Set in the snowy enclave of Sugar Bowl, this modern Lake Tahoe ski chalet was designed with family gatherings in mind. Ann Lowengart brought an unexpected pop of personality to the home by incorporating gemstone hues throughout. In the living area, emerald greens and aubergines play off the natural wood and stone, creating a cozy yet vibrant atmosphere. The dining space opens up to panoramic views, with plush seating perfect for après-ski meals. Upstairs, jewel-toned bedrooms provide a playful, luxurious retreat after a day on the slopes. This home is a perfect blend of comfort, style, and alpine charm.

photos by Pedro Marti This large light-filled open loft in the Tribeca neighborhood of New York City was purchased by a growing family to make into their family home. The loft, previously a lighting showroom, had been converted for residential use with the standard amenities but was entirely open and therefore needed to be reconfigured. One of the best attributes of this particular loft is its extremely large windows situated on all four sides due to the locations of neighboring buildings. This unusual condition allowed much of the rear of the space to be divided into 3 bedrooms/3 bathrooms, all of which had ample windows. The kitchen and the utilities were moved to the center of the space as they did not require as much natural lighting, leaving the entire front of the loft as an open dining/living area. The overall space was given a more modern feel while emphasizing it’s industrial character. The original tin ceiling was preserved throughout the loft with all new lighting run in orderly conduit beneath it, much of which is exposed light bulbs. In a play on the ceiling material the main wall opposite the kitchen was clad in unfinished, distressed tin panels creating a focal point in the home. Traditional baseboards and door casings were thrown out in lieu of blackened steel angle throughout the loft. Blackened steel was also used in combination with glass panels to create an enclosure for the office at the end of the main corridor; this allowed the light from the large window in the office to pass though while creating a private yet open space to work. The master suite features a large open bath with a sculptural freestanding tub all clad in a serene beige tile that has the feel of concrete. The kids bath is a fun play of large cobalt blue hexagon tile on the floor and rear wall of the tub juxtaposed with a bright white subway tile on the remaining walls. The kitchen features a long wall of floor to ceiling white and navy cabinetry with an adjacent 15 foot island of which half is a table for casual dining. Other interesting features of the loft are the industrial ladder up to the small elevated play area in the living room, the navy cabinetry and antique mirror clad dining niche, and the wallpapered powder room with antique mirror and blackened steel accessories.

Axis Mundi typically decided not to play by the rules. Instead of de rigeur nautical artifacts, floppy sofas and wicker furniture, the firm responded to Makoid’s all-white interior envelope by injecting rooms with comfortable modern elegance that’s more contemporary Cap Ferrat than Eastern Long Island. Clean furniture silhouettes—from Cassina, Poltrona Frau and B&B Italia—a Massimo Vitali beach scene, a Moooi chandelier and industrial finishes (such as the steel of the fireplace surround and the anodized aluminum of a sleek Bulthaup kitchen) spark a creative tension between indoors and out. The gray palette provides a quiet backdrop for the nature outside, except for the master suite, where custom oak panels and blue shades create a reassuring warmth conducive to sleep. Renovation of a classic Minneapolis bungalow included this family bathroom. An adjacent closet was converted to a walk-in glass shower and small sinks allowed room for two vanities. The mirrored wall and simple palette helps make the room feel larger. Playful accents like cow head towel hooks from CB2 and custom children's step stools add interest and function to this bathroom. The hexagon floor tile was selected to be in keeping with the original 1920's era of the home. This bathroom used to be tiny and was the only bathroom on the 2nd floor. We chose to spend the budget on making a very functional family bathroom now and add a master bathroom when the children get bigger. A master bedroom with rich color, texture and personality! With a colorful master bathroom that blends the perfect matte finish, semi-primitive blast of pattern with rich, saturated jewel tones and a little calacatta gold tile – determining the best fabrics and finishes for the master bedroom felt like a HUGE challenge. How do you stand up to something so fabulously unique and still create a soft respite for someone to slumber?! This bedroom was a small space with existing Vetrazzo floors and an entire wall dedicated to floor-to-ceiling fixed glass pane windows. Between the cracks in the plaster ceiling and the lacquered pink dresser we knew we had our work cut out. Saturated colors create a fairy tale bedroom Fast forward to finding the perfect, sumptuously soft evergreen mohair for the headboard and furry tuffets for the foot of the bed. Texture became the name of the game and a certain level of color variation had to tie through from selection to selection. Cladding the walls with a gilt woven cloth wall covering that also pulled a sort of skin-tone clay from detail found in the Vetrazzo flooring (OMG! so pretty!) and grounding everything with a sort of deco-inspired one-of-a-kind wool rug. The layers of unexpected style helped develop a more collected – less stylized – feeling overall. Then it was bye-bye to the pink lacquer! A local artisan worked on a faux finish for the custom dresser that the client had already invested in and we just gave it a refresh with a deep bronze finish. Balancing this piece with the playful silk tassel pendant lights that frame a beautiful original painting of red headed queens by artist Nancy Rhodes Harper. Exquisite lighting for a sexy master bedroom Additionally, the swirl and swoop of the forged metal light fixture overhead play off the more structured spinal-column type pattern of the black out window treatments that truly act as their own piece of art. This Australian-inspired new construction was a successful collaboration between homeowner, architect, designer and builder. The home features a Henrybuilt kitchen, butler's pantry, private home office, guest suite, master suite, entry foyer with concealed entrances to the powder bathroom and coat closet, hidden play loft, and full front and back landscaping with swimming pool and pool house/ADU.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Bedroom - large transitional master dark wood floor and brown floor bedroom idea in Chicago with gray walls

Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. A previous 2 bedrooms were combined to create this serene master suite. The bedroom now has 2 walk in closest, wonderful natural light, a beautiful chandelier, colorful nightstands and custom linens and pillows.

This adorable beach cottage is in the heart of the village of La Jolla in San Diego. The goals were to brighten up the space and be the perfect beach get-away for the client whose permanent residence is in Arizona. Some of the ways we achieved the goals was to place an extra high custom board and batten in the great room and by refinishing the kitchen cabinets (which were in excellent shape) white. We created interest through extreme proportions and contrast. Though there are a lot of white elements, they are all offset by a smaller portion of very dark elements. We also played with texture and pattern through wallpaper, natural reclaimed wood elements and rugs. This was all kept in balance by using a simplified color palate minimal layering. I am so grateful for this client as they were extremely trusting and open to ideas. Our clients were looking to erase the 90s from their master bathroom and create a space that blended their contemporary tastes with natural elements. This bathroom had wonderful bones with a high ceiling and plenty of space, but we were able to work with our clients to create a design that better met their needs and utilized the space to its full potential. We wanted to create a sense of warmth in this large master bathroom and adding a fireplace to the space did the trick. By moving the tub location, we were able to create a stunning accent wall of stacked stone that provided a home for the fireplace and a perfectly dramatic backdrop for the new freestanding bathtub. The sculptural copper light fixture helps to soften the stone wall and allowed us to emphasize those vaulted ceiling. Playing with metal finishes is one of our favorite pastimes, and this bathroom was the perfect opportunity to blend sleek matte black plumbing fixtures with a mirrored copper finish on the light fixtures. We tied the vanity wall sconces in with a dramatic sculptural chandelier above the bath tub by using copper finishes on both and allowing the light fixtures to be the shining stars of this space. We selected a clean white finish for the custom vanity cabinets and lit them from below to accentuate their floating design. We then completed the look with a waterfall quartz counter to add an elegant texture to the area and extended the stone onto the shower bench to bring the two elements together. The existing shower had been on the small side, so we expanded it into the room and gave them a more spacious shower complete with a built-in bench and recessed niche. Hard surfaces play an important role in any bathroom design, and we wanted to use this opportunity to create an interesting layer of texture through our tile selections. The bathroom floor utilizes a large-scale plank tile installed in a herringbone pattern, while the shower and walls are tiled in a polished white tile to add a bit of reflectivity. The newly transformed bathroom is now a sophisticated space the brings together sleek contemporary finishes with textured natural elements and provides the perfect retreat from the outside world.
