Michael wanted new furnishings and accessories to redesign his master bedroom to reflect his personal style. A lover of walnut, he had selected a gorgeous modern bed and needed to fill the space with furnishings and décor to complement it. He loved warm, rustic organic elements and also had an affinity for giraffes! Walnut nightstands and a live edge walnut console table were selected to coordinate with the beautiful headboard. A reading corner was created with a rustic chair, leather ottoman, pharmacy floor lamp and a wall tapestry for added textures. The handmade modern walnut-framed mirror was showcased in the other corner above greenery to bring the outside in. The oversized wall clock plays off of the circular mirror and fills the wall beautifully as a striking piece of art. And of course, the room wouldn’t be complete without the 6-foot-tall wooden giraffe to greet him every day!

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Remodel or Sell? When our client inherited the home he grew up in he knew he didn't want to sell it. Instead, he decided to remodel and create a place to raise his own family. Schroeder Design/Build completed a whole house remodel that included opening up the main areas of the home, a master bathroom, and bringing the electrical and plumbing up-to-date throughout.

This luxurious master bathroom is a good mix between traditional and transitional, a perfect representation of the homeowners. They wanted our honest advice and opinions, as this is not their strong suite, so we put our designers to work. They wanted an updated master bathroom with a timeless, yet not too trendy look, but still flow into the style of their existing home. We kept the layout of the bathroom the same but removed all finishes and started with a clean slate. We installed a beautiful freestanding pedestal tub which is surrounded by Arabescato Carrara honed marble walls and flooring. The shower floor and accent also has the Arabescato Carrara but in a herringbone pattern which adds nice detail work. The clients like everything to have a place and wanted easy storage solutions out of sight, so the bathroom looks clean. To accomplish this, two shower niches were placed above the built in bench to hide the shampoo bottles, as well as one at the end of the bathtub. Speakman Anystream brushed nickel shower head and Rohl Verona Satin Nickel hand shower, trim and grab bar were installed in the shower, as well as a fogless shower mirror, so the client can shave while he’s in the shower. All new recessed panel soft close cabinets were installed and we added a seated make-up area to her vanity. Three beautiful antiqued silver leaf vanity mirrors were installed bringing out the traditional touch to this bathroom. Each mirror was flanked with Thomas O’Brien Bryant vanity sconces. And to top it all off, the simple Oona 6-light pendant hung from the barrel vaulted ceiling painted in deep purple adding a unique touch to this beautiful classic bathroom. Nautical-themed hybrid swimming pool with raised spa, sunshelf, slide, grotto, and pizza oven (September 2013) – Ask the Pool Guy and his team at Legendary Escapes recently unveiled the newest Legendary Escape, a stunning nautical-themed hybrid swimming pool. The hand-carved concrete waterfall, rock slide, and grotto are the focal point of this incredible project, and designer and builder Al Curtis has truly outdone himself this time. Behind the waterfall sits a grotto that seats 8-10 people comfortably. The waterfall, slide, and grotto area come complete with intricate details and additions that perfectly play into the project’s theme. An immense amount of creativity, talent, and skill is required to take ordinary materials like vinyl and concrete and turn them into the outstanding backyards that Curtis creates, but these details allow his creativity to shine in a different light. Curtis immerses himself completely in just one or two projects at a time, which allows him the opportunity to add those intricate details that take his extraordinary projects to the next level. Some of the details in the grotto area of this hybrid project include real ship portholes that open and close, as well as carvings and lanterns to add visual interest inside of the grotto. The project also includes a raised spillover spa and a sunshelf with a bubbling water feature. The sunshelf has steps leading into the main body of the pool, giving swimmers an easy entry point if they don’t feel the urge to jump off the top of the waterfall or take a ride down the hand-carved, hand-tiled slide. The shelf has just enough water to allow shallow wading or lounging, and the pebbled finish provides a perfect place to set a lounge chair without worrying about damaging the vinyl liner. With the spa nearby, this whole end of the pool is perfect for relaxing, talking, or watching the kids while they swim. This incredible hybrid swimming pool also includes a poolside pizza oven, so fresh, stone-fired pizza is never far away. The brick oven can cook a pizza in about 90 seconds, and produces authentic, outstanding pizzas. The homeowners have spent years perfecting their pizza crust and sauce recipes, as well as growing their own tomatoes and basil. The pizza oven adds another element of their own personality, and makes this project even more perfect for them. With a built-in countertop, it’s easy to get a couple of pies going at one time, or to prep ingredients for personal pizzas. The homeowners are very family-oriented and love to have friends and family over to their home. During the construction process, the Legendary Escapes crew met several friends and family members who stopped in for some quality time and to check out the progress of the pool. The finished product is a perfect place for entertaining, and it feels very comfortable and welcoming. With the sunshelf, spa, grotto, poolside seating, and the pool itself, there are plenty of different places to sit or soak and have conversations or splash around. Curtis is incredibly proud of this project, and he has high hopes for it. He was recently named a Master of Design by Pool & Spa News for a hybrid swimming pool he built in Brighton, MI. This new, nautical hybrid pool fits in beautifully with his portfolio, but also stands out as extraordinary. The team at Legendary Escapes anticipates positive feedback and recognition for this project, and looks forward to building more swimming pools that push the envelope and wow clients and fans.

