An historic Spanish Colonial residence built in 1925 being redesigned and furnished for a modern-day Southern California family was the challenge. The interiors of the main house needed the backgrounds set and then a timeless collection created for its furnishings. Lifestyle was always a consideration as well as the interiors relating to the strong architecture of the residence. Natural colors such as terra cotta, tans, blues, greens, old red and soft vintage shades were incorporated throughout. Our goal was to maintain the historic character of the residence combining design elements and materials considered classic in Southern California Spanish Colonial architecture. Natural fiber textiles, leathers and woven linens were the predominated upholstery choices. A 7000 square foot basement was added and furnished to provide a gym, Star Wars theater, game areas, spa area and a simulator for indoor golf and other sports.
Antiques were selected throughout the world, fine art from major galleries, custom reproductions fabricated in the old-world style. Collectible carpets were selected for the reclaimed hardwood flooring in all the areas. An estancia and garden over the basement were created and furnished with old world designs and materials as reclaimed woods, terra cotta and French limestone flooring.

Before, the kitchen was very closed off, dark and did not have a good flow. When designing the new kitchen, we reconfigured the layout, which allowed us to create a more linear design that functioned better for our client and her needs. This new layout created ample storage that allowed our client to organize her kitchen, have all the upgraded interior features and a place for everything. We also made sure all the appliances needed were incorporated into the kitchen along with a 60" refrigerator! The island became a major focal point, like a piece of furniture with decorative legs, that grounded the space and became the main gathering place with enough seating for five. Our client selected a really pretty distressed green inset cabinetry for the main kitchen area that really set the tone for the new farmhouse style in the home. The accent decorative range hood, glass uppers with the X Mullions, granite countertops, farmhouse sink, statement faucet and the handcrafted tile backsplash she selected tied everything together.

Located in the picturesque San Luis Drive neighborhood, the Okimoto Residence was a major remodel and addition. What started as a minor facelift, the project underwent a series of design iterations to address the growing family's needs. The clients wanted a clean and contemporary home that wouldn't stick out in this typically traditional San Luis Obispo neighborhood.
The final design was a 4 bedroom home with a large great room and play room. A 9' x 16' pocketing slider door opens the great room to the lush backyard which sits directly adjacent to the San Luis Creek. Smooth trowel stucco, a standing seam metal roof, and a texas limestone clad spine wall blend seamlessly with the warmer trim accents and clear cedar eaves. On the interior, the thoughtfully selected finishes provide a clean and inviting space that compliment the young, growing family's lifestyle.

An extensive Master Bathroom remodel-
A builder grade bathroom was given a major update. Using the existing footprint we were able to maximize the bathrooms potential by installing full height cabinetry to provide much needed storage, by locating both sink vanities on the same wall we were able to incorporate a make-up vanity opposite the sinks. Cream cabinets and marble tops were selected to contrast with the grey porcelain, limestone and glass tiles used on the floors. A custom handmade tile mosaic was installed at the tub surround for visual interest.

At our first meeting, my clients’ insisted that whenever possible, the materials selected be renewable, Earth friendly and ideally, locally sourced. But to get to that end, they did not want to sacrifice a beautiful, cohesive design. For flooring, we selected a Teragren strand bamboo that set the tone for the entire space. The soaring ceilings and beams in the main living space were clad entirely in FSC certified VG fir. No or low VOC paint was used throughout the home and the majority of the tile is porcelain with a minimum recycled content of 80%. The custom LED lighting fixtures were created by an artisan in Oregon and truly capture the style and scale of the home.

Lots of Texture and Character - We created this transitional style kitchen for a client who loves color and texture. When she came to ‘g’ she had already chosen to use the large stone wall behind her stove and selected her appliances, which were all high end and therefore guided us in the direction of creating a real cooks kitchen. The two tiered island plays a major roll in the design since the client also had the Charisma Blue Vetrazzo already selected. This tops the top tier of the island and helped us to establish a color palette throughout. Other important features include the appliance garage and the pantry, as well as bar area. The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature.
This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture.
The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters.
Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home.
Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house.
