The gentleman of the house, as is often the case, has the smaller reach-in - but we were able to introduce many of the same elements that we did in the lady's master closet - just on a smaller scale.

Bathroom - coastal bathroom idea in San Diego

A full plastered archway was introduced in this new Master Bath Room set inside the old attic space of the home. The arch conceals ductwork and plumbing, and softens the rigid ceiling collar ties of the roof structure.-Martie Hart Photography.

Overview Whole house refurbishment, double storey wrap around extension and large loft conversion. The Brief Create a WOW factor space, add glamour and fun and give the house a street side and garden side, both different. Our Solution This project was exciting from the start, the client wanted to entertain in a WOW factor space, have a panoramic view of the garden (which was to be landscaped), add bedrooms and a great master suite. We had some key elements to introduce such as an aquarium separating two rooms; double height spaces and a gloss kitchen, all of which manifest themselves in the completed scheme. Architecture is a process taking a schedule of areas, some key desires and needs, mixing the functionality and creating space. New spaces transform a house making it more valuable, giving it kerb appeal and making it feel like a different building. All of which happened at Ailsa Road.

Our client’s charming cottage was no longer meeting the needs of their family. We needed to give them more space but not lose the quaint characteristics that make this little historic home so unique. So we didn’t go up, and we didn’t go wide, instead we took this master suite addition straight out into the backyard and maintained 100% of the original historic façade. Master Suite This master suite is truly a private retreat. We were able to create a variety of zones in this suite to allow room for a good night’s sleep, reading by a roaring fire, or catching up on correspondence. The fireplace became the real focal point in this suite. Wrapped in herringbone whitewashed wood planks and accented with a dark stone hearth and wood mantle, we can’t take our eyes off this beauty. With its own private deck and access to the backyard, there is really no reason to ever leave this little sanctuary. Master Bathroom The master bathroom meets all the homeowner’s modern needs but has plenty of cozy accents that make it feel right at home in the rest of the space. A natural wood vanity with a mixture of brass and bronze metals gives us the right amount of warmth, and contrasts beautifully with the off-white floor tile and its vintage hex shape. Now the shower is where we had a little fun, we introduced the soft matte blue/green tile with satin brass accents, and solid quartz floor (do you see those veins?!). And the commode room is where we had a lot fun, the leopard print wallpaper gives us all lux vibes (rawr!) and pairs just perfectly with the hex floor tile and vintage door hardware. Hall Bathroom We wanted the hall bathroom to drip with vintage charm as well but opted to play with a simpler color palette in this space. We utilized black and white tile with fun patterns (like the little boarder on the floor) and kept this room feeling crisp and bright.

When our clients approached us to renovate their 1950s Newfoundland home, their goal was to modernize while reflecting both their West Coast roots and current East Coast lifestyle. What began as a simple ensuite repair expanded into a full home transformation, completed in two thoughtfully phased renovations. Drawing from our cross-coastal experience—and a personal connection to the home’s past—we blended classic East Coast charm with West Coast simplicity. From reworking the layout and finishes to integrating their art collection and layering in warm, tactile materials, every detail was designed to feel cohesive, inviting, and deeply personal.

Inspiration for a coastal powder room remodel in New York with a trough sink and white walls

