Coconut Grove is Southwest of Miami beach near coral gables and south of downtown. It’s a very lush and charming neighborhood. It’s one of the oldest neighborhoods and is protected historically. It hugs the shoreline of Biscayne Bay. The 10,000sft project was originally built 17 years ago and was purchased as a vacation home. Prior to the renovation the owners could not get past all the brown. He sails and they have a big extended family with 6 kids in between them. The clients wanted a comfortable and causal vibe where nothing is too precious. They wanted to be able to sit on anything in a bathing suit. KitchenLab interiors used lots of linen and indoor/outdoor fabrics to ensure durability. Much of the house is outside with a covered logia. The design doctor ordered the 1st prescription for the house- retooling but not gutting. The clients wanted to be living and functioning in the home by November 1st with permits the construction began in August. The KitchenLab Interiors (KLI) team began design in May so it was a tight timeline! KLI phased the project and did a partial renovation on all guest baths. They waited to do the master bath until May. The home includes 7 bathrooms + the master. All existing plumbing fixtures were Waterworks so KLI kept those along with some tile but brought in Tabarka tile. The designers wanted to bring in vintage hacienda Spanish with a small European influence- the opposite of Miami modern. One of the ways they were able to accomplish this was with terracotta flooring that has patina. KLI set out to create a boutique hotel where each bath is similar but different. Every detail was designed with the guest in mind- they even designed a place for suitcases.

OVERVIEW Set into a mature Boston area neighborhood, this sophisticated 2900SF home offers efficient use of space, expression through form, and myriad of green features. MULTI-GENERATIONAL LIVING Designed to accommodate three family generations, paired living spaces on the first and second levels are architecturally expressed on the facade by window systems that wrap the front corners of the house. Included are two kitchens, two living areas, an office for two, and two master suites. CURB APPEAL The home includes both modern form and materials, using durable cedar and through-colored fiber cement siding, permeable parking with an electric charging station, and an acrylic overhang to shelter foot traffic from rain. FEATURE STAIR An open stair with resin treads and glass rails winds from the basement to the third floor, channeling natural light through all the home’s levels. LEVEL ONE The first floor kitchen opens to the living and dining space, offering a grand piano and wall of south facing glass. A master suite and private ‘home office for two’ complete the level. LEVEL TWO The second floor includes another open concept living, dining, and kitchen space, with kitchen sink views over the green roof. A full bath, bedroom and reading nook are perfect for the children. LEVEL THREE The third floor provides the second master suite, with separate sink and wardrobe area, plus a private roofdeck. ENERGY The super insulated home features air-tight construction, continuous exterior insulation, and triple-glazed windows. The walls and basement feature foam-free cavity & exterior insulation. On the rooftop, a solar electric system helps offset energy consumption. WATER Cisterns capture stormwater and connect to a drip irrigation system. Inside the home, consumption is limited with high efficiency fixtures and appliances. Despite its small size, the room looks spacious and light and is always filled with fresh clean air thanks to the large window. This four-story townhome in the heart of old town Alexandria, was recently purchased by a family of four. The outdated galley kitchen with confined spaces, lack of powder room on main level, dropped down ceiling, partition walls, small bathrooms, and the main level laundry were a few of the deficiencies this family wanted to resolve before moving in. Starting with the top floor, we converted a small bedroom into a master suite, which has an outdoor deck with beautiful view of old town. We reconfigured the space to create a walk-in closet and another separate closet. We took some space from the old closet and enlarged the master bath to include a bathtub and a walk-in shower. Double floating vanities and hidden toilet space were also added. The addition of lighting and glass transoms allows light into staircase leading to the lower level. On the third level is the perfect space for a girl’s bedroom. A new bathroom with walk-in shower and added space from hallway makes it possible to share this bathroom. A stackable laundry space was added to the hallway, a few steps away from a new study with built in bookcase, French doors, and matching hardwood floors. The main level was totally revamped. The walls were taken down, floors got built up to add extra insulation, new wide plank hardwood installed throughout, ceiling raised, and a new HVAC was added for three levels. The storage closet under the steps was converted to a main level powder room, by relocating the electrical panel. The new kitchen includes a large island with new plumbing for sink, dishwasher, and lots of storage placed in the center of this open kitchen. The south wall is complete with floor to ceiling cabinetry including a home for a new cooktop and stainless-steel range hood, covered with glass tile backsplash. The dining room wall was taken down to combine the adjacent area with kitchen. The kitchen includes butler style cabinetry, wine fridge and glass cabinets for display. The old living room fireplace was torn down and revamped with a gas fireplace wrapped in stone. Built-ins added on both ends of the living room gives floor to ceiling space provides ample display space for art. Plenty of lighting fixtures such as led lights, sconces and ceiling fans make this an immaculate remodel. We added brick veneer on east wall to replicate the historic old character of old town homes. The open floor plan with seamless wood floor and central kitchen has added warmth and with a desirable entertaining space.

The master bathroom is complete with a freestanding brushed metal bathtub as a focal point. Its location on the second floor provides the desired privacy while a wall of windows allows in beautiful natural lighting.
