Our clients house was built in 2012, so it was not that outdated, it was just dark. The clients wanted to lighten the kitchen and create something that was their own, using more unique products. The master bath needed to be updated and they wanted the upstairs game room to be more functional for their family. The original kitchen was very dark and all brown. The cabinets were stained dark brown, the countertops were a dark brown and black granite, with a beige backsplash. We kept the dark cabinets but lightened everything else. A new translucent frosted glass pantry door was installed to soften the feel of the kitchen. The main architecture in the kitchen stayed the same but the clients wanted to change the coffee bar into a wine bar, so we removed the upper cabinet door above a small cabinet and installed two X-style wine storage shelves instead. An undermount farm sink was installed with a 23” tall main faucet for more functionality. We replaced the chandelier over the island with a beautiful Arhaus Poppy large antique brass chandelier. Two new pendants were installed over the sink from West Elm with a much more modern feel than before, not to mention much brighter. The once dark backsplash was now a bright ocean honed marble mosaic 2”x4” a top the QM Calacatta Miel quartz countertops. We installed undercabinet lighting and added over-cabinet LED tape strip lighting to add even more light into the kitchen. We basically gutted the Master bathroom and started from scratch. We demoed the shower walls, ceiling over tub/shower, demoed the countertops, plumbing fixtures, shutters over the tub and the wall tile and flooring. We reframed the vaulted ceiling over the shower and added an access panel in the water closet for a digital shower valve. A raised platform was added under the tub/shower for a shower slope to existing drain. The shower floor was Carrara Herringbone tile, accented with Bianco Venatino Honed marble and Metro White glossy ceramic 4”x16” tile on the walls. We then added a bench and a Kohler 8” rain showerhead to finish off the shower. The walk-in shower was sectioned off with a frameless clear anti-spot treated glass. The tub was not important to the clients, although they wanted to keep one for resale value. A Japanese soaker tub was installed, which the kids love! To finish off the master bath, the walls were painted with SW Agreeable Gray and the existing cabinets were painted SW Mega Greige for an updated look. Four Pottery Barn Mercer wall sconces were added between the new beautiful Distressed Silver leaf mirrors instead of the three existing over-mirror vanity bars that were originally there. QM Calacatta Miel countertops were installed which definitely brightened up the room! Originally, the upstairs game room had nothing but a built-in bar in one corner. The clients wanted this to be more of a media room but still wanted to have a kitchenette upstairs. We had to remove the original plumbing and electrical and move it to where the new cabinets were. We installed 16’ of cabinets between the windows on one wall. Plank and Mill reclaimed barn wood plank veneers were used on the accent wall in between the cabinets as a backing for the wall mounted TV above the QM Calacatta Miel countertops. A kitchenette was installed to one end, housing a sink and a beverage fridge, so the clients can still have the best of both worlds. LED tape lighting was added above the cabinets for additional lighting. The clients love their updated rooms and feel that house really works for their family now. Universal Design Master Suite & Bathroom Remodel

Our clients wished to remodel their master bedroom and bath to accommodate their changing mobility challenges. They expressed the importance of maximizing functionality to allow accessibility in a space that was elegant, refined and felt like home. We crafted a design plan that included converting two smaller bedrooms, a small bath and walk-in closet into a spacious master suite with a wheelchair accessible bathroom and three closets. Custom, double pocket doors invite you into the 25-foot wide, light-filled bedroom with generous floor space to maneuver around the bed and furniture. Hardwood floors, recessed lighting and window views to the owner’s gardens make this bedroom particularly warm and inviting. In the bathroom, the 5×7 roll-in shower features natural marble tile with a custom rug pattern. There’s also a new, accessible sink and vanity with plenty of storage. Wider hallways and pocket doors were installed throughout as well as a completely updated seated chairlift that allows access from the garage to the second floor. Altogether, it’s a beautiful space where the homeowners can comfortably live for years to come.

This Master Bathroom was based in a neutral Moca Cream limestone on the floor and is carried through as smaller 2”x 2” tiles in the shower floor. The shower walls of Jacana Crochet limestone contrasts in color while complimenting in texture the mirror wall material of the sink area. The Sheer Blaze high relief limestone embellishes a vanity of African Mahogany and polished Magic Brown marble counters. This provided movement and texture to the space, which is accented with side linear columns of Lycian white limestone tiles.

Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning. Venetian-Style Bathroom in Ashburn, Virginia

After moving into a luxurious home in Ashburn, Virginia, the homeowners decided the master bathroom needed to be revamped. The existing whirlpool tub was far too big, the shower too small and the make-up area poorly designed. From a functional standpoint, they wanted lots of storage, his and her separate vanities with a large make-up area, better lighting, a large steam shower and a vaulted ceiling. Aesthetics were also important, however, and the lady of the house had always dreamed of having a Venetian style spa. Taking some space from an adjacent closet has allowed for a much larger shower stall with an arched transom window letting plenty of natural light into the space. Using various sizes of tumbled limestone to build its walls, it includes a rain shower head, a hand shower and body sprayers. A seating bench and storage niches make it easier to use. New plumbing was put in place to add a large vanity with upper glass cabinets for the man of the house, while one corner of the space was used to create a make-up desk complete with a seamless mirror and embedded sconce lights A free standing Neapolitan-style soaking tub with fluted columns and arched header is the real focal point of this space. Set among large corner windows, under a stylish chandelier, this elegant design sets this bathroom apart from any bathroom in its category.

Our clients were looking to erase the 90s from their master bathroom and create a space that blended their contemporary tastes with natural elements. This bathroom had wonderful bones with a high ceiling and plenty of space, but we were able to work with our clients to create a design that better met their needs and utilized the space to its full potential. We wanted to create a sense of warmth in this large master bathroom and adding a fireplace to the space did the trick. By moving the tub location, we were able to create a stunning accent wall of stacked stone that provided a home for the fireplace and a perfectly dramatic backdrop for the new freestanding bathtub. The sculptural copper light fixture helps to soften the stone wall and allowed us to emphasize those vaulted ceiling. Playing with metal finishes is one of our favorite pastimes, and this bathroom was the perfect opportunity to blend sleek matte black plumbing fixtures with a mirrored copper finish on the light fixtures. We tied the vanity wall sconces in with a dramatic sculptural chandelier above the bath tub by using copper finishes on both and allowing the light fixtures to be the shining stars of this space. We selected a clean white finish for the custom vanity cabinets and lit them from below to accentuate their floating design. We then completed the look with a waterfall quartz counter to add an elegant texture to the area and extended the stone onto the shower bench to bring the two elements together. The existing shower had been on the small side, so we expanded it into the room and gave them a more spacious shower complete with a built-in bench and recessed niche. Hard surfaces play an important role in any bathroom design, and we wanted to use this opportunity to create an interesting layer of texture through our tile selections. The bathroom floor utilizes a large-scale plank tile installed in a herringbone pattern, while the shower and walls are tiled in a polished white tile to add a bit of reflectivity. The newly transformed bathroom is now a sophisticated space the brings together sleek contemporary finishes with textured natural elements and provides the perfect retreat from the outside world.