Coconut Grove is Southwest of Miami beach near coral gables and south of downtown. It’s a very lush and charming neighborhood. It’s one of the oldest neighborhoods and is protected historically. It hugs the shoreline of Biscayne Bay. The 10,000sft project was originally built 17 years ago and was purchased as a vacation home. Prior to the renovation the owners could not get past all the brown. He sails and they have a big extended family with 6 kids in between them. The clients wanted a comfortable and causal vibe where nothing is too precious. They wanted to be able to sit on anything in a bathing suit. KitchenLab interiors used lots of linen and indoor/outdoor fabrics to ensure durability. Much of the house is outside with a covered logia. The design doctor ordered the 1st prescription for the house- retooling but not gutting. The clients wanted to be living and functioning in the home by November 1st with permits the construction began in August. The KitchenLab Interiors (KLI) team began design in May so it was a tight timeline! KLI phased the project and did a partial renovation on all guest baths. They waited to do the master bath until May. The home includes 7 bathrooms + the master. All existing plumbing fixtures were Waterworks so KLI kept those along with some tile but brought in Tabarka tile. The designers wanted to bring in vintage hacienda Spanish with a small European influence- the opposite of Miami modern. One of the ways they were able to accomplish this was with terracotta flooring that has patina. KLI set out to create a boutique hotel where each bath is similar but different. Every detail was designed with the guest in mind- they even designed a place for suitcases.

When the developer found this brownstone on the Upper Westside he immediately researched and found its potential for expansion. We were hired to maximize the existing brownstone and turn it from its current existence as 5 individual apartments into a large luxury single family home. The existing building was extended 16 feet into the rear yard and a new sixth story was added along with an occupied roof. The project was not a complete gut renovation, the character of the parlor floor was maintained, along with the original front facade, windows, shutters, and fireplaces throughout. A new solid oak stair was built from the garden floor to the roof in conjunction with a small supplemental passenger elevator directly adjacent to the staircase. The new brick rear facade features oversized windows; one special aspect of which is the folding window wall at the ground level that can be completely opened to the garden. The goal to keep the original character of the brownstone yet to update it with modern touches can be seen throughout the house. The large kitchen has Italian lacquer cabinetry with walnut and glass accents, white quartz counters and backsplash and a Calcutta gold arabesque mosaic accent wall. On the parlor floor a custom wetbar, large closet and powder room are housed in a new floor to ceiling wood paneled core. The master bathroom contains a large freestanding tub, a glass enclosed white marbled steam shower, and grey wood vanities accented by a white marble floral mosaic. The new forth floor front room is highlighted by a unique sloped skylight that offers wide skyline views. The house is topped off with a glass stair enclosure that contains an integrated window seat offering views of the roof and an intimate space to relax in the sun.

Part mirage, part miracle - this masterful modern evocation is in the best Louisiana vernacular tradition. It was conceived by architect Kevin Gossen (Gossen Architects Lafayette, Louisiana) for an unusual piece of property in Metairie whose cheated landscape gives the illusion of open country spaces. He has created a “cottage” that already looks as if it might be a survivor from a couple of centuries ago. Using reclaimed building materials, magnificent beams, beautiful old flooring with classically scaled rooms, it was a perfect project for Decorations Lucullus. Both architect and interior designers admit the real magic rested with the client whose highly developed aesthetic and extensive experience in design gave the process amazing vitality. Conceived as a “résidence secondaire” to be near grandchildren, she wanted something more snug than her large primary house out of town but without sacrificing the qualities of charm or elegance. While the project is still evolving, she can’t repress a smile when some passer-by stops to chat over the rose-heavy iron fence, perhaps peering into the gracious side hall, asking how this old house has managed to survive all the changes in the neighborhood.
