Orange Home • Design | Remodel | BuildLocated in the charming High Pines neighborhood, this project was born out of necessity and vision. The homeowners—a couple with three young daughters—had outgrown their dated home but found that the cost and compromises of buying a new property in Miami simply didn’t make sense. Instead, they chose to invest in a full-scale renovation, tailored to enhance their lifestyle, maximize space, and modernize every corner of their home.
The transformation included opening up the kitchen to create more connected living spaces, enclosing a discreet laundry room, remodeling all bedrooms and bathrooms, creating a resort-style outdoor retreat with a new pool, patio, and outdoor kitchen, and building an 800-square-foot master suite addition. The result is a cohesive, family-friendly design that balances style, comfort, and function.
Main Living Areas
At the heart of the home, the kitchen showcases custom Shaker-style cabinetry, sleek quartz countertops, and a spacious central island designed for entertaining. Pendant lights above the island add warmth and character, while linear diffusers subtly enhance airflow. Custom refrigerator panels create a cohesive, high-end aesthetic, all set atop durable wood-look porcelain tile flooring that extends throughout the living spaces.
Flowing effortlessly into the living room, the open-concept design promotes comfort and sophistication. Recessed and linear LED lighting highlight a striking tropical wood feature wall, while a wood slat divider adds architectural interest and provides subtle separation without sacrificing openness. Hidden within this feature wall is a discreet door leading to a new, efficiently designed laundry room.

Throughout the home, the existing bedrooms and bathrooms were fully renovated to meet the needs of the growing family. For the Master Ensuite more and more when we do full renovations down to studs we are removing the terrible 5' tubs and tiny itty bitty 3x3' showers. For some reason the idea of luxury meant squeeze as much as you can so you have a long list of features when you go to market. More and more we are doing oversized his and hers showers. So when you have a drain that you are repurposing from previous plumbing fixtures and the drain isn't centred, it's pretty much magic to have the team surprise you after several site meetings and evaluations - we opted for the plumbers favourite to use Schluter linear tile over drains and have the oversized tile cut to fit and provide the necessary grout lines for a flush shower threshold. This might seem like nothing but is everything when we have the perfect tile layout be inline with the what we think is a centred drain. These are the kind of details that make my OCD sister inside so happy, we call it the centre flush drain happy dance. Kudos to @caisleydevelopments @4thdimensionconstruction with the help of @stonetilevancouver for finding a perfect subtle sand toned oversized porcelain. A large format tile in a shade and same tone value as our hardwood floor and one shade darker than our Baltic Birch flush panels for ease of cleaning and hiding dirt. When you want things clean I opt for showers with minimal detailing to be in shades darker than white. Cleaning becomes less treacherous. Also gone is this idea of ugly accent tile, we opt for uniform tile one material throughout a bathroom floor to ceiling and if possible all walls. Construction geekery 101 continues

Axis MundiConceived by architect Rafael Viñoly—432 Park Avenue is the tallest residential skyscraper in the Western Hemisphere. This apartment designed by John Beckmann and his design firm Axis Mundi has some of the most breathtaking views in Manhattan.
Known for their glamorous low-slung aesthetic, Axis Mundi took the challenge to design the residence for an American client living in China with a family of four, and an important art collection (including the likes of Cy Twombly, Gerhard Richter, Susan Frecon, Vik Muniz and Lisette Schumacher, among others).
In the dining room, a Bocci “28 Chandelier” hangs above an intricate marble and brass table by Henge, with ceramics by John Born. Entering the main living area, a monumental “Let it Be” sectional from Poltrona Frau sits on a silver custom-designed Joseph Carini wool and silk rug. A ‘Surface” coffee table designed by Vincent Van Duysen and “Fulgens” armchairs in saddle leather by Antonio Citterio for B&B Italia create the penultimate space for entertaining.
The sensuous red library features custom-designed bookshelves in burnished brass and walnut, as a “Wing Sofa” in red velvet from Flexform floats atop a “Ponti” area rug from the Rug Company. “JJ Chairs” in Mongolian lamb fur from B&B Italia add a rock and roll swagger to the space.
The kitchen accentuates the grey marble flooring and all-white color palette, with the exception of a few light wood and marble details. A dramatic pendant in hand-burnished brass, designed by Henge, hovers above the kitchen island, while a floating marble counter spans the window opening. It is a serene spot to enjoy a morning cappuccino while pondering the ever-changing skyline of the Metropolis.
In a counterintuitive move, Beckmann decided to make the gallery dark by finishing the walls in a smoked lacquered plaster with hints of mica, which add sparkle and glitter.
John Beckmann made sure to include extravagant fabrics from Christopher Hyland and a deft mix of textures and colors to the design. In the master bedroom is a wall-length headboard system in leather and velvet panels from Poliform, with luxurious bedding from Frette. Dupre Lafon lounge chairs in a buttery leather rest on a custom golden silk carpet by Joseph Carini, while a pair of parchment bedside lamps by Jean Michel Frank complete the design.
The facade is treated with an LED lighting system which changes colors and can be controlled by the client with their iPhone from the street.

