The new owner of this Centex complex townhomes was about to overhaul there entire first floor. Having a building industries background, he wanted to explore taking all interior walls out and create a much-desired open floor plan with a massive kitchen.
The current home had a front living room followed by a small boxed out dining room. A structure wall separating the back of the house kitchen from the front living space. It was all to chopped up for their daily lives. The floor is concrete slab. the partition wall was bearing. The HVAC system is located on second floor and the supply and return ducts were all boxed in columns in living spaces.
Challenges:
• Eliminating bearing partition walls
• Relocating all supply and return ducts from box columns
• Run 1” gas line from exterior meter for new 48” stove
• Cutting slab concrete to relocate all plumbing and electrical for new island
The plan was to combine the entire first level and create an open space floor-plan, with locating the new large kitchen in front of this town house, implementing a large island in middle of the space which accommodate big group seating.
The old kitchen converted to a casual family room seating space facing a wall coved with linear fireplace and sheep-lap barded wall and embedded Tv.
The old glued down floor was removed and replaced with a more contemporary LVT flooring,
The entire space covered with new LED lighting, floor to ceiling cabinetry on south wall with upgraded appliances and inside lighting cabinetry.

500 sq ft addition with 11 ft ceilings, flat roof, massive windows, horizontal wood siding was installed with a rain screen. This complete home renovation included a new master bathroom in the existing master bedroom and full basement under the addition. This home was lacking main floor living space and had a very small kitchen for a growing family. The addition created a massive open great room concept connected to the kitchen where the cook could be apart of the conversation and kids/guests could as well be involved in the meal process with out being in the way with a large 10 ft island. Finding out that, sadly, their two beloved pine trees needed to come down allowed for an otherwise unusable space to be transformed into an outdoor dining, living and pool area. This home is on the bluff so we had to tier the landscape to follow the slope. That turned out to be a fun design challenge as it allowed us to create separate purposeful areas. The goal was modern yet super cozy, with a "has this been here for 100 years?" vibe. We built a new 8' privacy fence, massive pergola, an intriquately laid stone wall (purposely) using found and mismatched stone to look like it has been in the South of France for years. We expertly unwound a 70+ year old grape vine and placed each strand on top of the new pergola for instant privacy. We used one of the tiers for a stock tank pool clad in cedar, which has proven to be the most used area. A massive fireplace (that's still temporary!) built entirely of reclaimed street pavers anchers the main living space. We wired electricity for a fan and speakers as well as some charming cafe lights that are perfect for evening movie sessions. All the furniture was custom made by Hello Norden and is avaiable for purchase through our site. All dining and living styling items are also from HN and available on our site. We love how this space came together with our signature layer upon layer of textures both old and new.

Our architectural strategy required a continuous first floor (10ft) and the home remained aligned with the existing circle driveway. The rustic metal roof front entrance porch (gas lanterns) leads into a massive 2 story center hall (home of a large, centered gathering table) to a large centered outdoor back yard courtyard (kitchen to the right and sports bar to the left) which centers on the new swimming pool and wide outdoor stairs of the retaining wall required for the extensive stormwater management system.
