The waterfront can be seen from all the living areas in this stunning estate and serves as a backdrop to design around. Clean cool lines with soft edges and rich fabrics convey a modern feel while remaining warm and inviting. Beach tones were used to enhance the natural beauty of the views. Stunning marble pieces for the kitchen counters and backsplash create visual interest without any added artwork. Inspiration for a transitional dark wood floor and black floor bedroom remodel in Los Angeles with white walls

Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain

Custom Home Built for Real Life Our clients came to us with a clear vision: a home that could adapt to their lifestyle and growing family. They needed a home built with intention, designed with the future in mind, and built around the routines they loved and the people they loved more. Open-Concept Living With Hosting in Mind Our clients hosted often and lived actively, so the main level had to be flexible for all of life’s moments. The goal was a space that felt grand without losing its warmth. Cooking together as a family mattered to our clients – the Wolf range, farmhouse sink, integrated appliances, and large island gave them a kitchen that flowed effortlessly while looking beautiful. This space also served as the bridge between other parts of the main level so that they would stay in view of the next. This created the perfect environment for gathering where everyone had their own spot without ever feeling apart from the whole group. For the living room, our clients wanted space that felt open without losing its warmth. Soaring ceilings created that sense of scale, while warm tones and materials, like the wood coffered ceiling and fireplace wall, kept it grounded. That same warmth carried outside, where an outdoor lounge with a fireplace and dining area made sure guests felt welcomed the moment they stepped out. A Backyard Built for Real Rest Every corner of the backyard was designed with one goal: to be the ultimate outdoor retreat. The elevated, white-brick-framed pool and integrated spa hot tub gave them a place to truly exhale. As the sun set, the fire pit lounge next to the pool became the hangout spot when they hosted their youth groups and family gatherings. Room to Grow With kids in the house, “custom” had to also mean flexible. Our clients had 2 young sons and needed their rooms to grow with them through the years. The two bedrooms and a full bath sat beside a loft that served as both their hangout-and-homework spot. The guest suite sat on the same level where a four-poster bed, floor-to-ceiling wood-look tile, and a frameless glass shower welcomed their guests from day one. A Retreat That’s Actually Theirs Between hosting and raising kids, this couple needed a suite that felt like a true escape. The wood-planked tray ceiling and French doors grounded the room in warmth the moment you walked in, while the ensuite bathroom carried a spa-like feeling with a freestanding soaking tub, custom double vanity, and a glass-enclosed shower. This Is What Approachable Luxury Looks Like The approachable luxury experience meant starting with conversations about how they wanted their space to live with them – how they hosted, how their kids played, how they wanted to feel walking through their own front door, and how we took their goals and experience and used it as the foundation of every decision that was made from start to finish. We wanted our clients to feel taken care of through the process and, most importantly, feel heard.

This Hill Country Modern home in Southlake combines modern design with comfort, featuring light-filled spaces and unique details reflecting the family's eclectic style for play and sophistication. This meticulously restored mid-century modern bathroom evokes the era's signature style with a touch of modern luxury. Channeling the era's love of clean lines and geometric forms, vertical stacked tile graces the walls in a timeless arrangement. This design element creates a sense of height and spaciousness, while the frameless glass shower enclosure maintains an open and airy feel. The warm wood grain of the vanity and the soft lighting add warmth to the otherwise minimalist space. The natural stone countertop and polished nickel fixtures add a touch of luxury and elegance, while the simple lines and understated design remain true to the home's mid-century roots. A growing young family with two daughters, this couple hired Brandi to complete their home’s interior decor. She loved working with these fantastic clients – they eagerly embraced a playful use of color and bold design choices! Finished in a colorful traditional style, this home is full of timeless architecture mixed with modern details. From a navy and bright orange office to a green floral dining room, each room on the main floor makes a unique statement but flows together through similar artwork and rugs. Upstairs, the master bedroom is a serene sanctuary. Brandi added wood beams, handmade wall coverings, and an extra custom-built closet. The two girls’ bedrooms are all about fun trends, personalized touches, and plenty of storage for their many prized possessions.

Blue and pink are the perfect pair in this light and cheerful dining room. Consoles on either side of the room create flexible storage for entertaining and serving. The floral embroidered drapery fabric matches the outside dining chair fabric for an extra level of cohesion. Pops of blue are interspersed throughout in the chairs, wallpaper and lacquer ceiling. San Marino based clients were interested in developing a property that had been in their family for generations. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close- knit family. San Marino based clients were interested in developing a property that had been in their family for generations. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close-knit family. Facing the Back Bay, overlooking downtown and the Bay Bridge, this property presented us with a unique opportunity to design a vacation home with a dual personality. One side faces a bustling harbor with a constant parade of yachts, cargo vessels and military ships while the other opens onto a deep, quiet contemplative garden. The home’s shingle-style influence carries on the historical Coronado tradition of clapboard and Craftsman bungalows built in the shadow of the great Hotel Del Coronado which was erected at the turn of the last century. In order to create an informal feel to the residence, we devised a concept that eliminated the need for a “front door”. Instead, one walks through the garden and enters the “Great Hall” through either one of two French doors flanking a walk-in stone fireplace. Both two-story bedroom wings bookend this central wood beam vaulted room which serves as the “heart of the home”, and opens to both views. Three sets of stairs are discretely tucked away inside the bedroom wings. In lieu of a formal dining room, the family convenes and dines around a beautiful table and banquette set into a circular window bay off the kitchen which overlooks the lights of the city beyond the harbor. Working with noted interior designer Betty Ann Marshall, we designed a unique kitchen that was inspired by the colors and textures of a fossil the couple found on a honeymoon trip to the quarries of Montana. We set that ancient fossil into a matte glass backsplash behind the professional cook’s stove. A warm library with walnut paneling and a bayed window seat affords a refuge for the family to read or play board games. The couple’s fine craft and folk art collection is on prominent display throughout the house and helps to set an intimate and whimsical tone. Another architectural feature devoted to family is the play room lit by a dramatic cupola which beacons the older grandchildren and their friends. Below the play room is a four car garage that allows the patriarch space to refurbish an antique fire truck, a mahogany launch boat and several vintage cars. Their jet skis and kayaks are housed in another garage designed for that purpose. Lattice covered skylights that allow dappled sunlight to bathe the loggia affords a comfortable refuge to watch the kids swim and gaze out upon the rushing water, the Coronado Bay Bridge and the romantic downtown San Diego skyline.
