In the summer of 2012 we embarked on a remodel of our 1912 Craftsman. We wanted to redo the kitchen and the upper floor which contained the master bedroom, bathroom, guest room and office. We interviewed approximately 5 other architects prior to finding Mark. We knew right away he was the right person for the job. He was patient, thorough and we could tell he truly loved our home and wanted to work with us to make it even better. His vast experience showed through during the interview process which validated his portfolio. Mark truly became a trusted advisor who would guide us through this remodel process from beginning to end. His planning was precise and he came by many times to re-measure to get every detail accounted for. He was patient and helpful as we made decisions and then changed our minds! He was with us every week of the 10 weeks of the remodel. He attended each weekly meeting with the General Contractor and was at the house numerous other times guiding and really looking out for our best interests. I came to trust him enough to ask his opinion on almost everything from layout to colors and decorating tips! He consistently threw out ideas....many of which we took. Additionally Mark was a tremendous help in referring us to contractors, designers, and retailers to help us along the way. I am ecstatic over the results of the remodel. The kitchen and bath are truly beautiful and full of modern conveniences while maintaining the integrity of the 1912 structure. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values.

This client wanted a relaxing bathroom that brought the ocean to Waterloo, Ontario. The wavy tile in the shower, and the glass teardrop accents in the niche and behind both his & her vanities showcase the movement and sheen of the water, and the soft blue and grey colour scheme allow a warm and cozy, yet fresh feeling overall. The hexagon marble tile on the shower floor was copied behind the soaker tub to define the space, and the furniture style cabinets from Casey’s Creative Kitchens offer an authentic classic look. The oil-rubbed finishes were carried throughout for consistency, and add a true luxury to the bathroom. The client mentioned, ‘…this is an amazing shower’ – the fixtures from Delta offer flexibility and customization. Fantasy Brown granite was used, and inhibites the movement of a stream, bringing together the browns, creams, whites blues and greens. The tile floor has a sandy texture and colour, and gives the feeling of being at the beach. With the sea-inspired colour scheme, and numerous textures and patterns, this bathroom is the perfect oasis from the everyday.

This particular project is a Beautiful custom made two tone Kitchen Remodeling and home remodeling project. The most important priority for this homeowner was to bring her 1960s vinyl flooring, outdated bathroom and rundown kitchen cabinets to a more modern and chic kitchen. The potential in this project always reminds us that no job is finished until the final details are put. Adding Modern amenities which mix brilliantly with classic finishes in this Project. As seen in the photo, notice how the colors keep the natural flow throughout the kitchen. The clients had wanted a Uilitarian Island, an additional prep farm sink, and wine cooler. The client also was requesting much needed stools. We went with an eccentric piece for the stools as shown in our photos. The perimeter cabinets are in a soft gray which allows the warm toned island to stand out as a grounding feature. For lighting we chose Skylights. Skylights offer ample lighting, we also chose to use lights along the under mount and island pendants. When we consulted about the remodeling of the dining room and kitchen floors , we agreed on it receiving a fresh look with all new flooring . We chose from the Hallmark Modern Collection, which now flows from the kitchen through to the welcoming entry and living room. This project also included a bedroom and bathroom addition, all new doors, electrical & lighting, flooring and master bath renovation. As for the suite bathroom, the main priority for the clients was to have a bathroom where they could disconnect and feel like at some sort of retreat. The suite bath now screams elegance and retreat with a large soaker tub, expansive glass enclosed shower and dual vanities. I put together a book for the client and also the builder that showed all the details and selections, which included architectural design, flooring, paint color, paint treatments, lighting, cabinet design, plumbing fixtures, counter tops, hardware, furniture, draperies, custom rugs, accessories and artwork. Inquire About Our Design Services When we first started talking in the spring of 2015, I was impressed. She was witty, realistic, and understood that as much as she loves my shows on HGTV, design does not does not happen in 43 minutes! She told me about her space, and how she felt that her bedroom seemed “blah” to her. She had no retreat. Molly desperately longed for a place that she could spend time in, read in, play in and above all, relax in. What we did: Many people are terrified of hiring a designer. Rightfully so, they are investing a pretty penny in their homes. They want to make sure that everything, down to the last floral arrangement, is to their liking, because they will have to live it (and pay for it). Unfortunately, a client can unintentionally stifle a designer’s creativity through micro-management. This can produce lackluster results and ultimately cause more time (and money) to be spent on a project than is really necessary. With Molly, that was never an issue. Before she even showed me the room in question, she said that I could have full creative license to do what I needed to do to her bedroom. SAY WHAAH!? With Molly giving me complete creative freedom, I planned everything out and got down to business. The result: Bite-your-bottom-lip sexy. I don’t get jealous of too many of my clients’ spaces, but this one still takes my breath away every time I look at the pics! The craziest part was that by adding more furniture, it actually made the space feel larger. Molly and her husband Patrick loved the finished space, and promised me I will be back to finish the rest of the house! Here’s the highlights of the rest of the project: I came up with a space plan with three options. Next, we reviewed mood boards and fabric schemes that would work for both Molly and her hubby Patrick. We started with the bed. My goal was to add edge to its otherwise traditional style. We decided to spice things up by painting the trim work in the room black. We built in layers of lighting with dimmers. In a bedroom everything should be on dimmers, right? Right. We designed and customized bedding, chairs and window treatments. Together with Molly, we selected the most perfect wallpaper. This geometric “grasscloth” adds so much depth and dimension that was just missing before. What I love: That light fixture. I mean it is really, really amazing in person. The porcupine mirror. This thing came packaged like it was the hope diamond, and everyone was terrified to handle it. But it really became a highlight of the room.

The goal of the homeowners was to update an existing guest bath into a bright, special bath for their son. Use of gray ceramic tile and limestone tile floor laid in a herringbone pattern provided a masculine backdrop for this bathroom design. A custom vanity was used to maximize storage while providing adequate usable space around the vanity. To maximize the usable floor space, a floating glass shower panel was used with a curbless, walk-in shower. The color palate and finishes were tied together with use of Serena and Lily herringbone wallpaper, honed cararra marble countertop and warm gray shower wall tile. Newport Brass shower and lavatory fittings were all specified in polished nickel. The end result was a bright, masculine bath that the the boy can grow into and enjoy for years to come.
