This 1990's home, located in North Vancouver's Lynn Valley neighbourhood, had high ceilings and a great open plan layout but the decor was straight out of the 90's complete with sponge painted walls in dark earth tones. The owners, a young professional couple, enlisted our help to take it from dated and dreary to modern and bright. We started by removing details like chair rails and crown mouldings, that did not suit the modern architectural lines of the home. We replaced the heavily worn wood floors with a new high end, light coloured, wood-look laminate that will withstand the wear and tear from their two energetic golden retrievers. Since the main living space is completely open plan it was important that we work with simple consistent finishes for a clean modern look. The all white kitchen features flat doors with minimal hardware and a solid surface marble-look countertop and backsplash. We modernized all of the lighting and updated the bathrooms and master bedroom as well. The only departure from our clean modern scheme is found in the dressing room where the client was looking for a more dressed up feminine feel but we kept a thread of grey consistent even in this more vivid colour scheme. This transformation, featuring the clients' gorgeous original artwork and new custom designed furnishings is admittedly one of our favourite projects to date!

This condo was stuck in the 70s: dingy brown cabinets, worn out fixtures, and ready for a complete overhaul. What started as a bathroom update turned into a complete remodel of the condo. The kitchen became our main target, and as we brought it out of the 70s, the rest came with it.
Our client wanted a home closer to their grandchildren, but to be comfortable and functional, it needed an update. Once we begin on a design plan for one space, the vision can spread across to the other rooms, up the walls, and down to the floors. Beginning with the bathroom, our client opted for a clean and elegant look: white quartz, subway tile, and floating shelves, all of which was easy to translate into the kitchen.
The shower and tub were replaced and tiled with a perfectly sized niche for soap and shampoo, and a slide bar hand shower from Delta for an easy shower experience. Perfect for bath time with the grandkids! And to maximize storage, we installed floating shelves to hide away those extra bath toys! In a condo where the kitchen is only a few steps from the master bath, it's helpful to stay consistent, so we used the same quartz countertops, tiles, and colors for a consistent look that's easy on the eyes.
The kitchen received a total overhaul. New appliances, way more storage with tall corner cabinets, and lighting that makes the space feel bright and inviting. But the work did not stop there! Our team repaired and painted sheetrock throughout the entire condo, and also replaced the doors and window frames. So when we're asked, "Do you do kitchens?" the answer is, "We do it all!"

This bathroom vanity is over 100" long! Two undermount rectangle sinks are surrounded with stunning Brazilian marble, Shadow Storm, consisting of stunning quartz stones and gray veining. A stand up vanity is perfect for a seamless flow of the stone. The waterfall faucets add to the overall elegant ambiance of the vanity. White cabinets consist of soft close doors and drawers. The drawers are constructed using dove tail joints. Three mirrors hang over a high marble backsplash. The LED vanity lighting illuminates the vanity space. A light gray paint with a hint of blue lends itself to the feeling of the marble as a flowing stream or of the ocean!

This beautiful master bath designed by Jay Young, CKD, for his family residence leaves a lasting impression on each person that enters. The clean, white consistency throughout the space makes the space feel coherent yet interesting with each little detail. Each surface is Carrara marble, from the floor, to the counters, and the tiling in the shower. Plumbing and appliances are all from Ferguson Showroom's custom line "Mirabelle." The lucite pulls on cabinetry was found at Restoration Hardware, and contributes to the clean, refreshing feel in this master bathroom.

The wavy tile in the shower, and the glass teardrop accents in the niche and behind both his & her vanities showcase the movement and sheen of the water, and the soft blue and grey colour scheme allow a warm and cozy, yet fresh feeling overall. The hexagon marble tile on the shower floor was copied behind the soaker tub to define the space, and the furniture style cabinets from Casey’s Creative Kitchens offer an authentic classic look. The oil-rubbed finishes were carried throughout for consistency, and add a true luxury to the bathroom. The client mentioned, ‘…this is an amazing shower’ – the fixtures from Delta offer flexibility and customization. Fantasy Brown granite was used, and inhibites the movement of a stream, bringing together the browns, creams, whites blues and greens. The tile floor has a sandy texture and colour, and gives the feeling of being at the beach. With the sea-inspired colour scheme, and numerous textures and patterns, this bathroom is the perfect oasis from the everyday.

XID's approach for the interior design of this home consisted of high end finishes and porcelain tiles imported from Spain. The design of the fireplaces, kitchen, bathrooms and exterior hardscape were aimed at bringing warm tones to the modern house while maintaining a minimalist approach.

The inspiration for this Glen Cove Residence was to bring the desired by many, contemporary and modern lifestyle of a down town loft and establish it in a neighborhood in the suburbs amongst traditional style homes.
Sleepy Hollow Estates like many older established neighborhoods throughout the North shore and Westside communities of Milwaukee had great local architects such as John Randall McDonald and Russell Barr Williamson, who built contemporary master pieces amongst very traditional style homes. This created diversity in the style of homes in these neighborhoods which for the people living in them and the people just passing by, an experience of harmony and cultural lifestyle.
Unfortunately today, many new neighborhood developments lack harmony and cultural lifestyle and don’t allow for homes such as this Glen Cove Residence to be built. And for that matter many of the homes built by John Randall McDonald and Russell Barr Williamson back in the 1950’s. When driving through these new developments, one would experience beautiful traditional style homes, but all the homes tend to look the same. There is no diversity in the styles of homes thus these neighborhoods lack the harmony and a cultural life style for the people who live there or what people are looking for when buying a home that reflects their lifestyle. This Glen Cove Residence is an example that a contemporary home which offers a modern lifestyle that many desires can be established amongst traditional homes while blending in with the neighborhood.
Don’t be fooled by the flat roof of this home, building technology has come a long way since Frank Lloyd Wright! The roof system on this home is more energy efficient than most roof systems builders are putting on traditional homes today and it doesn’t leak! This Glen Cove Residence was built using all traditional building materials that you would see in homes being built in new developments today. There is a misconception out there that modern homes are expensive to build. That is not true! This Glen Cove Residence was built for roughly $130 per square foot which is the same price one would pay for a similar builder’s model traditional style home with the same upgrades.
This Glen Cove Residence consists of three bedrooms and three and one half baths. All bedrooms are located on second floor with laundry, guest bath and a master suite.
