When the neighbor expanded, the small, open courtyard became an extension of the neighbor's driveway. Southern Landscape designed and built a custom privacy trellis to shield the neighbor while creating an intimate retreat off the master bedroom. ,Asian jasmine climbs the trellis, while dianella, foxtail, and little gem magnolia highlight the custom water feature, all of which contributes to the quiet oasis.

Nestled in the countryside and designed to accommodate a multi-generational family, this custom compound boasts a nearly 5,000 square foot main residence, an infinity pool with luscious landscaping, a guest and pool house as well as a pole barn. The spacious, yet cozy flow of the main residence fits perfectly with the farmhouse style exterior. The gourmet kitchen with separate bakery kitchen offers built-in banquette seating for casual dining and is open to a cozy dining room for more formal meals enjoyed in front of the wood-burning fireplace. Completing the main level is a library, mudroom and living room with rustic accents throughout. The upper level features a grand master suite, a guest bedroom with dressing room, a laundry room as well as a sizable home office. The lower level has a fireside sitting room that opens to the media and exercise rooms by custom-built sliding barn doors. The quaint guest house has a living room, dining room and full kitchen, plus an upper level with two bedrooms and a full bath, as well as a wrap-around porch overlooking the infinity edge pool and picturesque landscaping of the estate.

One of the best things about my job is getting to meet new people, and I had so much fun with this Glen Ellyn client who, after many years of contemplation, came in to remodel her kitchen and bath. We planned to tear out her old kitchen and master bath and replace them with new, fresh designs that would feel at home with her cottage style home, take into consideration her love for the outdoors, and tackle some aging-in-place challenges. The master bath was a very tight space with an awkward vanity, tub and toilet. For ease of use, the client wanted to eliminate the tub and add a shower, so we transformed the tub into a zero threshold shower with a small flip-down bench and hand shower so that she can shower sitting down if needed and there is no risk of tripping on the shower curb. A small cone shaped vanity provides a unique look and provides storage. A wall hung toilet helps address some clearance issues, and grab bars at shower and toilet address safety concerns. There was even room for a small built in cabinet across from the toilet for towel and toiletry storage. Antique lighting and wallpaper combined with modern plumbing fixtures keep the space looking cottage-y but also up-to-date. The homeowners of this Marblehead residence wished to remodel their master bathroom, which had been redone only a few years prior. The previous renovation, however, was not a pleasant experience and they were hesitant to dive-in again. After an initial conversation, the homeowners agreed to meet with me to discuss the project. listened to their vision for the room, paid close attention to their concerns, and desire to create a tranquil environment, that would be functional and practical for their everyday lifestyle. In my first walk-through of the existing bathroom, several major issues became apparent. First, the vanity, a wooden table with two vessel sinks, did not allow access to the medicine cabinets due to its depth. Second, an oversized window installed in the shower did not provide privacy and had visible signs of rot. Third, the wallpaper by the shower was peeling and contained mold due to moisture. Finally, the hardwood flooring selected was impractical for a master bathroom. My suggestion was to incorporate timeless and classic materials that would provide longevity and create an elegant environment. I designed a standard depth custom vanity which contained plenty of storage. We chose lovely white and blue quartzite counter tops, white porcelain tile that mimic the look of Thasos marble, along with blue accents, polished chrome fixtures and coastal inspired lighting. Next, we replaced, relocated, and changed the window style and shape. We then fabricated a window frame out of the quartzite for protection which proved to give the shower a lovely focal point. Lastly, to keep with the coastal theme of the room, we installed shiplap for the walls. The homeowners now look forward to starting and ending their day in their bright and relaxing master bath. It has become a sanctuary to escape the hustle and bustle of everyday life.

Most design showhouses are properties for sale, and each designer creates a space for viewing. It’s a great way to market the property and the designer. However, the Kingston Design Showhouse in the Fall of 2019 was at Historic Wiltyck House in Kingston, New York, that's partially used as an Airbnb and home for the owners. The room I designed is the homeowner's private dining room; therefore, we took their taste and needs into account, especially on architectural decisions. The overall style is a mixture of modern and traditional, feminine and masculine, and moody and bright, lots of depth but not overwhelming. The architecture serves as a canvas for the furniture showcased during the exhibit and then the homeowner's furniture that will occupy the space afterward. Small details such as replacing or refinishing the doorknobs, replacing the switches and outlets were not forgotten. Then more significant details such as the wallpapered ceiling, new ceiling medallion, and light fixture make a tremendous impact on the space. The wall paint is neutral enough but adds depth with its medium tone gray. Then we added a white border and mauve painted trim as an interpretation of the crown molding that's missing. During the exhibit, we had local makers from the Hudson Valley well represented through furniture, accessories, art, and floral arrangements. All are makers that I love and want to share with you; without them, the room wouldn’t be as lovely as it is.

