Our architectural strategy required a continuous first floor (10ft) and the home remained aligned with the existing circle driveway. Hello NordenFinding out that, sadly, their two beloved pine trees needed to come down allowed for an otherwise unusable space to be transformed into an outdoor dining, living and pool area. This home is on the bluff so we had to tier the landscape to follow the slope. That turned out to be a fun design challenge as it allowed us to create separate purposeful areas. The goal was modern yet super cozy, with a "has this been here for 100 years?" vibe. We built a new 8' privacy fence, massive pergola, an intriquately laid stone wall (purposely) using found and mismatched stone to look like it has been in the South of France for years. We expertly unwound a 70+ year old grape vine and placed each strand on top of the new pergola for instant privacy. We used one of the tiers for a stock tank pool clad in cedar, which has proven to be the most used area. A massive fireplace (that's still temporary!) built entirely of reclaimed street pavers anchers the main living space. We wired electricity for a fan and speakers as well as some charming cafe lights that are perfect for evening movie sessions. All the furniture was custom made by Hello Norden and is avaiable for purchase through our site. All dining and living styling items are also from HN and available on our site. We love how this space came together with our signature layer upon layer of textures both old and new.
Richard's Total Backyard SolutionsUnique from every angle and not your traditional pool! The pool itself is long enough to do laps in but also features a tanning ledge area to relax on. The super spa is a massive 5-tier raised spa that is beautifully wrapped with glass tile on the spillway and is complimented with porcelain waterline tile throughout the pool to blend in together with the natural stone presented throughout the backyard as well. But wait- there is more! A travertine pathway leads you to the spa which the homeowners had the stairs custom-made to easily climb in the spa. The long travertine raised wall allows guests to sit all around the backyard and not be restricted to hang out in just one area. Finally, the backyard is finished off with a gorgeous and massive custom outdoor kitchen that is faced with two different materials to bring in the mixed elements that make this unusual backyard very unique and chic!

SPACE LINE DESIGN ARCHITECTSSLDarch: Just 120 miles south of Barcelona lies the tranquil Mediterranean Island of Majorca. Here, on a gentle wooded slope with mountain, forest and sea views, we have carefully situated a modernist 675sm (7,265sf) vacation villa, presenting a formal geometric facade, angularly framing the Main Entry door and double grand waterfalls.
The showpiece here is the massive bronze art-glass entry door where we have applied a rich red-leather 'picture frame' wrap on the structural surround.
Step through the heavy bronze and leather pivot door into the two-story atrium / living room wrapped by the upper bedroom bridge walk- throw open the massive sliding glass window walls and open the house directly to the shimmering blue swimming pool and patio.
Below grade is a finished basement lounge, with exercise spa and fully equipped service bar with huge window looking underwater into the pool, plus a game room and 8 person theater.
At this level is also the 5 car garage parking.
Siobhan's Outdoor TransformationsTropical modern vibe makes this new build a standout residence- inspired by our client's travels in Mexico. The Bismarck palm/ Bismarckia nobilis seen to the left. "nobilis" in its name means noble - a perfect description of this formal and massive palm. A perfect focal point for such a large home– one of the most stunning and desired large palm trees in Florida. Native to Madagascar it grows to a height of 30 to 60 feet with a spread of 12 to 16 feet. The massive 4-foot-wide costapalmate leaves are typically silver-green in color, but a light olive-green-leaved variety also exists. The bold texture and color and eventual great height of this species make a strong statement in any setting, but can be overpowering in small residential landscapes.

Thompson RemodelingWhen dreaming about the perfect master suite remodel, there are two important ingredients that are always in the mix– the closet space and the master bath. Too often, existing homes will have small closets and baths in the master suite leaving homeowners frustrated and ultimately unsatisfied. At Thompson Remodeling, we have seen our share of strange configurations, but that’s part of the fun. We enjoy the challenge of reconfiguring space to make it work better for our clients.
In this recent master suite remodel, the existing floor plan had a small bath with vanities located in the bedroom not the bath, two reach-in closets, and a massive closet with a vaulted ceiling and skylight. Now, who doesn’t love a great big closet? But this one was roughly 11’x 14’ – big enough to be a bedroom!
To start, we decided to get rid of the two reach-in closets to make the main section of the bedroom larger, a gain of 66 square feet. In the massive closet space we designed a spacious bathroom and dressing area. With a window and skylight already in place, there is a ton of natural light. Next, we swapped the original bath space out for a closet.
The flow of this master bedroom is so much better now! Before, you would walk in to the room and be facing a double vanity sink. Now, there’s a small entryway that leads to a much more open and inviting space. The homeowners wanted an organic feel to the space and we used an existing corner fireplace to set the tone. Cream, muted grays and taupes are mixed with natural and weathered woods throughout.
We replaced glass block with a barn door made of reclaimed wood. This creates a beautiful focal point in the room.
In the bathroom, quartz countertops are accented with a stone mosaic backsplash. Maple cabinets with a java finish are a rich offset to the lighter wood vanity mirror and heated ceramic floor.
We think this new master suite remodel is stunning! What a major improvement in the functionality of the entire space.

Greenleaf Construction | HomeThis project wasn't just the ultimate in creating an open concept home -- it was a great team building exercise as well. This massive effort couldn't have succeeded without the contributions of everyone involved, and with a project of this scale it takes the entire team to get every last detail correct from start to finish. I particularly enjoyed the structural feat of making a massive 20' tall load bearing wall completely disappear and then seeing the impact natural light can have in an open area. We love challenges like this one!

Gulf Building LLCGulf Building recently completed the “ New Orleans Chic” custom Estate in Fort Lauderdale, Florida. The aptly named estate stays true to inspiration rooted from New Orleans, Louisiana. The stately entrance is fueled by the column’s, welcoming any guest to the future of custom estates that integrate modern features while keeping one foot in the past. The lamps hanging from the ceiling along the kitchen of the interior is a chic twist of the antique, tying in with the exposed brick overlaying the exterior. These staple fixtures of New Orleans style, transport you to an era bursting with life along the French founded streets. This two-story single-family residence includes five bedrooms, six and a half baths, and is approximately 8,210 square feet in size. The one of a kind three car garage fits his and her vehicles with ample room for a collector car as well. The kitchen is beautifully appointed with white and grey cabinets that are overlaid with white marble countertops which in turn are contrasted by the cool earth tones of the wood floors. The coffered ceilings, Armoire style refrigerator and a custom gunmetal hood lend sophistication to the kitchen. The high ceilings in the living room are accentuated by deep brown high beams that complement the cool tones of the living area. An antique wooden barn door tucked in the corner of the living room leads to a mancave with a bespoke bar and a lounge area, reminiscent of a speakeasy from another era. In a nod to the modern practicality that is desired by families with young kids, a massive laundry room also functions as a mudroom with locker style cubbies and a homework and crafts area for kids. The custom staircase leads to another vintage barn door on the 2nd floor that opens to reveal provides a wonderful family loft with another hidden gem: a secret attic playroom for kids! Stainless steel faucet and soap dispenser seen in this photo...same set-up on the other end of this really large sink, so two people can work side by side, with plenty of room. The custom framed ledge is granite inside and on top and note the nice cubby for paper towels. The countertops are finished with an eased edge – very contemporary. This room is very clean, very simple - with all the ingredients for a gourmet kitchen.