To the manor born… or at least it will feel like it in this elegant yet easygoing French Country home designed by Visbeen Architects with a busy family who wants the best of the past and the present in mind. Drawn from both French and English traditional architecture, this two-story 5,463-square-foot home is a pleasing and timeless blend of two perennially popular styles.
Driving up the circular driveway, the home’s front façade impresses with its distinctive details, including a covered porch, iron and stone accents, a roofline with multiple peaks, large windows and its central turret capping two bay windows. The back is no less eye-catching, with a series of large central windows on all three floors overlooking the backyard, two private balconies and both a covered second-floor screen porch and an open-air main-level patio perfect for al fresco entertaining.
There’s magic on the inside too. The expansive 2,900-square-foot main level revolves around a welcoming two-story foyer with a grand curved staircase that leads into the rest of the luxurious yet not excessive floor plan. Highlights of the public spaces on the left include a spacious two-story light-filled living room with a wall of windows overlooking the backyard and a fireplace, an adjacent dining room perfect for entertaining with its own deck, and a open-plan kitchen with central island, convenient home management area and walk-in pantry. A nearby screened porch is the perfect place for enjoying outdoors meals bug-free. Private rooms are concentrated on the first-floor’s right side, with a secluded master suite that includes spa-like bath with his and her vanities and a large tub as well as a private balcony, large walk-in closet and secluded nearby study/office.
Upstairs, another 1,100 square feet of living space is designed with family living in mind, including two bedrooms, each with private bath and large closet, and a convenient kids study with peaked ceiling overlooking the street. The central circular staircase leads to another 1,800 square-feet in the lower level, with a large family room with kitchen /bar, a guest bedroom suite, a handy exercise area and access to a nearby covered patio.

Cape Associates, Inc.This home, set at the end of a long, private driveway, is far more than meets the eye. Built in three sections and connected by two breezeways, the home’s setting takes full advantage of the clean ocean air. Set back from the water on an open plot, its lush lawn is bordered by fieldstone walls that lead to an ocean cove.
The hideaway calms the mind and spirit, not only by its privacy from the noise of daily life, but through well-chosen elements, clean lines, and a bright, cheerful feel throughout. The interior is show-stopping, covered almost entirely in clear, vertical-grain fir—most of which was source from the same place. From the flooring to the walls, columns, staircases and ceiling beams, this special, tight-grain wood brightens every room in the home.
At just over 3,000 feet of living area, storage and smart use of space was a huge consideration in the creation of this home. For example, the mudroom and living room were both built with expansive window seating with storage beneath. Built-in drawers and cabinets can also be found throughout, yet never interfere with the distinctly uncluttered feel of the rooms.
The homeowners wanted the home to fit in as naturally as possible with the Cape Cod landscape, and also desired a feeling of virtual seamlessness between the indoors and out, resulting in an abundance of windows and doors throughout.
This home has high performance windows, which are rated to withstand hurricane-force winds and impact rated against wind-borne debris. The 24-foot skylight, which was installed by crane, consists of six independently mechanized shades operating in unison.
The open kitchen blends in with the home’s great room, and includes a Sub Zero refrigerator and a Wolf stove. Eco-friendly features in the home include low-flow faucets, dual-flush toilets in the bathrooms, and an energy recovery ventilation system, which conditions and improves indoor air quality.
Other natural materials incorporated for the home included a variety of stone, including bluestone and boulders. Hand-made ceramic tiles were used for the bathroom showers, and the kitchen counters are covered in granite – eye-catching and long-lasting.

WOCA for wood flooring comes in various forms and is a great way of making sure that your wood is protected, but at the same time looks natural. A highly popular as well as effective way of treating wood floors, oils effectively penetrate into the wood and in some cases harden into the surface of the floor to stop damage and to maintain the wood in its optimum condition.

Is oil finish as durable as traditional factory urethane finishes with aluminum oxide?
When it comes to durability, oil finish flooring tackles the issue with a completely different method. The penetrating oil serves as protection from moisture and wear while allowing the user to feel the wood grains in their bare feet. If compared directly to factory finished aluminum oxide finish, the oil finish flooring will not perform as well to abrasion and impact. However, the beauty of this finish is the fact that it will camouflage any scratches which will inevitably accumulate over time.
Will this finish evaporate over time and will this be harmful for indoor air quality?
Another concern for oil finished floors its effect on indoor air quality. For on-site applications, some varieties suggest several coats which typically require the residents to be out of the home due to mild odors. However, there are factory finished UV-cured or single coat applications which lessen the downtime. Despite the odors produced during the drying process, oil finish floors rank amongst the lowest for VOC (volatile organic compound) emissions. Certain brands even boast true zero VOC. This fact alone makes oil finished floors one of the best options for green building solutions.

Does this type of finish require additional maintenance which I am not familiar with?
For weekly cleaning, oiled floors use a special cleaner which contains an oil and soap mixture. After a period of 12-18 months some oil may evaporate causing the wood grains to appear dry. An additional layer of oil can be reapplied to keep the floor looking fresh. Although oil finished floors require more involvement in periodic maintenance in high traffic areas, this maintenance can be done much easier than the equivalent of an onsite sand and refinish.
