By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A pocket door leads into the bathroom suite and a large full-length mirror on a mosaic accent wall greets you upon entering. To the left is a pocket door leading into the walk-in closet, and to the right is the new master bath. A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. Doorless shower - small coastal 3/4 gray tile and stone tile marble floor doorless shower idea in New York with open cabinets, white cabinets, a one-piece toilet, white walls, a wall-mount sink and wood countertops

This bathroom was very small, and in a condo you are restricted on where plumbing can go. Storage needs to be maximized so the old fashioned banjo top makes a comeback in quartz. The right side of the mirror is actually hiding pipes. Genius right? Using the same floor in the shower and the bathroom gives the sense of a large space. And crown moulding with L'rail to the ceiling gives an elegant look. We loved doing this condo project. Mark and Terry were so pleased with the results.

This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area and screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing. Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for a shower and water closet. Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear-facing exercise has great views of the lake through a set of windows that overlook the copper roof of the screened porch below.

On a quiet cul-de-sac not too far from downtown San Luis Obispo lies the contemporary craftsman styled Clausen Residence. The challenges that accompanied this project were what, in the end, made it so interesting. The buildable area of the site is very small due to the fact that almost half of the property is occupied by a biological open space easement, established to protect the creek that runs behind the lot. In addition to this, the site is incredibly steep, which lent itself well to a stair stepped 3-story floor plan. Strict height restrictions set by the local jurisdiction governed the decision to bury the garage in the hill, and set the main living space on top of it, accompanied by the children’s bedrooms and game room further back on the site. The 3rd floor is occupied fully by the master suite, which looks down on the back yard below. Off of the great room is a vast deck, with built in barbecue, fire place and heaters, ideal for outdoor entertaining year round. The house, adorned in lap siding and true craftsman details is flanked by gorgeous oak trees and the creek beyond.

The floor in the bathroom would feature a heated flooring system, and the vanity would have backlight lighting on the mirror. The demolition uncovered some surprises, which restricted certain locations of plumbing, so the shower was enlarged and one of the closets was scrapped. In the end, it worked out fantastic. The original refrigerator and pantry wall included cabinetry of varying heights, limited integrated storage, and underused vertical space. The arrangement contributed to a crowded appearance and restricted the kitchen’s overall flow.

Designer Davora Lilian knows her way around DIY renovations, so when she purchased a foreclosed home, it was a given that she would work her magic on the master bathroom. It is a quirky space with interesting lines and ceiling angles that restrict what types of designs and fixtures are possible. However, Davora got right to work with the help of inspiration photos from Houzz and her own design savvy.
