Shower storage consists of a custom 3-shelf shower box with herringbone glass accent. Shelving consists of two Schluter Systems Shelf-N shelves and two Schluter Systems Shelf-E corner shelves. Bathroom floor is 24 x 24 porcelain travvertine installed using aligned joint pattern. 3 1/2" floor tile wall base with Schluter Jolly brushed nickel profile edge also installed. Vanity cabinets are Dura Supreme with white gloss finish and soft-close drawers. A matching 30" x 12" over toilet cabint was installed plus a Endura electronic toilet. Plumbing consists of Misenobrushed nickel shower system with rain shower head and sliding hand-held. Vanity plumbing consists of Miseno brushed nickel single handle faucets and undermount sinks. Vanity Mirrors are Miseno LED 52 x 36 and 32 x 32. 24" barn door was installed at the bathroom entry and bedroom flooring is 7 x 24 LVP.

2013 NKBA MEDIUM BATH When this young couple purchased their nearly 25-year-old colonial, the master bathroom was the first thing they wanted to change. Drab looking with worn out cabinets and a shower that was too small, it didn’t fit their modern vision for the space. Working with Michael Nash Design, Build & Homes, they came up with a plan to enlarge the bathroom, stealing space from the master bedroom. The new design includes a much larger shower, the addition of a walk-in shower and more. And the results are nothing less than stunning. A new, frameless glass shower stall is equipped with a steam unit, body sprays, rain shower head, and thermostatic valve and control. A double-sided fireplace overlooks a large whirlpool tub (also visible from the master bedroom). Modern wall hanger espresso finish vanities are topped with a marble top and his and her tumbled marble vessel sinks. Two tall linen cabinets bookend the vanity for additional storage. A recessed mirror with back lighting effect was also installed. Large 20” × 20” white marble floor and walls with dark metallic tile were placed on featured walls for added effects. The floors in both the bathroom and closet are heated. An enlarged doorway from bathroom to walk-in closet offers double French glass doors which are pocketed for better traffic flow. Built-in closet systems are his and hers with matching cherry espresso finish cabinetry covered by obscure glass doors and a touch pad lighting system. The middle island features shoe racks and tie and socks storage. Clean, streamlined and functional, the homeowners love this award-winning space.

This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. Our designer added three beams across the ceiling over the bed to define the master bedroom. The beams were finished with the same dark stain used to refinish the attic’s original pine flooring. Dimmable recessed lights in the ceiling are placed in accordance with the beams location The bathroom was a challenge because it has privacy walls. Our designer opted to use continuous clerestory glass panels that wrap around the corner of the bathroom enclosure. These custom glass pieces allow light to flow from the dormers and skylight into the bathroom. There are two good-size closets for the owners in the eaves, and additional storage, as well as the HVAC system is also located in the eaves and access through two doors—one next to the bed and one in the bathroom.

Upon your entry into the sleeping loft, you will notice the amount of light that enters through the two skylights and large window facing the pond. The sound of water rushing over the pond’s spillway is a delightful addition to this large sleeping loft. Finished with engineered hardwood flooring and two built in double beds with tree trunks for legs, the room can accommodate four additional twin beds. The sleeping loft is also equipped with a kitchenette and a distinctive cedar and rock walled bathroom. The bath features an antique dresser vanity with marble vessel sink, distinctive fixtures and a floor to ceiling polished travertine marble shower with rain head. This bathroom also has an exterior door leading to a secondary upstairs staircase in the back yard. You won't see another bathroom like this one! The whimsical wallpaper and subtle embossed white and grey tile are the perfect accent elements for this master bathroom and fits the eclectic style of the rest of the house perfectly! The vanity cabinet is KitchenCraft Lexington door style Maple cabinet with their White Cap painted finish with Cambria Torquay Quartz coutnertops. The bathroom floor is Marble Systems Snow White 2" hex mosaic tile. In the shower we used Crossville Mailoica White Deco White 4X10 ceramic tile. For the vanity sink, we installed a Toto Connelly in Cotton and paired it with the Newport Brass Metropole collection single handle faucet in polished chrome. The shower and tub fixtures were from this same collection. The freestanding bathtub is a Cheviot Regency Cast Iron Footed tub in White.