Hillside Modernism In Context. The owners of this modern hillside home sought to have a home in a nice Los Angeles neighborhood wherein they could raise their burgeoning family. The owners purchased a 1948 2000sf, single story, 2 bedroom English Cottage styled home (believed to have been originally owned by Yul Brynner) on a ½ acre hillside site in the exclusive Brentwood area of Los Angeles. The property slopes downward away from the street and overlooks a mini eucalyptus arroyo. The owners love their new location but are now faced-with having to raise their new and growing family on a hillside with extremely limited yard spaces for children to play and in a location where nature is very close – deer as well as coyotes wander the arroyo. In 2000 the owners commissioned architect Richard Best to add 2500sf to the cottage and transform it into a home more fitting to their growing family’s needs. Subsequently, in 2014/15, the owners again commissioned Richard to create a 2-story master suite addition. Living in or visiting the completed project - the original 1948 home remodeled + the 2000 addition + the 2014/15 addition, one goes through an unexpected and delightful experience as the spaces of the home “unfold” to reveal intimacy and environmental immersion. It was important to Richard and to the owners that their remodels and additions be appropriately designed to fit into the neighborhood and have the feel, scale, and soul of the original cottage. With this in-mind, Richard has interpreted the design intentions of the original cottage - “modernizing” the architectural vocabulary and creating open-plan, 2-story additions which promote site “engagement” at various floor levels and openness to the outdoors in a manner clearly inspired by the original cottage, yet modern. At the front door of the original (still remains as it was) 1948 structure, one is presented with a quaint a low-slung entry which establishes a very comfortable sense of scale. Inside, the remodeled spaces of the original cottage exude comfort and a cozy sensibility evoked by the reuse of the original home’s exposed timber framing structure, open-plan circulation, and an inventive two-sided steel fireplace which acts as a room divider between the living room and a home office. Accordion wood doors connect these rooms to a newly formed outdoor rear patio. At this point one also gets ones first hint that something very interesting is happening just beyond – a glimpse of the 2000 & 2014/15 additions. Moving from the original 1948 structure into the 2-story 2000 addition, one is greeted by a modern and open linear floor plan arrangement – a kitchen, casual dining and family room extend perpendicularly from the 1948 structure into the rear yard and down the hillside. The open framed cathedral ceiling and wood roof trusses establish a lofty feeling and a rhythm discretely separating the open rooms one from the other. Extensive use of windows and French doors connect the indoors to the outdoors and provide abundant natural lighting. This new appendage ends with a symmetrical family room which has no corners – it is a geometry composed of two overlapped squares - one rotated 45 degrees atop the other to create double opportunities for bay windows. The design not only connects the home to the desired exterior flat yards spaces, but it also takes full advantage of the sloping terrain by adding a floor below the original level so as to maintain a scale appropriate to the neighborhood. The exterior materials were chosen taking “hints” from the original 1948 structure – natural redwood siding, reused brick veneer and wood doors/windows all serving to aesthetically connect the addition back-to the spirit of the original structure. By 2014/15 the owners’ family has fully blossomed - the children are now teenagers and there is a need for additional space. However, the owners are very content with their remodeled cottage and Richard’s 2000 addition – unsure how to add to a home which they feel is quite perfect as it is … wanting whatever changes are to be made to be sympathetic to it. They are also concerned about potential additions blocking-out their views of the eucalyptus arroyo. The owners approached Richard with trepidation – we love our perfect house but we need it to be a bit bigger and we don’t want to block-out the arroyo views or create a hemmed-in feeling – how can we add but still see the arroyo. In response Richard created a private yet connected 2-story master suite, which by its positioning, dynamic geometries and extensive glazing create the fourth side of the former rear patio, making it into exterior courtyard with views around and through the new addition into the arroyo. A dynamic angularity in the new master addition (inspired by the 2000 addition) simultaneously reduces the apparent size/presence of the master suite addition on the edge of the eucalyptus arroyo while creating framed views into the arroyo from the newly formed courtyard. The new master suite - a master bathroom, master closet and a master sleeping loft each having exterior decks and/or patios, is connected back to the 2000 addition via a glazed hallway which provides a sense of connectedness and privacy. A modern rustic aesthetic of exposed board-formed concrete, natural finished Corten steel exterior cladding, frameless metal windows, and clear finished Douglas Fir planks serve to “extend” the soul of the original cottage into the master suite. The project is a highly sustainable design as well. Energy use is reduced by employing a high efficiency heat pump heating and cooling system, dual paned/gasketed metal window/door systems, natural lighting through a Kalwall skylight and generous exterior glazing with extensive eaves for shading, rigid roof insulation, and earthen backing – the lower floor is up-against the hillside which tends to even-out the day/night temperature differential. Inspiration for a coastal exterior home remodel in Philadelphia

