The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity. The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection. Impressive architectural design intertwined with Panda’s custom Bi-Fold doors can create unimaginable opportunities. No wonder this home was awarded the 2013 Merit Award from the American Institute of Architects (AIA) Cincinnati and the 2013 Honor Award from the CDA + Cincinnati Magazine for its exterior space! Our clients’ recently purchase home is set in a picturesque location in Golden, Colorado. With idyllic square footage for raising a family, it was almost just what they wanted. However, the 90’s interior furnishings and dated layout didn’t feel like home. So, they reached out to TVL Creative to help them get the place move-in ready and feeling more 'them.' The scope of work included an overhaul of the master bathroom, full-home paint scheme, lighting updates, and new staircase railings. The most profound transformation within our scope was the master bathroom renovation. This luxurious space, built by TVL’s own Team Angel, is a calming retreat with gorgeous detailing throughout. Every part of this bathroom was gutted and we worked to establish a new concept and functional layout that would better serve our clients. As part of the transformative design, a calming symmetry was created by marrying the new vanity design with the existing architecture of the room. A feature tile accentuates the symmetrical composition of vanity and vaulted ceiling: large beveled mirrors and linear sconces bring the eye upward. Custom built-ins flanking the master bathroom sinks were designed to provide ample organized storage for linens and toiletries. A make-up vanity accented by a full height mirror and coordinating pendant rounds out the custom built-ins. Opposite the vanity wall is the commode room, bathtub, and a large shower. In the bathtub nook, the sculptural form of the Elise tub by MTI Baths compliments the arc of the picture window above. The Kohler Archer tub filler adds transitional and classy styling to the area. A quartz-topped bench running the length of the back wall provides a perfect spot for a glass of wine near the bath, while doubling as a gorgeous and functional seat in the shower. The bench was also utilized to move the bathtub off of the exterior wall and reduce the amount of awkward-to-clean floor space. In the shower, the upgrades feel limitless. We relocated the valve controls to the entry half wall for easy on/off access. We also created functionals shower niches that are tucked out of view for handy storage without aesthetic compromise. The shower features a lovely three-dimensional diamond accent tile and is wrapped in frameless glass for added light entry. In general, the space is outfitted with other stunning features including Kohler Archer fixtures throughout, Feiss decorative lighting, Amerock hardware on all built-ins, and cabinetry from Waypoint Living Spaces. From bachelor pad to first family home, it's been a pleasure to work with our client over the years! We will especially cherish our time working with them this time around to make their new house feel more like home.

Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

The Master Suite is on the main level along with the Living Room, Kitchen, Dining, pantries, Sun Room and service areas. The upper level houses two ample bedrooms while the lower level supports a rec center, media room, wine cellar, shop and full wet bar. Conceived as a Great Room house, the main level is designed as one seamless space that flows onto an ample deck overlooking the rear yard. We also incorporated a variety of green building techniques - photo-voltaic shingles on the roof of the garage to generate a portion of the home's energy, a super insulated building envelope, rain water harvesting, high performance windows and doors, a high efficiency heat pump, low flow bath & kitchen fixtures, Energy Star appliances and LED lighting - that greatly reduced this structure's carbon footprint. All of the strategies amounted to a 30% reduction in the energy consumption in this home relative to comparable structures.

Salida del Sol is a home designed for Revelstoke. Using advanced techniques for building envelope design, climate models, and thermal comfort design, this home has been carefully designed to live and perform well in the specific microclimate in which it resides. The house is oriented with maximum exposure and majority of the glazing to the southerly aspect, to greatly reduce energy costs by embracing passive solar gain and natural lighting. The other aspects of the home have minimal glazing, to insulate for the prevailing winds and harsh winter temperatures. We designed the layout so the living spaces are enjoyed on the southern side of the house and closets, bathrooms, and mechanical on the north. The garage, positioned on the north side of the house, provides a buffer zone to shield it from the northern exposure during the winter. The bedrooms are separated to optimise privacy, with the master bedroom oriented to receive the early morning sunlight coming from the east. A large southern window and glazed sliding door in the lounge room provide passive solar gain during the winter months and shoulder seasons, and the overhang of the eaves give shade during the summer heat. Operable windows have also been carefully planned for cross ventilation, helping to cool the rooms in the summer and bring fresh air in during any season. With thorough consideration given to wind patterns, daylighting, orientation and glazing, Salida del Sol ‘opens the sunrise’ for its operation and its occupants.

This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home. The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living. The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home. The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play. The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms. Energy Efficient features include: • The majority of the lower level sunk into the site below grade • 6” thick walls utilizing advanced framing techniques • Foil covered roof sheathing • Extensive use of blown in cellulous • All windows & doors are double paned low E argon filed glass • Tank-less water heaters • Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV. Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency. These items include: • 2x6 walls with staggered studs • Extensive use if rock wool acoustic batting • Tempered glass in all exterior doors and windows • ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls. The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances.
