second day of demolition. Because it prevented us from opening up the doorway, we had to pivot and adjust the cabinet spacing. Electrical access was also a serious problem that required added creativity to be sure the new space would include all the functionality of a modern kitchen. But all the challenges were overcome through creativity and almost constant communication. At last, it was complete. Together we transformed the space into a beautiful transitional kitchen that is a joy to work in. The maple cabinets with full-overlay doors were painted in matte white with copper hardware. The countertop and backsplash were Hanstone Quartz in the Strato color. It included a 30” single-basin sink in 14-gauge hammered copper. For the floor they chose Lauzan Maple Hardwood in the Sahara finish, installed in the herringbone pattern. And to really set off the kitchen, the old appliances were replaced with new GE Café appliances in their classy matte white with brushed copper accents.

Inspiration for a coastal exterior home remodel in Orange County

A major remodeling project results in a spacious home designed for a busy family. An open floor plan and state-of-the-art kitchen are perfect for entertaining a crowd.

The original intent of this project was to replace the island, hood, countertops, and a few appliances. A primary bath remodel was the main priority. But once the couple realized certain features would enhance the functionality of the kitchen – not to mention completely change the aesthetic – they put the master bath on hold and decided to remodel the entire kitchen first. Design objectives: -Omit separate table, plan for a larger island that would seat 7 people -Simple, clean lines – no rounded corners or weird angles -Nothing trendy – use modern classic details -Uncluttered countertops -Better pantry storage for food & small appliances -Integrated major appliances -Coffee bar -Avoid “1 color on perimeter with second color on island” -Integrate a harmonious variety of finishes -Integrate black & handmade metals Design challenges: -Island shape to fit within confines of existing half wall between kitchen & family room & bay window/door to backyard -Narrow kitchen with major walkway -Planning for 7 seats at the island -Keep guest social area away from the cook’s zone -Place appliances according to use -Point-of-use storage for an avid cook within a relatively small space -Integrate colors without looking too busy THE NEW KITCHEN -While the island is mostly rectangular, the seating area utilizes the bay extension without interfering with the exterior door -All seating is placed on the outside perimeter of the island, giving the cook dedicated prep space -The L-shaped seating area & adjacent coffee bar encourage guests to gather on the outside edge of the kitchen where they can still interact with the cook -Island prep space includes 5 feet of versatile drawer storage, double waste basket and an open paper towel dispenser -One pantry designated for food; the other for small appliances & bulk storage; creates visual armoire look -Microwave drawer in island faces refrigerator for easy access & less interference with cook’s zone -Appliance garages avoid clutter on the countertops -Off-white upper cabinets make the kitchen look larger while the black bases offer contrast without closing in the space Once the client committed to remodeling her entire kitchen, she had a good idea of the direction she wanted the space to take. Even so, there were many details that remained open to explore & contemplate. The end result is modern, clean and ultimately transitional – a creative vision anchored in functionality and artistry! A powder room remodel was added to the project that beautifully compliments the kitchen aesthetic. The entire staircase, all trim & doors were painted in the same tones as the kitchen, transforming the entire first floor into a cohesive & welcoming space. It was a great collaborative partnership!

"We have remodeled our kitchen previously with Taylor Pro, and we were so delighted we booked Kerry again to do our bathroom. Most major remodels are a few weeks of construction h***, and this was no exception, but Kerry kept the focus on the schedule and the results. 2013 PROFESSIONAL REMODELER, SILVER AWARD WINNER, RESIDENTIAL KITCHEN Located in the new Trump International Golf Course Community, this contemporary home has a great location overlooking the golf course. The current layout, however, prevented the owners from taking advantage of its breathtaking view. Goals of the remodel were to open up the first floor layout by taking down the partition walls between the kitchen and dining room. The homeowner also wanted to update the home’s galley kitchen, replacing its dark cabinets and counters. Once the walls were removed, major obstacles because they were load bearing, the new design could evolve. The ten foot ceilings provided the opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry right below it. The custom made brush stroke finished cabinetry with bells and whistles such as corbels and chimney style wood hood surrounded with leaded glass cabinetry. Pillars were all part of detailed craftsmanship of this project. A large 5’ x 14’ island is the focal point of the design. The island consists of main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. Its darker cabinetry provides a beautiful contrast to the opaque white cabinets on the surrounding walls. White marble counters and backsplash brighten up the kitchen and two crystal chandeliers create a timeless yet elegant feel. High-end Thermador appliances covered in custom inset panels are part of this featured project to implement the classic look the homeowner wanted for this kitchen. Finally, a featured cabinet arch with leaded glass separates the kitchen from the dining room and displays the homeowner’s fine china. Finally, large windows and French doors offer beautiful golf course views from multiple vantage points.

This major whole-house and second-story addition project in West Vancouver transforms a single-level residence into a spacious, multi-level modern home.
