Our clients were looking to build an income property for use as a short term rental in their backyard. In order to keep maximize the available space on a limited footprint, we designed the ADU around a spiral staircase leading up to the loft bedroom. The vaulted ceiling gives the small space a much larger appearance.
To provide privacy for both the renters and the homeowners, the ADU was set apart from the house with its own private entrance.
The design of the ADU was done with local Pacific Northwest aesthetics in mind, including green exterior paint and a mixture of woodgrain and metal fixtures for the interior.
Durability was a major concern for the homeowners. In order to minimize potential damages from renters, we selected quartz countertops and waterproof flooring. We also used a high-quality interior paint that will stand the test of time and clean easily.
The end result of this project was exactly what the client was hoping for, and the rental consistently receives 5-star reviews on Airbnb.

Q: Please tell us about the architectural vision and interior design style of the home, and how Antique Impressions’ Cantabria Hickory floor fits into it.
A: Our design vision for the home was simple, classic and timeless. The flooring was an important factor in our design concept as we wanted to run the same floor throughout the majority of our home. With two young children, we wanted a hardwood floor that was durable, looked clean and that would stand the test of time. Therefore, selecting the flooring was one of the first decisions we made for our home. We used our flooring selection to make subsequent design decisions, and having the flooring as the element that tied the whole house together made the design process easier.

An historic Spanish Colonial residence built in 1925 being redesigned and furnished for a modern-day Southern California family was the challenge. The interiors of the main house needed the backgrounds set and then a timeless collection created for its furnishings. Lifestyle was always a consideration as well as the interiors relating to the strong architecture of the residence. Natural colors such as terra cotta, tans, blues, greens, old red and soft vintage shades were incorporated throughout. Our goal was to maintain the historic character of the residence combining design elements and materials considered classic in Southern California Spanish Colonial architecture. Natural fiber textiles, leathers and woven linens were the predominated upholstery choices. A 7000 square foot basement was added and furnished to provide a gym, Star Wars theater, game areas, spa area and a simulator for indoor golf and other sports.
Antiques were selected throughout the world, fine art from major galleries, custom reproductions fabricated in the old-world style. Collectible carpets were selected for the reclaimed hardwood flooring in all the areas. An estancia and garden over the basement were created and furnished with old world designs and materials as reclaimed woods, terra cotta and French limestone flooring.

Located in the picturesque San Luis Drive neighborhood, the Okimoto Residence was a major remodel and addition. What started as a minor facelift, the project underwent a series of design iterations to address the growing family's needs. The clients wanted a clean and contemporary home that wouldn't stick out in this typically traditional San Luis Obispo neighborhood.
The final design was a 4 bedroom home with a large great room and play room. A 9' x 16' pocketing slider door opens the great room to the lush backyard which sits directly adjacent to the San Luis Creek. Smooth trowel stucco, a standing seam metal roof, and a texas limestone clad spine wall blend seamlessly with the warmer trim accents and clear cedar eaves. On the interior, the thoughtfully selected finishes provide a clean and inviting space that compliment the young, growing family's lifestyle.

The main floor was lifted for higher ceilings, more light, and better lot presence. At our first meeting, my clients’ insisted that whenever possible, the materials selected be renewable, Earth friendly and ideally, locally sourced. But to get to that end, they did not want to sacrifice a beautiful, cohesive design. For flooring, we selected a Teragren strand bamboo that set the tone for the entire space. The soaring ceilings and beams in the main living space were clad entirely in FSC certified VG fir. No or low VOC paint was used throughout the home and the majority of the tile is porcelain with a minimum recycled content of 80%. The custom LED lighting fixtures were created by an artisan in Oregon and truly capture the style and scale of the home.

A.B.C.D. is the new version of the iconic A.B.C. armchair produced in 1996, updated thanks to major technical modifications. The base is in metal, the padding in expanded polyurethane, covered in leather or fabric. The metal armrest of A.B.C has been eliminated for a softer appearance. The chair relies on a sophisticated mechanism that slides the seat forward for maximum comfort. The idea of the low seat that rests on the ground is still contemporary, along with the snug fit of the large cushions inside the cubical form suggested by the metal platform. The Osservatorio Permanente del Design has selected A.B.C.D. for the ADI Design Index 2015, the prestigious nomination for the Compasso d’Oro Award 2016.

This kitchen customer wanted to do a major update on their kitchen space. By selecting Wellborn cabinetry in the River Rock finish, topping it with countertops and full height splash of Cambria’s Brittanicca Gold Warm quartz – we were able to brighten the space up and give it a refreshing look. Beautiful, on trend, and just what this client needed!

While the majority of the home is fresh and bright, we did want to incorporate some saturation! Selecting the master bedroom, we choose to paint the entire room a deep blue; then creating a tone-on-tone effect by layering in bedding and wall art in the same color range. The overall effect is both moody, dramatic and yet incredibly relaxing. We carried this saturated look into the master bath as well, were we opted for the most beautiful black floor tiles, arranged in a herringbone pattern; and handcrafted teal wall tiles.

When designing the new kitchen, we reconfigured the layout, which allowed us to create a more linear design that functioned better for our client and her needs. This new layout created ample storage that allowed our client to organize her kitchen, have all the upgraded interior features and a place for everything. We also made sure all the appliances needed were incorporated into the kitchen along with a 60" refrigerator! The island became a major focal point, like a piece of furniture with decorative legs, that grounded the space and became the main gathering place with enough seating for five. Our client selected a really pretty distressed green inset cabinetry for the main kitchen area that really set the tone for the new farmhouse style in the home. The accent decorative range hood, glass uppers with the X Mullions, granite countertops, farmhouse sink, statement faucet and the handcrafted tile backsplash she selected tied everything together.
