Nestled in a wooded area in the Pacific Northwest, the 1800 sf Passive Cedar Haus was built as a retirement home. The Artisans Group designed the layout of the home, mindful of aging in place, and working to ensure that the home blended in with the surrounding natural beauty. The project meets a complex program, with an unheated sleeping porch for a master bedroom, a screened porch, a 600 sf caretakers apartment/mother in law unit, large wood shop, plus a two car carport. The home seamlessly integrates a floating cedar tongue and groove roof with large sheltering overhangs, clerestory windows, and language of cedar slats for privacy screens and doors inside and out. The warm, natural materials of wood and cork for the interior palette are punctuated by lively accents and stunning fixtures. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. Floor-to-ceiling windows in the main living area, gives an expansive view of the surrounding Northwest forest. The tops of these windows reveal the interior cedar clad and the up-swept soffits on the home’s exterior, creating a floating ceiling effect. Slatted spruce wood fly-overs break up the vertical areas of the great room and define separate areas that would otherwise feel like an overwhelmingly expansive space. Magnolia is a mid-century house, reclaimed and enlivened for the next hundred years. The house was owned for half a century by husband-and-wife horticulturalists, who built the house in 1954 from Better Homes and Gardens plan book, a warren of rooms now outdated for today’s way of living. The new owners sought to honor them the home and the site. The house is in a temperate zone, surrounded by thriving gorgeous rare species, and with a dramatic view of Mount Hood, the house was completely re-envisioned and carefully expanded to be an elegant place to live, to entertain and to enjoy the comfortable climate and the lovely change of seasons. The foundation was maintained, the roof was raised and a wing was added for master living suite. The top floor of the house was sustainable deconstructed and recycled. Dramatically, the front entrance was moved to the South side of the house, creating an entry sequence that received the guest into the new context through a persimmon tree-lined Tori gate, a nicely designed forecourt, articulated pond and patio, to an entry inspired by the philosophy of Japanese wooden buildings. Only upon entering the foyer, are you first presented with the view of the mountain. The mountain is a guest in every living space of the house: at the hallway desk, you peek out from under the pendulous weeping cherry tree to the slope, at the Library/Guest room the new French doors and balcony present it for elegant dialogue, the guest room below and the master bedroom each have an intimate relationship with the iconic presence. Nowadays, kitchens are the heart of the home and the energy area for entertaining. The main living space is a farmhouse kitchen, dining room and living room in one communal space, bookended by an outdoor living room. A pair of Rumford fireplaces stitch the rooms together and create an edge and hearth to the rooms, the mountain at your side. The Magnolia envelops this corner of the house. Wire frame ‘chimneys’ lighten the load on the roots around the Magnolia tree, it is the largest and oldest specimen of the species known in the western hemisphere outside of Kew Gardens. The tree has developed a unique personality to it’s frame in the last half-century and as odd penile-looking see pods. The ‘chimneys’ are really trellises to allow the plantings to take over the home. The entire home is grounded by Montana Limestone, sustainably gathered on the Takashima’s Montana property. The front door, cabinetry and millwork are all built from knotty Alder. The island butcher-block is made from Madrone. Both are underappreciated understory hardwoods from local forests. The craftsmanship of the millwork was accomplished through collaboration of the architects with local artisans. The cabinet maker, finish carpenter and custom door-maker all influenced the language of sharply stepped kerfs that are repeated throughout via dado cuts and rabbets. Designed for a 5 Marla footprint in Faisal Hills, Taxila, the facade relies on bold geometric masses, premium material interplay, and a masterful architectural lighting scheme to establish a commanding, high-end street presence. As showcases in the project file mfh5m a.tif, every square inch of the exterior is engineered to maximize visual impact and perceived scale. Design Highlights: Monolithic Material Contrast: The facade utilizes a sophisticated palette of large-format textured cladding tiles. Deep, dramatic charcoal-gray stone-finish porcelain tiles create a stark, luxurious contrast against pristine light-gray porcelain surfaces and crisp white concrete lines. Massive Structural Glazing: A double-height glass curtain wall dramatically opens up the right wing of the residence, framing the beautifully detailed false ceilings of both the ground floor and the upper level. This element floods the interior with natural light by day and acts as a glowing lantern by night. Integrated Architectural Lighting: The exterior design is heavily defined by vertical and framing LED profile light strips. These linear warm lights run flush with the main architectural boundaries, accentuating the building’s heights, emphasizing its clean geometry, and making the boundary wall look like an extension of the main structure. Cantilevered Floating Terrace: A deeply recessed, cantilevered first-floor balcony creates an elegant framing box for the master bedroom. It features large sliding glass doors, sleek planter cutouts, and a rooftop parapet prepared for cascading greenery, adding an organic softness to the modern lines. Minimalist Entrance Gate: A sharp, matte-black vertical louvers iron gate secures the property while maintaining the home's uncompromisingly clean, contemporary architectural language.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.
