This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. My client for this project was a builder/ developer. He had purchased a flat two acre parcel with vineyards that was within easy walking distance of downtown St. Helena. He planned to “build for sale” a three bedroom home with a separate one bedroom guest house, a pool and a pool house. He wanted a modern type farmhouse design that opened up to the site and to the views of the hills beyond and to keep as much of the vineyards as possible. The house was designed with a central Great Room consisting of a kitchen area, a dining area, and a living area all under one roof with a central linear cupola to bring natural light into the middle of the room. One approaches the entrance to the home through a small garden with water features on both sides of a path that leads to a covered entry porch and the front door. The entry hall runs the length of the Great Room and serves as both a link to the bedroom wings, the garage, the laundry room and a small study. The entry hall also serves as an art gallery for the future owner. An interstitial space between the entry hall and the Great Room contains a pantry, a wine room, an entry closet, an electrical room and a powder room. A large deep porch on the pool/garden side of the house extends most of the length of the Great Room with a small breakfast Room at one end that opens both to the kitchen and to this porch. The Great Room and porch open up to a swimming pool that is on on axis with the front door. The main house has two wings. One wing contains the master bedroom suite with a walk in closet and a bathroom with soaking tub in a bay window and separate toilet room and shower. The other wing at the opposite end of the househas two children’s bedrooms each with their own bathroom a small play room serving both bedrooms. A rear hallway serves the children’s wing, a Laundry Room and a Study, the garage and a stair to an Au Pair unit above the garage. A separate small one bedroom guest house has a small living room, a kitchen, a toilet room to serve the pool and a small covered porch. The bedroom is ensuite with a full bath. This guest house faces the side of the pool and serves to provide privacy and block views ofthe neighbors to the east. A Pool house at the far end of the pool on the main axis of the house has a covered sitting area with a pizza oven, a bar area and a small bathroom. Vineyards were saved on all sides of the house to help provide a private enclave within the vines. The exterior of the house has simple gable roofs over the major rooms of the house with sloping ceilings and large wooden trusses in the Great Room and plaster sloping ceilings in the bedrooms. A Contemporary Sanctuary

When Irvine designer, Richard Bustos’ client decided to remodel his Orange County 4,900 square foot home into a contemporary space, he immediately thought of Cantoni. His main concern though was based on the assumption that our luxurious modern furnishings came with an equally luxurious price tag. It was only after a visit to our Irvine store, where the client and Richard connected that the client realized our extensive collection of furniture and accessories was well within his reach.  “Richard was very thorough and straight forward as far as pricing,” says the client. "I became very intrigued that he was able to offer high quality products that I was looking for within my budget.” The next phases of the project involved looking over floor plans and discussing the client’s vision as far as design. The goal was to create a comfortable, yet stylish and modern layout for the client, his wife, and their three kids. In addition to creating a cozy and contemporary space, the client wanted his home to exude a tranquil atmosphere. Drawing most of his inspiration from Houzz, (the leading online platform for home remodeling and design) the client incorporated a Zen-like ambiance through the distressed greyish brown flooring, organic bamboo wall art, and with Richard’s help, earthy wall coverings, found in both the master bedroom and bathroom. Over the span of approximately two years, Richard helped his client accomplish his vision by selecting pieces of modern furniture that possessed the right colors, earthy tones, and textures so as to complement the home’s pre-existing features. The first room the duo tackled was the great room, and later continued furnishing the kitchen and master bedroom. Living up to its billing, the great room not only opened up to a breathtaking view of the Newport coast, it also was one great space. Richard decided that the best option to maximize the space would be to break the room into two separate yet distinct areas for living and dining. While exploring our online collections, the client discovered the Jasper Shag rug in a bold and vibrant green. The grassy green rug paired with the sleek Italian made Montecarlo glass dining table added just the right amount of color and texture to compliment the natural beauty of the bamboo sculpture. The client happily adds, “I’m always receiving complements on the green rug!” Once the duo had completed the dining area, they worked on furnishing the living area, and later added pieces like the classic Renoir bed to the master bedroom and Crescent Console to the kitchen, which adds both balance and sophistication. The living room, also known as the family room was the central area where Richard’s client and his family would spend quality time. As a fellow family man, Richard understood that that meant creating an inviting space with comfortable and durable pieces of furniture that still possessed a modern flare. The client loved the look and design of the Mercer sectional. With Cantoni’s ability to customize furniture, Richard was able to special order the sectional in a fabric that was both durable and aesthetically pleasing. Selecting the color scheme for the living room was also greatly influenced by the client’s pre-existing artwork as well as unique distressed floors. Richard recommended adding dark pieces of furniture as seen in the Mercer sectional along with the Viera area rug. He explains, “The darker colors and contrast of the rug’s material worked really well with the distressed wood floor.” Furthermore, the comfortable American Leather Recliner, which was customized in red leather not only maximized the space, but also tied in the client’s picturesque artwork beautifully. The client adds gratefully, “Richard was extremely helpful with color; He was great at seeing if I was taking it too far or not enough.” It is apparent that Richard and his client made a great team. With the client’s passion for great design and Richard’s design expertise, together they transformed the home into a modern sanctuary. Working with this particular client was a very rewarding experience for Richard. He adds, “My client and his family were so easy and fun to work with. Their enthusiasm, focus, and involvement are what helped me bring their ideas to life.