woven wood shades For this project we were hired to help with window treatments for multiple rooms with different options. We helped design each room specifically for the functional and aesthetic needs. We did Woven wood shades in the family and kitchen area without a lining since privacy was not a concern. For the master bedroom, we did shutters with a split tilt feature for added privacy and light control. For the bathroom we did a fun patterned roman shade option with the larger window with the top down feature to give added light and maintaining privacy. We also did custom fabric valances in the guest room.

Our design team went to work and came up with a solution to push the back wall into an unused 2nd floor vaulted space in the garage, and further expand the new master bath footprint into two existing closet areas. These inventive expansions made it possible for their luxurious master bath dreams to come true. A retired couple desired a valiant master suite in their “forever home”. After living in their mid-century house for many years, they approached our design team with a concept to add a 3rd story suite with sweeping views of Puget sound. Our team stood atop the home’s rooftop with the clients admiring the view that this structural lift would create in enjoyment and value. The only concern was how they and their dear-old dog, would get from their ground floor garage entrance in the daylight basement to this new suite in the sky? Our CAPS design team specified universal design elements throughout the home, to allow the couple and their 120lb. Pit Bull Terrier to age in place. A new residential elevator added to the westside of the home. Placing the elevator shaft on the exterior of the home minimized the need for interior structural changes. A shed roof for the addition followed the slope of the site, creating tall walls on the east side of the master suite to allow ample daylight into rooms without sacrificing useable wall space in the closet or bathroom. This kept the western walls low to reduce the amount of direct sunlight from the late afternoon sun, while maximizing the view of the Puget Sound and distant Olympic mountain range. The master suite is the crowning glory of the redesigned home. The bedroom puts the bed up close to the wide picture window. While soothing violet-colored walls and a plush upholstered headboard have created a bedroom that encourages lounging, including a plush dog bed. A private balcony provides yet another excuse for never leaving the bedroom suite, and clerestory windows between the bedroom and adjacent master bathroom help flood the entire space with natural light. The master bathroom includes an easy-access shower, his-and-her vanities with motion-sensor toe kick lights, and pops of beachy blue in the tile work and on the ceiling for a spa-like feel. Some other universal design features in this master suite include wider doorways, accessible balcony, wall mounted vanities, tile and vinyl floor surfaces to reduce transition and pocket doors for easy use. A large walk-through closet links the bedroom and bathroom, with clerestory windows at the high ceilings The third floor is finished off with a vestibule area with an indoor sauna, and an adjacent entertainment deck with an outdoor kitchen & bar.

This eclectic bathroom design in Yardley, PA is packed with excellent features including the white furniture vanity, a make-up console, wall-mounted adjustable mirrors, a comfortable tub with a built-in shelf, and both a rainhead and hand-held shower. This design / build project in Los Angeles, CA. focused on a couple’s master bathroom. There were multiple reasons that the homeowners decided to start this project. The existing skylight had begun leaking and there were function and style concerns to be addressed. Previously this dated-spacious master bathroom had a large Jacuzzi tub, sauna, bidet (in a water closet) and a shower. Although the space was large and offered many amenities they were not what the homeowners valued and the space was very compartmentalized. The project also included closing off a door which previously allowed guests access to the master bathroom. The homeowners wanted to create a space that was not accessible to guests. Painted tiles featuring lilies and gold finishes were not the style the homeowners were looking for. Desiring something more elegant, a place where they could pamper themselves, we were tasked with recreating the space. Chief among the homeowners requests were a wet room with free standing tub, floor-mounted waterfall tub filler, and stacked stone. Specifically they wanted the stacked stone to create a central visual feature between the shower and tub. The stacked stone is Limestone in Honed Birch. The open shower contrasts the neighboring stacked stone with sleek smooth large format tiles. A double walnut vanity featuring crystal knobs and waterfall faucets set below a clearstory window allowed for adding a new makeup vanity with chandelier which the homeowners love. The walnut vanity was selected to contrast the light, white tile. The bathroom features Brizo and DXV.
