This project began with an entire penthouse floor of open raw space which the clients had the opportunity to section off the piece that suited them the best for their needs and desires. As the design firm on the space, LK Design was intricately involved in determining the borders of the space and the way the floor plan would be laid out. Taking advantage of the southwest corner of the floor, we were able to incorporate three large balconies, tremendous views, excellent light and a layout that was open and spacious. There is a large master suite with two large dressing rooms/closets, two additional bedrooms, one and a half additional bathrooms, an office space, hearth room and media room, as well as the large kitchen with oversized island, butler's pantry and large open living room. The clients are not traditional in their taste at all, but going completely modern with simple finishes and furnishings was not their style either. What was produced is a very contemporary space with a lot of visual excitement. Every room has its own distinct aura and yet the whole space flows seamlessly. From the arched cloud structure that floats over the dining room table to the cathedral type ceiling box over the kitchen island to the barrel ceiling in the master bedroom, LK Design created many features that are unique and help define each space. At the same time, the open living space is tied together with stone columns and built-in cabinetry which are repeated throughout that space. Comfort, luxury and beauty were the key factors in selecting furnishings for the clients. The goal was to provide furniture that complimented the space without fighting it.

Untouched since 1974, our clients knew the JRP team were the ones to call and help them bring their renovation dreams to fruition. With an awkward closet inside the bathroom, it was determined that a new spatial layout was a must. Moving the closet to a new location and with a rearrangement of the plumbing fixtures, this dull and dated bathroom now has a clean contemporary and spa-like feel designed for relaxation.
This bathroom renovation features wall-mounted cabinetry and an exaggerated countertop detail that really creates a statement. Robern mirrored cabinets, with integrated lights, are not only beautiful but add much need storage. A linear shower drain provides the appropriate slope for the large wood-like porcelain tile throughout the shower pan, add in a solar tube, and you now have a bright, clean-lined, and serene aesthetic.

With those parameters in place, LiLu was free to significantly alter the space plan overall. After gutting everything, they moved walls and rerouted plumbing to make the flow more efficient. By relocating the vanities, and then shifting and enclosing the shower in glass, LiLu dramatically improved the vista from the bedroom. Aesthetically, LiLu combined dark wood with gray lacquered cabinets, they painted the room in lighter gray tones to brighten up the space, and they created a sense of verticality. Above all, the homeowners wanted her master bathroom to feel luxurious. So LiLu included several up-scale details and custom amenities in their design—a towel warmer, a built-in hamper, and a built-in hairdryer all make her dream a reality. Now whether it’s the beginning of a new day or the end of a long one, this space makes family life feel a bit more relaxing.

Our team renovated and completely furnished our client’s Tualatin home three years ago and when they planned a move to a much larger home in Lake Oswego, they included ATIID in a major renovation, new addition and furnishings. We first determined the best way to incorporate the furniture we’d recently sourced for every room in their current home, then upgrade new formal and entertaining spaces big time with color and style! In the living room, we looked to custom furnishings, natural textures and a splash of fresh green to create the ultimate family gathering space. Hand painted wallpaper inspired our formal dining room, where bold blue and mixed metals meet warm wood tones and an awe-inspiring chandelier. Wallpaper also added interest in the powder bath, master and guest bedrooms. The most significant change to the home was the addition of the “Play Room” with golf simulator, outdoor living room and swimming pool for decidedly grown-up entertaining. This home is large but the spaces live cozy and welcoming for the family and all their friends!
