Rather than starting with an outcome in mind, this 1,400 square foot residence began from a polemic place - exploring shared conviction regarding the concentrated power of living with a smaller footprint. From the gabled silhouette to passive ventilation, the home captures the nostalgia for the past with the sustainable practices of the future. While the exterior materials contrast a calm, minimal palette with the sleek lines of the gabled silhouette, the interior spaces embody a playful, artistic spirit. From the hand painted De Gournay wallpaper in the master bath to the rugged texture of the over-grouted limestone and Portuguese cobblestones, the home is an experience that encapsulates the unexpected and the timeless.

A cabin in Western Wisconsin is transformed from within to become a serene and modern retreat. In a past life, this cabin was a fishing cottage which was part of a resort built in the 1920’s on a small lake not far from the Twin Cities. The cabin has had multiple additions over the years so improving flow to the outdoor space, creating a family friendly kitchen, and relocating a bigger master bedroom on the lake side were priorities. The solution was to bring the kitchen from the back of the cabin up to the front, reduce the size of an overly large bedroom in the back in order to create a more generous front entry way/mudroom adjacent to the kitchen, and add a fireplace in the center of the main floor. Another fun Crestview project! This young couple wanted a back yard that reflected their bohemian-eclectic style and could add additional privacy from the ever climbing construction around them. A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. As practical as it is stylish, this sophisticated master dressing room is filled with storage savvy elements. With today’s ever changing fashion, there is a greater need for adjustable hanging heights and shelving areas. Shoes range from flats to stilettos, so it’s important to consider the appropriate space heel heights require to reduce scratching and to allow for breathing room. A center island brings the best of wardrobe and grooming organization together in one perfect package. Along with getting rid of the busy wallpaper, the first thing our designers wanted to do was remove the low-hanging soffit. Doing so made the ceilings seem higher and allowed for stylish decorative lighting to be installed over the mirrors, drawing the eyes upward and brightening the room. Custom raised-panel cabinetry replaced the original cabinets, and the vanity top was raised to today’s standard height of 36 inches. Relocating the angled sink to the left end of the vanity allowed for more usable counter space, the addition of stacked drawers, and widening of the sit-down vanity area. Reducing the size of the large linen cabinet at the right end of the vanity also contributed to these updates. Dimmable LED can lights and a small ceiling fan were installed in the freshly painted ceiling, complimenting the crisp, white color scheme. Final photos by www.impressia.net

A bird's eye view allows a glimpse of the green roofs of the home, nestled into the treelines and overlooking the bay and small islands. Green roofs provide visual beauty from the roadway access on the top of the hill, and reduce the air conditioning load on the interior spaces in the home.

Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

This extensive renovation designed by Eric Rawlings, AIA, LEED AP and built by Arlene Dean, completely transforms the look of the original structure. The main source of inspiration for the new design came from Greene & Greene’s Gamble House, which is considered by many as the pinnacle of the original turn of the century Craftsman Style Homes. Distinctive features from that style include the use of exposed timber framing, low pitched roof forms with large overhangs, gangs of windows, and extensive built-in furniture. The Master Bedroom has an exposed timber roof structure and well placed windows reducing the need for window treatments for a house built in an inner city neighborhood with close by neighbors, thus providing better daylighting. In a small bedroom, consistency and symmetry can create a sense of calm while making the space feel more orderly and visually open. Matching nightstands and plug-in sconces frame the upholstered bed, establishing balance without requiring additional furniture or decorative layers. The bedding was intentionally kept clean and simple, with a single long body pillow replacing an arrangement of smaller decorative pillows. This restrained approach reduces visual clutter and gives the eye space to appreciate the vintage artwork and personal objects displayed throughout the room.
