RAJ Kitchen and Bath, LLCOur client had the laundry room down in the basement, like so many other homes, but could not figure out how to get it upstairs. There simply was no room for it, so when we were called in to design the bathroom, we were asked to figure out a way to do what so many home owners are doing right now. That is; how do we bring the laundry room upstairs where all of the bedrooms are located, where all the dirty laundry is generated, saving us from having to go down 3 floors back and forth. So, the looming questions were, can this be done in our already small bathroom area, and If this can be done, how can we do it to make it fit within the upstairs living quarters seamlessly?
It would take some creative thinking, some compromising and some clients who trust you enough to make some decisions that would affect not only their bathroom but their closets, their hallway, parts of their master bedroom and then having the logistics to work around their family, going in and out of their private sanctuary, keeping the area clean while generating a mountain of dust and debris, all in the same breath of being mindful of their precious children and a lovely dog.
SENCE ARCHITECTSThe Bunker House is a two-story house with a bomb shelter in the basement.
A bunker house is a two-story residential building with a basement bomb shelter. In a short time, we had to equip the basement, master the "two walls" principle and properly seal the windows to protect ourselves and our family from the impact of the shock wave. Our priorities have changed when choosing a home - proximity to the city center or transportation hubs no longer matters.
Moreover, SENCE ARCHITECTS also took care of other safety aspects. According to the rules, the storage has two distributed exits outside, each with light "hints" of the direction of evacuation. The basement area is sealed and equipped with a double ventilation system. This is a zone of guaranteed protection against missile attacks, poisonous or radioactive substances, combustion products, and bacteriological weapons. The first mode works on air recovery, providing a fresh flow of it in the absence of heat loss. The second is carried out by a filter ventilation unit — it cleans the outside air, and then distributes it to the compartments and creates excess pressure.
Thus, contaminated air will not penetrate inside even through small cracks in protective structures.
CONCEPTUAL SOLUTION
The structures of the building itself are made of strong reinforced concrete — this way SENCE ARCHITECTS suggests abandoning "glass" facades. The number of windows has also been reduced: they will have a protective anti-shock film, and in case of an explosive wave, they will be closed with reinforced shutters made of fire-resistant plywood. At the entrance to the house and bomb shelter, armored doors are installed.
Water is supplied from its own artesian well, electricity — from its own diesel power plant. This means that possible damage to infrastructure facilities will not affect the lives of residents in any way. The house is equipped with modern types of radio- and telephone communication, and satellite Internet, which will work even in the bomb shelter. The signaling and air-raid alert systems are to be installed too. The systems are powered autonomously and have backup channels. Overall, given its specificity, the house is designed for a family of 4-5 people.

Our scope included a complete overhaul of the primary bathroom and powder room, a heavy kitchen refresh, along with new hardware, doors, paint, lighting, furnishings and window treatments throughout the home. Our goal was to also elevate the home’s architectural details, including a new stair rail, back to what could have been original millwork while creating a feminine, sophisticated space for a family of 5 (plus one adorable furry friend).

Axis Mundi DesignWhen marrying two Upper West Side apartments to accommodate a growing family’s needs, the team at Axis Mundi was faced with a conundrum: how to distinctly delineate public and private spaces without sacrificing the greater openness conferred by the expansion. So they limned that line with a six-foot square sliding glass door, which enables parents to block out the sounds of rambunctious youth emanating from private quarters, while also shielding sleeping children from the later night activities of their parents—all of it without obscuring light or affecting the impression of open-plan living. Continuity of materials—hand-scraped walnut plank floors, a custom bamboo veneer kitchen and living room shelving—enhances the sense of sweeping, loft-like spaces. Materials also create intriguing textural contrasts, as in a powder room where a high-tech glass sink and black stainless steel penny tile is softened by a leather door with contrast stitching one must open to enter the space.

