Staircase - coastal wooden wood railing staircase idea in Minneapolis with painted risers

This 1990s brick home had decent square footage and a massive front yard, but no way to enjoy it. Each room needed an update, so the entire house was renovated and remodeled, and an addition was put on over the existing garage to create a symmetrical front. The old brown brick was painted a distressed white. The 500sf 2nd floor addition includes 2 new bedrooms for their teen children, and the 12'x30' front porch lanai with standing seam metal roof is a nod to the homeowners' love for the Islands. Each room is beautifully appointed with large windows, wood floors, white walls, white bead board ceilings, glass doors and knobs, and interior wood details reminiscent of Hawaiian plantation architecture. The kitchen was remodeled to increase width and flow, and a new laundry / mudroom was added in the back of the existing garage. The master bath was completely remodeled. Home design - contemporary home design idea in San Francisco

This 1902 San Antonio home was beautiful both inside and out, except for the kitchen, which was dark and dated. The original kitchen layout consisted of a breakfast room and a small kitchen separated by a wall. There was also a very small screened in porch off of the kitchen. The homeowners dreamed of a light and bright new kitchen and that would accommodate a 48" gas range, built in refrigerator, an island and a walk in pantry. At first, it seemed almost impossible, but with a little imagination, we were able to give them every item on their wish list. We took down the wall separating the breakfast and kitchen areas, recessed the new Subzero refrigerator under the stairs, and turned the tiny screened porch into a walk in pantry with a gorgeous blue and white tile floor. The french doors in the breakfast area were replaced with a single transom door to mirror the door to the pantry. The new transoms make quite a statement on either side of the 48" Wolf range set against a marble tile wall. A lovely banquette area was created where the old breakfast table once was and is now graced by a lovely beaded chandelier. Pillows in shades of blue and white and a custom walnut table complete the cozy nook. The soapstone island with a walnut butcher block seating area adds warmth and character to the space. The navy barstools with chrome nailhead trim echo the design of the transoms and repeat the navy and chrome detailing on the custom range hood. A 42" Shaws farmhouse sink completes the kitchen work triangle. Off of the kitchen, the small hallway to the dining room got a facelift, as well. We added a decorative china cabinet and mirrored doors to the homeowner's storage closet to provide light and character to the passageway. After the project was completed, the homeowners told us that "this kitchen was the one that our historic house was always meant to have." There is no greater reward for what we do than that.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family.
