Part mirage, part miracle - this masterful modern evocation is in the best Louisiana vernacular tradition. It was conceived by architect Kevin Gossen (Gossen Architects Lafayette, Louisiana) for an unusual piece of property in Metairie whose cheated landscape gives the illusion of open country spaces. He has created a “cottage” that already looks as if it might be a survivor from a couple of centuries ago.
Using reclaimed building materials, magnificent beams, beautiful old flooring with classically scaled rooms, it was a perfect project for Decorations Lucullus.
Both architect and interior designers admit the real magic rested with the client whose highly developed aesthetic and extensive experience in design gave the process amazing vitality.
Conceived as a “résidence secondaire” to be near grandchildren, she wanted something more snug than her large primary house out of town but without sacrificing the qualities of charm or elegance.
While the project is still evolving, she can’t repress a smile when some passer-by stops to chat over the rose-heavy iron fence, perhaps peering into the gracious side hall, asking how this old house has managed to survive all the changes in the neighborhood.

To accommodate grandma and grandpa, the master bathroom now includes a curbless shower and a convenient spot for the wheel chair under the sink. A ramp out front for wheelchair access and hardwood floor throughout.

My husband built this shower. He layered Hardie Backer (joints and screws caulked with waterproof caulking) and Hardie Siding that had been sealed on all four sides with cement waterproofing. We then painted it with Sherwin Williams Duration Home.

Alcove shower - transitional alcove shower idea in Los Angeles with an undermount sink, medium tone wood cabinets, white walls and flat-panel cabinets

This was a complete remodel of the HIS bath in this home. He wanted a rustic, country look.
This was achieved by using a rustic wood looking porcelain tile not only on the floor but on the shower walls continuing that same tile as a wainscot around all the room walls. The cabinets are a shaker style in quarter sawn oak with double furniture pegs. Cabinets are by Starmark Cabinetry, Farmington door stained in a Honey finish. Countertops are granite Kashmir White. Floors are Earthwerks, porcelain tile Boardwalk Venice Beach. Shower walls and wainscot are Marazzi, Preservation Distressed Oak. The shower floor is Daltile Keystones 2”x2” mosaic in Buffstone Range. Faucets and shower fixtures are by Delta. The frameless shower door has stainless steel handle and hinges. Cabinet door and drawer hardware is Jeffery Alexander knobs and pulls from the Breman 1 Collection in brushed pewter.
This remodel included removing an existing tub and shower and building a new shower. The popcorn ceiling, ceiling soffit and wallpaper were removed and then re-textured and painted. A divider wall between the toilet and vanity was cut down and capped with granite and the existing closet doors were refreshed. A new electric outlet was added and existing outlets moved along with adding 3 LED ceiling lights. Plumbing was relocated and old valves replaced.

My client for this project was a builder/ developer. He had purchased a flat two acre parcel with vineyards that was within easy walking distance of downtown St. Helena. He planned to “build for sale” a three bedroom home with a separate one bedroom guest house, a pool and a pool house. He wanted a modern type farmhouse design that opened up to the site and to the views of the hills beyond and to keep as much of the vineyards as possible. The house was designed with a central Great Room consisting of a kitchen area, a dining area, and a living area all under one roof with a central linear cupola to bring natural light into the middle of the room. One approaches the entrance to the home through a small garden with water features on both sides of a path that leads to a covered entry porch and the front door. The entry hall runs the length of the Great Room and serves as both a link to the bedroom wings, the garage, the laundry room and a small study. The entry hall also serves as an art gallery for the future owner. An interstitial space between the entry hall and the Great Room contains a pantry, a wine room, an entry closet, an electrical room and a powder room. A large deep porch on the pool/garden side of the house extends most of the length of the Great Room with a small breakfast Room at one end that opens both to the kitchen and to this porch. The Great Room and porch open up to a swimming pool that is on on axis with the front door.
The main house has two wings. One wing contains the master bedroom suite with a walk in closet and a bathroom with soaking tub in a bay window and separate toilet room and shower. The other wing at the opposite end of the househas two children’s bedrooms each with their own bathroom a small play room serving both bedrooms. A rear hallway serves the children’s wing, a Laundry Room and a Study, the garage and a stair to an Au Pair unit above the garage.
A separate small one bedroom guest house has a small living room, a kitchen, a toilet room to serve the pool and a small covered porch. The bedroom is ensuite with a full bath. This guest house faces the side of the pool and serves to provide privacy and block views ofthe neighbors to the east. A Pool house at the far end of the pool on the main axis of the house has a covered sitting area with a pizza oven, a bar area and a small bathroom. Vineyards were saved on all sides of the house to help provide a private enclave within the vines.
The exterior of the house has simple gable roofs over the major rooms of the house with sloping ceilings and large wooden trusses in the Great Room and plaster sloping ceilings in the bedrooms. The exterior siding through out is painted board and batten siding similar to farmhouses of other older homes in the area.

This Upper East Side prewar interior was specifically designed as a guest apartment for friends and family to stay for long periods of time. They wanted their guests to feel like home while staying in the city. Our criteria was that it had to be functional while remaining tailored, sophisticated and inviting. The space was rather dark so we opted for wallcoverings and paint colors that were soft, textural and exuded contrast. Our design was to completely renovate the living room, bathroom and master bedroom/sitting area. The kitchen was cosmetic with floor stain, paint, hardware and lighting. Grey, taupe, white and black were accents in the living room and created a friendly environment. This room also had to function as a guest room therefore a pullout sofa covered in a Lee Jofa linen was the perfect choice. The Bedroom has a soft palate which is extremely welcoming with touches of silver and pale grey. The hints of peacock blue and brown transform the space completely and work well with the pheasant mirror above the bed. There is also a reading nook where our star Winston occasionally takes naps when he returns from his runs in Central Park. Photo

When the developer found this brownstone on the Upper Westside he immediately researched and found its potential for expansion. We were hired to maximize the existing brownstone and turn it from its current existence as 5 individual apartments into a large luxury single family home. The existing building was extended 16 feet into the rear yard and a new sixth story was added along with an occupied roof. The project was not a complete gut renovation, the character of the parlor floor was maintained, along with the original front facade, windows, shutters, and fireplaces throughout. A new solid oak stair was built from the garden floor to the roof in conjunction with a small supplemental passenger elevator directly adjacent to the staircase. The new brick rear facade features oversized windows; one special aspect of which is the folding window wall at the ground level that can be completely opened to the garden. The goal to keep the original character of the brownstone yet to update it with modern touches can be seen throughout the house. The large kitchen has Italian lacquer cabinetry with walnut and glass accents, white quartz counters and backsplash and a Calcutta gold arabesque mosaic accent wall. On the parlor floor a custom wetbar, large closet and powder room are housed in a new floor to ceiling wood paneled core. The master bathroom contains a large freestanding tub, a glass enclosed white marbled steam shower, and grey wood vanities accented by a white marble floral mosaic. The new forth floor front room is highlighted by a unique sloped skylight that offers wide skyline views. The house is topped off with a glass stair enclosure that contains an integrated window seat offering views of the roof and an intimate space to relax in the sun.

As a large studio, we decided to combine the living and bedroom area - creating the feeling of a master suite! The sleek living space features a yellow upholstered loveseat and two modern orange chairs. These bright but warm hues subtly stand out against the dark grey backdrop, espresso-toned hardwood floors, and charcoal-colored coffee table.
The bedroom area complements the dark hues of the living room but takes on a unique look of its own. With an exposed brick accent wall, gold and black decor, and crisp white bedding - the dark grey from the headboard creates congruency within the open space.
