The primary goal for this project was to craft a modernist derivation of pueblo architecture. Set into a heavily laden boulder hillside, the design also reflects the nature of the stacked boulder formations. The site, located near local landmark Pinnacle Peak, offered breathtaking views which were largely upward, making proximity an issue. Maintaining southwest fenestration protection and maximizing views created the primary design constraint. The views are maximized with careful orientation, exacting overhangs, and wing wall locations. The overhangs intertwine and undulate with alternating materials stacking to reinforce the boulder strewn backdrop. The elegant material palette and siting allow for great harmony with the native desert. The Elegant Modern at Estancia was the collaboration of many of the Valley's finest luxury home specialists. Interiors guru David Michael Miller contributed elegance and refinement in every detail. Landscape architect Russ Greey of Greey | Pickett contributed a landscape design that not only complimented the architecture, but nestled into the surrounding desert as if always a part of it. Just because this white kitchen is small it still packs a punch. This "U shaped" Kitchen doesn't have any room for mistakes. Using a farmhouse sink, garden window, and a drawer dishwasher we maximized the space to its fullest potential. The Cambria Quartz countertops and marble mosaic backsplash keeps the tiny kitchen feeling light and open. Designer completed by Danielle Perkins of Danielle Interior Design and Decor. This kitchen was given a full renovation by our Chicago design-build team. We maintained the former peninsula layout that accommodated a breakfast nook, and the stove and dishwasher were placed in the same location as before. We moved the refrigerator and installed a microwave above the existing exhaust fan, and added finishing touches like new recessed lighting, LED undercabinet lighting, and lights above the peninsula. This tiny home is located on a treelined street in the Kitsilano neighborhood of Vancouver. We helped our client create a living and dining space with a beach vibe in this small front room that comfortably accommodates their growing family of four. The starting point for the decor was the client's treasured antique chaise (positioned under the large window) and the scheme grew from there. We employed a few important space saving techniques in this room... One is building seating into a corner that doubles as storage, the other is tucking a footstool, which can double as an extra seat, under the custom wood coffee table. The TV is carefully concealed in the custom millwork above the fireplace. Finally, we personalized this space by designing a family gallery wall that combines family photos and shadow boxes of treasured keepsakes. 24" deep overhead shelves are neat and clean. Each 6' section will support 400 pounds. Their open design minimizes dust collection and allows light to pass through. Tall pantry cabinets and base cabinet with work surface are by Redline Garage Gear. They are powder coat over melamine, also with a lifetime warranty. Wall organization panels are by StoreWALL in Global Pine which complement the Saddle Tan floor.

Overview Extension and complete refurbishment. The Brief The existing house had very shallow rooms with a need for more depth throughout the property by extending into the rear garden which is large and south facing. We were to look at extending to the rear and to the end of the property, where we had redundant garden space, to maximise the footprint and yield a series of WOW factor spaces maximising the value of the house. The brief requested 4 bedrooms plus a luxurious guest space with separate access; large, open plan living spaces with large kitchen/entertaining area, utility and larder; family bathroom space and a high specification ensuite to two bedrooms. In addition, we were to create balconies overlooking a beautiful garden and design a ‘kerb appeal’ frontage facing the sought-after street location. Buildings of this age lend themselves to use of natural materials like handmade tiles, good quality bricks and external insulation/render systems with timber windows. We specified high quality materials to achieve a highly desirable look which has become a hit on Houzz. Our Solution One of our specialisms is the refurbishment and extension of detached 1930’s properties. Taking the existing small rooms and lack of relationship to a large garden we added a double height rear extension to both ends of the plan and a new garage annex with guest suite. We wanted to create a view of, and route to the garden from the front door and a series of living spaces to meet our client’s needs. The front of the building needed a fresh approach to the ordinary palette of materials and we re-glazed throughout working closely with a great build team.

Maximizing the functionality of this space, and coordinating the new kitchen with the beautiful remodel completed previously by the client were the two most important aspects of this project. The existing spaces are elegantly decorated with an open plan, dark hardwood floors, and natural stone accents. The new, lighter, more open kitchen flows beautifully into the client’s existing dining room space. Satin nickel hardware blends with the stainless steel appliances and matches the satin nickel details throughout the home. The fully integrated refrigerator next to the narrow pull-out pantry cabinet, take up less visual weight than a traditional stainless steel appliance and the two combine to provide fantastic storage. The glass cabinet doors and decorative lighting beautifully highlight the client’s glassware and dishes. We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space. Once all the hard stuff was done, the rest is just a matter of smart design. If you have a small bathroom here are some tips to guide you. 10 tips for making a small bathroom feel larger Is your tiny bathroom cramping your functionality and style, leaving you longing for the enormous bathrooms gracing the pages of design magazines? Even if your bathroom is a fraction of the size, all it takes is some design savvy to make the most of the space you have. Consider these 10 smart tips that will help your bathroom look, feel and function like those larger contenders. 1-Get creative with corners Space is at a premium in small bathrooms, so it's important to maximize every inch. If you're embarking on a big remodel, create the illusion of more space by using same tile in the shower that's used throughout; instead of seeing them as two separate zones, the eye will read them as one. 7 - Discover the treasure of hidden storage Work with a contractor, and you just might find some serious storage potential hidden behind your walls. Whether it's utilizing space between the studs for shallow shelving or a creating a small linen closet by annexing space from an adjacent room, even small additions can make a big difference. 8 - Focal Point Tile is a beautiful, durable addition to any bathroom. For dainty spaces, consider installing tile at a diagonal to accentuate the focal point or as in this bathroom I used an oversized textured pattern to bring depth to the space at the window wall. 9 - Choose the right lights Strategically install light to reflect and brighten a small bathroom to make it appear larger. Recessed lighting is an affordable solution for tiny rooms, offering ample light while taking up little space. Wall sconces alongside a mirror also reflect off the walls and make a room feel bright and airy. I always recommend going with LED lighting at 2800 to 3000K. 10 – Accessorize This is your time to shine in your decorating skills, have fun with your towels, you can change the color scheme daily just by adding pops of color in your accessories, make sure to get items that serve a dual purpose, like baskets, boxes they can always be used as hampers, storing of towels and even a nice display for your guest.

Adjustable height table in the entry area serves as both a coffee table for socializing and as a dining table for eating. Curved banquette is upholstered in outdoor fabric for durability and maximizes space with hidden storage underneath the seat.