Charter Custom HomesThe phone rings early in the morning, and it’s a long-time client who treats our team of skilled craftsmen like family, continually lauding our work. It’s these types of clients we all have and all love and, of course, will drop anything to help.
As I navigate my usual morning commute, I’m greeted by a forlorn sigh and the description of the freak-fire which destroyed their beloved outdoor living area (along with the home’s family room, kitchen, and master bedroom). Getting past the initial shock, we had to act quickly to ensure their safety. Quite the start to the morning.
Challenges with this project run deeper than just the build: security of the entire affected area, good and sensitive communication, and navigating a pandemic lockdown can cause even the strongest-willed person to throw their hands up and call it quits.
When the fire broke out, it took out the entire backyard and portions of the home, making the structure unlivable. We needed to mitigate the fire damage and make sure the house was secure against break-ins, but also, no damage existed that could cause harm to the neighbors.
It’s these moments where relationships matter. The client needed a trusted and established partner to begin the rebuilding process. Professional knowledge is only one part of the puzzle. It’s here an empathetic ear, and extra solace goes far to remind the client all can be rebuilt.
Lastly, none of us saw the difficulties a pandemic would bring. At a time when a person was about to use every square foot of their home to shelter-in-place, our client would be in the middle of a rebuild with no use of their beautiful outdoor living area to get through the day. Luckily, we were able to work with the city of Clyde Hill and continue through an emergency services waiver.
What was done? The outdoor living area included a complete rebuild of the gazebo, including a large sitting area and fire pit. Stone patios were replaced, and additional stone was chosen to create a secondary, uncovered living area with a fire pit to enjoy during the summer months.
The build is a testament to superb craftsmanship and design. However, we believe excellence also includes the holistic approach to listen deeply, empathize and understand a client’s history, external pressures of the world, and build community and relationship.
LWB Design Landscape ArchitectureThe wonderful owners of this old estate wanted a landscape architect to help them design & locate a pool in their backyard. LWB had the privilege of being selected. Upon touring the property, other items of desire were identified such as a vehicular turn-around, pool house, outdoor pavilion, car-park needs and topographic grading challenges affecting drainage around their home. LWB developed a master plan and worked with the owners and contractors in fulfilling their landscape goals.
SENCE ARCHITECTSThe Bunker House is a two-story house with a bomb shelter in the basement.
A bunker house is a two-story residential building with a basement bomb shelter. In a short time, we had to equip the basement, master the "two walls" principle and properly seal the windows to protect ourselves and our family from the impact of the shock wave. Our priorities have changed when choosing a home - proximity to the city center or transportation hubs no longer matters.
Moreover, SENCE ARCHITECTS also took care of other safety aspects. According to the rules, the storage has two distributed exits outside, each with light "hints" of the direction of evacuation. The basement area is sealed and equipped with a double ventilation system. This is a zone of guaranteed protection against missile attacks, poisonous or radioactive substances, combustion products, and bacteriological weapons. The first mode works on air recovery, providing a fresh flow of it in the absence of heat loss. The second is carried out by a filter ventilation unit — it cleans the outside air, and then distributes it to the compartments and creates excess pressure.
Thus, contaminated air will not penetrate inside even through small cracks in protective structures.
CONCEPTUAL SOLUTION
The structures of the building itself are made of strong reinforced concrete — this way SENCE ARCHITECTS suggests abandoning "glass" facades. The number of windows has also been reduced: they will have a protective anti-shock film, and in case of an explosive wave, they will be closed with reinforced shutters made of fire-resistant plywood. At the entrance to the house and bomb shelter, armored doors are installed.
Water is supplied from its own artesian well, electricity — from its own diesel power plant. This means that possible damage to infrastructure facilities will not affect the lives of residents in any way. The house is equipped with modern types of radio- and telephone communication, and satellite Internet, which will work even in the bomb shelter. The signaling and air-raid alert systems are to be installed too. The systems are powered autonomously and have backup channels. Overall, given its specificity, the house is designed for a family of 4-5 people.

Ideal Home Theaters of New JerseyThe biggest part of the project was for the client’s master bedroom, where he wanted a full, high-end audio/video setup. We built it around a stunning 65-inch Sony Bravia XBR-65X900E, which is a 4K HDR Ultra HD Smart TV, top-rated by sites like TechRadar and CNET. IDEAL Home Theaters of NJ mounted it above the fireplace and its slim profile fit perfectly with the elegant décor of the room. State-of-the-art fiber optic HDMI cabling eliminated the problem of bulky wires affecting the appearance of the installation.

Xtreme Renovations, LLCXtreme Renovations just completed a Total Kitchen Renovation Project for our clients in the Westbury Area. Our clients envisioned transforming their closed in Kitchen to a functional open space that flowed into the Living Area to provide a much large feel to the main Living area. This renovation project required removing a set of upper cabinetry along with a load bearing support post. To provide the wide open ‘feel’ our clients desired, a new support beam was install between the Kitchen and Living area. All Kitchen existing cabinets were refaced to a shaker style and painted white. Two additional custom built cabinets were added to the back Cabinetry for additional storage space as well as adding a hidden trash receptacle drawer. To add functionality to the new cabinets, full extension soft closing drawer glides were install with European soft closing hedges on the new cabinet doors. The project also included installing new Absolute Black Granite with Travertine subway Tile backsplash. New Travertine tile flooring was also installed on a Versailles pattern from the front entryway into the Kitchen and walkway to the Master Bedroom. To add a touch of class and the ‘Wow Factored’ that our clients deserved and Xtreme Renovations is known for, upgraded LED recessed lighting along with over countertop Pendulum lighting as well as under cabinet lighting on dimmers created a ambiance that is inviting and soothing to the eye. Many other electrical upgrades were provided as well as install a stainless Farm Sink. Drywall repair and repainting areas affected by the renovation topped of this remarkable transformation.
