Now the client has the bathrooms of their dreams.

Terrain's Estate Butler division took on this project beginning with design, permitting and engineering through to final completion in less than 7 months. Designed after a boutique organic luxury hotel, this waterfront home provides a lifestyle of its own. Over 80’ of sandy beach, stair access, boat buoy & full SW waterfront exposure. A full backyard renovation boasts of outdoor tropical hot/cold shower, spa, outdoor fireplace & patio/deck niches. The interior was demoed down to the stud framework and features custom beach-inspired details as well as 4 bedrooms , 4 bathrooms, 2 kitchens, elevator & attached studio for guests.

The low ceilings in this ’70s contemporary were a nagging issue for the 6-foot-8 homeowner. Plus, drab interiors failed to do justice to the home’s Connecticut River view. By raising ceilings and removing non-load-bearing partitions, architect Christopher Arelt was able to create a cathedral-within-a-cathedral structure in the kitchen, dining and living area. Decorative mahogany rafters open the space’s height, introduce a warmer palette and create a welcoming framework for light.
The homeowner, a Frank Lloyd Wright fan, wanted to emulate the famed architect’s use of reddish-brown concrete floors, and the result further warmed the interior. “Concrete has a connotation of cold and industrial but can be just the opposite,” explains Arelt. Clunky European hardware was replaced by hidden pivot hinges, and outside cabinet corners were mitered so there is no evidence of a drawer or door from any angle.

A diamond in the rough was polished to a new brilliance in this remodel. Moving the kitchen to be front and center of everything was the key to this remodel. Carrying the motif of less is more, this remodel emphasized the qualities this Parisian-styled home had with a modern open floor plan. Working through different design studies with the client, we identified the optimum layout and created space for an additional bedroom. Fusing old world details with contemporary living, we ensured the rehabilitation pays homage to its original detailing while expressing a bold narrative, delicately balanced within the original structural framework. Careful detailing of the structural elements ensured the work could proceed without affecting the unit below. Completed in 2014, this home now offers its young family the full urban experience of stylish San Francisco living.

Creating this open airy master retreat involved removing a space consuming corner W.C. and an awkwardly deep linen closet. Using tall glass panels to separate the shower and toilet gives privacy while maintaining the newly acquired spaciousness. The glass panels transition from frosted around the toilet to clear around the roomy barrier free shower. By reducing the original closet opening, we gained necessary wall space for a modern freestanding tub. Tall cabinets provide plenty of storage space for linens and toiletries. A pair of pull-out cabinets – one on each side of the sink – conceal convenient grooming stations. An extra wide sink can easily accommodate two and still leaves plenty of counterspace on either side. The large mirror is mounted to a shallow framework concealing recessed lighting and softly illuminating the wall behind. The faucets and hand-held shower feature a knurled detail lending a bit of biker industrial to the modern surroundings. Access to the walk-in-closet is through a clean open doorway, while a wide modern style barn door slides open on the master bedroom side.

The Olympic View house is a two story home designed for a couple newly retired from careers in academia on the East Coast of the United States. The resultant building footprint reflects complex site constraints in a manner which ultimately accommodated the Owner’s goals for the house. The house is 2,700 sf and includes all main floor living for day to day functions for aging in place. The house is a contemporary expression of Northwest Regionalism accommodating serious weather conditions and aesthetic considerations for massing, light and presence. The house commands views of Port Orchard Narrows and the Olympic Mountain Range beyond through a membrane of glazing rather than conventional punched window openings. The glazing membrane in-turn allows the solid massing elements of the house to be expressed and meaningful. The strength of the center core of the building is emphasized by a framework of battered bases on each corner. The tops of the bases are held short of the roof plane by two feet allowing the roof to appear to float above the body of the house. The roof then acts as more of a canopy allowing light to penetrate the building at all times during the day and be a lantern for the streetscape at night.

View of the remodeled space from the doorway to the Bedroom. Clear glass used to enclose the shower makes the room feel more open and expansive. This is further enhanced by the lack of shower glass framework. The shower pan tile was cut from the same tile as used on the floor to keep the planes similar adding to the feel of space being expanded.
