Here are the details of a job I recently completed in the town of Biggleswade, which lies on the River Ivel in Bedfordshire. My client had a fantastic red and black Victorian tiled floor with a topical seal. However, she also had a new addition to the family in the form of a new puppy and, as I’m sure most of you reading will know, puppies can be very messy and additionally urine contains Uric acid which can eat away at sealers. Therefore, my client asked me to strip off the old topical seal, before replacing with an impregnating sealer better suited to protect the tiles against an untrained puppy. My client had been replenishing the topical seal for many years, but after discussing this decided that Tile Doctor Colour Grow, an impregnating and colour enhancing sealer, would be better suited. My first task was, of course, to remove the old topical sealer. I did this using a strong dilution of Tile Doctor Pro-Clean, which is a high alkaline cleaner that when used in a concentrated form can remove sealers. The alkaline helps to break down the sealer while also lifting out any ingrained dirt suffered by the stone. The solution was left to dwell for approximately twenty minutes before being scrubbing it into the tiles using a rotary machine fitted with a scrubbing pad. Nonetheless, after giving the tiles a rinse, I discovered evidence of an old impregnating sealer in the tiles that was also need to be removed before resealing. To do this I applied Tile Doctor Remove & Go which is a powerful, dedicated coatings remover which did the job although the use of a steamer and several scrubbing brushes helped with the task. After completing the stripping, I still felt that I could improve the appearance of the tiles further, so I ran over the tiles with a small six inch Tile Doctor Diamond encrusted burnishing pad fitted to a hand-held buffer to finish the cleaning process. After completely the stripping process, I gave the entire floor a rinse and left it to dry for several days. Upon my return I sealed the tiles using two coats of Tile Doctor Colour Grow. This is an impregnating, colour enhancing sealer that really brought out the shades of red and black in these Victorian tiles. Along with Victorian tiles, Colour Grow is also suitable for use of Flagstone, Limestone, Quarry, Sandstone and Marble tiles, amongst others. We designed and built Kentucky's first LEED Platinum Net Zero Energy Net Zero Water home in the private sector. We named the home 'My Green Kentucky Home' playing off the state song 'My Old Kentucky Home'. Our take on a home should have people and the planet in mind. We found LEED to be the best most credible third-party green certification program to address these important challenges today. The envelope of the home was designed to minimize energy losses and maximize inside comfort by using Insulated Concrete Form walls from the footers to the roof, spray foam and blown in cellulose in the attic, rigid foam beneath the Lower Level basement slab and triple-pane fully insulated casement windows. The home was oriented with the back facing south to maximize daylighting, passive heating in the winter and solar production. Our HVAC is geothermal with a storage tank to preheat domestic water. A fresh air system was installed in the return side of the HVAC system to filter and then mix with supply air to the home. All paints were zero VOC. The reclaimed KY horse farm fencing turned into beautiful hardwood floors was finished with a low VOC sealer. Carpets were low VOC and the 100% recycled padding was zero VOC. The custom cabinets for the kitchen and baths were made locally and built with FSC certified plywood with no added formaldehyde. The home collects 100% of the rainwater that hits the roof into a 3,300 gallon rainwater collection tank. The primary use of the collected water is to irrigate the lawns, landscaped beds and supply the hose bibs. When the tank is low it automatically shuts the tank valve and opens the city water valve to operate with city water pressure until the tank fills past a certain level, saving electricity and wear and tear on the pump. The cistern is designed to service all the homes domestic water needs when KY State Plumbing code will allow it in the future. All appliances are Energy Star and locally made by GE. The counter tops on all cabinets are recycled materials and durable without requiring sealers or maintenance. We went a step further for indoor air quality and installed AirRenew drywall by Certainteed which works like trees do in the environment by pulling in VOC's into the drywall and making it inert. The Florida Tile was made in Kentucky with recycled content. We monitor all utility usage per electrical circuit and monitor the amount of energy produced by the solar panels as well helping the owners make more informed decisions. The home was such a hit that it was the catalyst that sparked development in a dormant neighborhood of vacant lots. We had the home open for three months to the public where hundreds of folks toured it as it was laid out like an art museum. We had actual walls open all the way to the outside layer of ICF insulation where they saw the concrete and steel inside the walls. We also had the lower level basement slab cut open to show how we insulate beneath the concrete and how we drain and mitigate radon. It was a super inspirational project that made people think about people and the planet much differently than before. This Victorian tiled hallway was one of the most beautiful Victorian floors I have ever had the pleasure to work on. With the wide range of patterns and colours they are available in, it seems no two Victorian tiled floors are exactly the same, and this uniqueness is part of what makes them so appealing to property owners. Unfortunately, this floor had been poorly maintained over the years, even suffering from a few loose and missing tiles. There was a thick coating of dust and dirt soiling its appearance, and the property owner was understandably keen to remedy the situation. Having realised that everyday household cleaners are not likely to achieve great results, she asked me to carry out a full professional restoration, including making some repairs where necessary. I was pleasantly surprised to find out that this property was situated in the town of Wyken, which is a few miles outside of Coventry city centre and in fact just down the road from where I live myself! Before making a start on the cleaning process, it was first necessary to re-fix the small number of loose tiles and replace a single missing tile by the radiator. Fortunately, I’ve been working on these types of floors for some time and have built up a good collection of replacement Victorian tiles so I was able to find one that matched in nicely with the rest of the floor without too much problem. To clean the tiles, I began by applying a layer of Tile Doctor Oxy-Gel directly into the floor with a small brush. This