A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

Mountain Peek is a custom residence located within the Yellowstone Club in Big Sky, Montana. The layout of the home was heavily influenced by the site. Instead of building up vertically the floor plan reaches out horizontally with slight elevations between different spaces. This allowed for beautiful views from every space and also gave us the ability to play with roof heights for each individual space. In the hills of San Anselmo in Marin County, this 5,000 square foot existing multi-story home was enlarged to 6,000 square feet with a new dance studio addition with new master bedroom suite and sitting room for evening entertainment and morning coffee. Sited on a steep hillside one acre lot, the back yard was unusable. New concrete retaining walls and planters were designed to create outdoor play and lounging areas with stairs that cascade down the hill forming a wrap-around walkway. The goal was to make the new addition integrate the disparate design elements of the house and calm it down visually. The scope was not to change everything, just the rear façade and some of the side facades. The new addition is a long rectangular space inserted into the rear of the building with new up-swooping roof that ties everything together. Clad in red cedar, the exterior reflects the relaxed nature of the one acre wooded hillside site. Fleetwood windows and wood patterned tile complete the exterior color material palate. The sitting room overlooks a new patio area off of the children’s playroom and features a butt glazed corner window providing views filtered through a grove of bay laurel trees. Inside is a television viewing area with wetbar off to the side that can be closed off with a concealed pocket door to the master bedroom. The bedroom was situated to take advantage of these views of the rear yard and the bed faces a stone tile wall with recessed skylight above. The master bath, a driving force for the project, is large enough to allow both of them to occupy and use at the same time. The new dance studio and gym was inspired for their two daughters and has become a facility for the whole family. All glass, mirrors and space with cushioned wood sports flooring, views to the new level outdoor area and tree covered side yard make for a dramatic turnaround for a home with little play or usable outdoor space previously. This bathroom is part of a new Master suite construction for a traditional house in the city of Burbank. The space of this lovely bath is only 7.5' by 7.5' Going for the minimalistic look and a linear pattern for the concept. The floor tiles are 8"x8" concrete tiles with repetitive pattern imbedded in the, this pattern allows you to play with the placement of the tile and thus creating your own "Labyrinth" pattern. The two main bathroom walls are covered with 2"x8" white subway tile layout in a Traditional herringbone pattern. The toilet is wall mounted and has a hidden tank, the hidden tank required a small frame work that created a nice shelve to place decorative items above the toilet. You can see a nice dark strip of quartz material running on top of the shelve and the pony wall then it continues to run down all the way to the floor, this is the same quartz material as the counter top that is sitting on top of the vanity thus connecting the two elements together. For the final touch for this style we have used brushed brass plumbing fixtures and accessories.

Across from Hudson River Park, the Classic 7 pre-war apartment had not renovated in over 50 years. The new owners, a young family with two kids, desired to open up the existing closed in spaces while keeping some of the original, classic pre-war details. Dark, dimly-lit corridors and clustered rooms that were a detriment to the brilliant natural light and expansive views the existing apartment inherently possessed, were demolished to create a new open plan for a more functional style of living. Custom charcoal stained white oak herringbone floors were laid throughout the space. The dark blue lacquered kitchen cabinets provide a sharp contrast to the otherwise neutral colored space. A wall unit in the same blue lacquer floats on the wall in the Den.

Subway tile has made a huge resurgence - and made its way into the residential marketplace tenfold. It's classic, it's clean, and you can play with the installation method to get some creative results. The small footprint of this Master Bath is underplayed because of the vaulted ceiling and skylight, smart storage solutions, and trough sink...not to mention the uber cool rain-shower panel.