Photos by Francis and Francis Photography The Anderson Residence is ‘practically’ a new home in one of Las Vegas midcentury modern neighborhoods McNeil. The house is the current home of Ian Anderson the local Herman Miller dealer and Shanna Anderson of Leeland furniture family. When Ian first introduced CSPA studio to the project it was burned down house. Turns out that the house is a 1960 midcentury modern sister of two homes that was destroyed by arson in a dispute between landlord and tenant. Once inside the burned walls it was quite clear what a wonderful house it once was. Great care was taken to try and restore the house to a similar splendor. The reality is the remodel didn’t involve much of the original house, by the time the fire damage was remediated there wasn’t much left. The renovation includes an additional 1000 SF of office, guest bedroom, laundry, mudroom, guest toilet outdoor shower and a garage. The roof line was raised in order to accommodate a forced air mechanical system, but care was taken to keep the lines long and low (appearing) to match the midcentury modern style. The House is an H-shape. Typically houses of this time period would have small rooms with long narrow hallways. However in this case with the walls burned out one can see from one side of the house to other creating a huge feeling space. It was decided to totally open the East side of the house and make the kitchen which gently spills into the living room and wood burning fireplace the public side. New windows and a huge 16’ sliding door were added all the way around the courtyard so that one can see out and across into the private side. On the west side of the house the long thin hallway is opened up by the windows to the courtyard and the long wall offers an opportunity for a gallery style art display. The long hallway opens to two bedrooms, shared bathroom and master bedroom. The end of the hallway opens to a casual living room and the swimming pool area. The house has no formal dining room but a 15’ custom crafted table by Ian’s sculptor father that is an extension of the kitchen island. The H-shape creates two covered areas, one is the front entry courtyard, fenced in by a Brazilian walnut enclosure and crowned by a steel art installation by Ian’s father. The rear covered courtyard is a breezy spot for chilling out on a hot desert day. The pool was re-finished and a shallow soaking deck added. A new barbeque and covered patio added. Some of the large plant material was salvaged and nursed back to health and a complete new desert landscape was re-installed to bring the exterior to life.

This addition and extensive interior renovation optimizes front and rear river views, natural light and indoor / outdoor integration. The use of craftsman detailing – adding a front porch – makes this home naturally inviting, functional and extremely livable. The design was challenged due to the waterfront lot restrictions, lot coverage restrictions (car port instead of garage), slope stability challenges and septic restrictions (only 15% of existing footprint was allowed). The rear eating area / sunroom addition was built on pillars to achieve septic clearances. The second storey addition utilized sloped ceilings, which finished at 10 ft. in order to create spacial volume. Open to below areas allow more sunlight in and help achieve square footage requirements. The carport helped meet lot coverage restrictions, but more importantly, helped lessen the environmental impact. Driveways and walkways feature natural stone for water runoff. A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself. To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. This choice adds an elegant yet simple look to the overall design. Inside each cabinet and drawer, custom interiors were meticulously designed to provide maximum functionality and organization for the day-to-day cooking activities. A vintage Turkish runner dating back to the 1960s, evokes a sense of history and character. The breakfast nook boasts a stunning, vivid, and colorful artwork created by one of Dallas' top artist, Kyle Steed, who is revered for his mastery of his craft. Some of our favorite art pieces from the inspiring Haylee Yale grace the coffee station and media console, adding the perfect moment to pause and loose yourself in the story of her art. The project extends beyond the kitchen into the living room, where the family's changing needs and growing children demanded a new design approach. Accommodating their new lifestyle, we incorporated a large sectional for family bonding moments while watching TV. The living room now boasts bolder colors, striking artwork a coffered accent wall, and cayenne velvet curtains that create an inviting atmosphere. Completing the room is a custom 22' x 15' rug, adding warmth and comfort to the space. A hidden coat closet door integrated into the feature wall adds an element of surprise and functionality. This project is not just about aesthetics; it's about pushing the boundaries of design and showcasing the possibilities. By curating an out-of-the-box approach, we bring texture and depth to the space, employing different materials and original applications. The layered design achieved through repeated use of the same material in various forms, shapes, and locations demonstrates that unexpected elements can create breathtaking results. The reason behind this redesign and remodel was the homeowners' desire to have a kitchen that not only provided functionality but also served as a beautiful backdrop to their cherished family moments. Hamptons-Inspired Kitchen One cannot help but feel a distinct sense of serenity and timeless beauty when entering this Hamptons-style kitchen. Careful consideration was given to the selection of stone for the countertops, as well as the color of paint for the cabinets, to highlight this inspiring collection. Breakfast room A thoughtfully blended mix of furniture styles introduces a splash of European charm to this Hamptons-style kitchen, with French, cane-back chairs providing a sense of airy elegance and delight. A performance velvet adorns the banquette, which is piled high with lush cushions for optimal comfort while lounging in the room. Another layer of texture is achieved with a wool area rug that defines and accentuates this gorgeous breakfast nook with sprawling views of the outdoors. Finishing features include drapery fabric and Brunschwig and Fils Bird and Thistle paper, whose natural, botanic pattern combines with the beautiful vistas of the backyard to inspire a sense of being in a botanical, outdoor wonderland.