product is very similar to the popular Tile Doctor Pro Clean: both are strong alkaline cleaners, strippers and degreasers, with the main difference being that Oxy-Clean comes in a gel form, making it easier to control and therefore ideal for precise cleaning, or for application to vertical surfaces. Like Pro Clean and being an alkaline base it is suitable for use on all types of natural stone and tile. The Oxy-Gel was left to soak into the tiles for around ten minutes before being scrubbed in and then rinsed off carefully with water, I then used a wet vacuum to extract the now soiled cleaning solution off the floor. The next step was to acid wash the floor using Tile Doctor Acid Gel; this served to break down alkaline mineral deposits inherent in the grout along with some excess grout that had been left on the untidily left on tile from installation. It is recommended not to use this product on acid-sensitive soon such as Marble and Limestone as it can cause irreparable etching but its fine on Victorian tiles as long as you don’t leave it on too long. Finally, the floor was given a rinse with clean water to remove any trace of chemicals from the cleaning and to neutralise the area in preparation for sealing. I left the floor for 48 hours to dry before returning to the property to seal the tiles. This allowed plenty of time for the floor to dry completely, which is important as any excess moisture can damage the ability of the sealer to protect against dirt and stains. My choice of sealer for this floor was Tile Doctor High Shine; three coats in total were applied, providing – as the product name suggests – the high shine finish that the customer had requested. The sealer will provide durable surface protection going forward preventing dirt from becoming ingrained into the pores of the tile and ensuring it remains easy to clean and keeping its appearance for some time to come. As a big fan of Victorian tiles, it was a great pleasure to restore this floor, and my customer was certainly pleased too. PREMIUM TRAVERTINE FRENCH PATTERN PAVERS On this pool remodel project, our customer preferred to use the French Pattern design, which is a good way to break up the monotony of the typical geometric or square appearance of large areas. Just like this outstanding pool deck remodel, patios and walkways will appear more fluid and mosaic by eliminating grout lines and the usual linear effect as well as the need for constant maintenance of the typical square or rectangular paver. A French Pattern or a Versailles pattern is a paver pattern made up of four different sized tiles. Most French patterns are laid in stone, and nearly all are sold in “bundles” of tile that will cover 16 square feet. Travertine pavers on your pool deck will reflect heat on hot days, remaining cool to the touch, unlike concrete surface options. Travertine does not discolor or become chalky after installation. The texture of travertine ensures that the stone remains slip resistant for wet feet, while its cool feel prevents burns. Another great advantage of travertine pavers is that there will be no visible grout lines; grout can be a source of both installation problems and added cost for future removal / replacement or up-keep.

Our clients had just recently closed on their new house in Stapleton and were excited to transform it into their perfect forever home. They wanted to remodel the entire first floor to create a more open floor plan and develop a smoother flow through the house that better fit the needs of their family. The original layout consisted of several small rooms that just weren’t very functional, so we decided to remove the walls that were breaking up the space and restructure the first floor to create a wonderfully open feel. After removing the existing walls, we rearranged their spaces to give them an office at the front of the house, a large living room, and a large dining room that connects seamlessly with the kitchen. We also wanted to center the foyer in the home and allow more light to travel through the first floor, so we replaced their existing doors with beautiful custom sliding doors to the back yard and a gorgeous walnut door with side lights to greet guests at the front of their home. Living Room Our clients wanted a living room that could accommodate an inviting sectional, a baby grand piano, and plenty of space for family game nights. So, we transformed what had been a small office and sitting room into a large open living room with custom wood columns. We wanted to avoid making the home feel too vast and monumental, so we designed custom beams and columns to define spaces and to make the house feel like a home. Aesthetically we wanted their home to be soft and inviting, so we utilized a neutral color palette with occasional accents of muted blues and greens. Dining Room Our clients were also looking for a large dining room that was open to the rest of the home and perfect for big family gatherings. So, we removed what had been a small family room and eat-in dining area to create a spacious dining room with a fireplace and bar. We added custom cabinetry to the bar area with open shelving for displaying and designed a custom surround for their fireplace that ties in with the wood work we designed for their living room. We brought in the tones and materiality from the kitchen to unite the spaces and added a mixed metal light fixture to bring the space together Kitchen We wanted the kitchen to be a real show stopper and carry through the calm muted tones we were utilizing throughout their home. We reoriented the kitchen to allow for a big beautiful custom island and to give us the opportunity for a focal wall with cooktop and range hood. Their custom island was perfectly complimented with a dramatic quartz counter top and oversized pendants making it the real center of their home. Since they enter the kitchen first when coming from their detached garage, we included a small mud-room area right by the back door to catch everyone’s coats and shoes as they come in. We also created a new walk-in pantry with plenty of open storage and a fun chalkboard door for writing notes, recipes, and grocery lists. We designed custom walnut built-ins to house all of their books, and added glass french doors to give them a bit of privacy without making the space too closed off. We painted the room a deep muted blue to create a glimpse of rich color through the french doors Powder Room The powder room is a wonderful play on textures. We used a neutral palette with contrasting tones to create dramatic moments in this little space with accents of brushed gold. Master Bathroom The existing master bathroom had an awkward layout and outdated finishes, so we redesigned the space to create a clean layout with a dream worthy shower. We continued to use neutral tones that tie in with the rest of the home, but had fun playing with tile textures and patterns to create an eye-catching vanity.
