We titled this project Fortitude as a description of the incredible couple to whom it belongs. In August 2016 a large area of the state was devastated by a flood that shattered records not reached in over 30 years. This home was one of the many affected. After having to endure less than professional contractors and a some medical emergencies. the couple completed the project three years later. This volcanic rock comes in random sizes and could be installed in either a running bond formation or a random one. Their durable nature makes them an excellent choice for driveways because they can withstand tremendous pressure and weight (such as that of vehicles) and oil leaks will not affect the aesthetics of this stole because of its charcoal color.

The Granada Hills ADU project was designed from the beginning to be a replacement home for the aging mother and father of this wonderful client. The goal was to reach the max. allowed ADU size but at the same time to not affect the backyard with a pricey addition and not to build up and block the hillside view of the property. The final trick was a combination of all 3 options! We converted an extra-large 3 car garage, added about 300sq. half on the front and half on the back and the biggest trick was incorporating the existing main house guest bedroom and bath into the mix. Final result was an amazingly large and open 1100+sq 2Br+2Ba with a dedicated laundry/utility room and huge vaulted ceiling open space for the kitchen, living room and dining area. Since the parents were reaching an age where assistance will be required the entire home was done with ADA requirements in mind, both bathrooms are fully equipped with many helpful grab bars and both showers are curb less so no need to worry about a step. It’s hard to notice by the photos by the roof is a hip roof, this means exposed beams, king post and huge rafter beams that were covered with real oak wood and stained to create a contrasting effect to the lighter and brighter wood floor and color scheme. Systems wise we have a brand new electrical 3.5-ton AC unit, a 400 AMP new main panel with 2 new sub panels and of course my favorite an 80amp electrical tankless water heater and recirculation pump.

This was a fairly complex addition/renovation using an unfinished attic space over another existing addition on the home. We modified the roof trusses internally so that we did not have to remove the newer roof in place. We added this amazing Primary Bathroom suite and renovated the primary bedroom and the lower rooms below that were affected.

Shower walls are large pieces of tile 12" wide by 24" high laid with no grout. The wavy vertical pattern mimics falling water. The glass mosaic behind the plumbing fixtures also create a waterfall affect.

In this project we turned a 2 car garage into an ADU (accessory dwelling unit) in 2 Months!! After we finalized the floor plans and design, we submitted to the city for approval. in this unique garage we made it luxurious because we created a vaulted ceiling, we divided the kitchen/living room from the master bedroom. We installed French doors in the main entry and the master bedroom entry. We framed and installed a large bay window in the kitchen. we added 2 mini split air conditioning (One in the master and one in the living room) we added a separated electric panel box just for the unit with its own meter. We created a private entry to the unit with it's own vinyl gate and we closed it at the end of the unit with another vinyl gate and we made tile on the walkway.
