Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. We designed this home to meet the needs of a family who home-schools their two children. We configured the home-school room so that its use can change over time and become a library or away room. The playroom will become a media / gaming room as needs change. The husband offices from home and has occasional visits from business clients, so we designed an office with interior access and a separate exterior entrance. All the partition walls had to go, as did the old whirlpool tub. And all of the plumbing and fixtures had to be relocated to new positions to meet the new design’s criteria. The clients previously replaced the bathroom windows with glass blocks. Thus, contemporary glass blocks were used instead of partition walls to add openness to this new bathroom layout. Large polished limestone tiles were used on the bathroom floors and walls, and stylish glass tiles were used as an accent. A free-standing oval tub adds to the room’s contemporary look and saves a lot of space as well. A two-person shower stall with a modern body spray shower system was also installed. Custom built high level cabinetry and vanities, and modern lighting—both recessed and hanging fixtures— contribute greatly to the success of the final project.

The fact that this home is in a development called Providence now seems perfectly fitting. Chris, the owner, was merely considering the possibility of downsizing from a formal residence outside Atlanta when he happened on the small complex of luxury brownstones under construction in nearby Roswell. “I wandered into The Providence by chance and loved what I saw. The developer, his wife, and the agent were there and discussing how Cantoni was going to finish out one of the units, and so we all started talking,” Chris explains “They asked if I wanted to meet with the designer from Cantoni, and suggested I could customize the home as I saw fit, and that did it for me. I was sold.” Cantoni was originally approached by Mike and Joy Walsh, of Lehigh Homes, to create a contemporary model home to be featured on the Roswell Woman’s Club home tour. “Since Chris bought the brownstone right after we agreed to do the design work,” Lorna Hunter recalls, “we brought him in on the meetings with the architects to help finalize the layout.” From selecting tile and counter tops, to designing the kitchen and baths, to the furniture, art and even linens—Cantoni was involved with every phase of the project. “This home really represents the complete range of design and staging services we offer at Cantoni,” says Lorna. “Rooms were reconfigured to allow for changes Chris found appealing, and every tile and doorknob was thoughtfully chosen to complete the overall look.” Chris found an easy rapport with Lorna. “I have always been drawn to contemporary décor,” he explains, “ so Lorna and I hit it off immediately.” Among the custom design ideas the two conceived for the 2,600 sq. ft. 3/3 brownstone: creating a “wing wall” (open on both sides) to form a sitting area adjacent to the guest room downstairs, removing the elevator to enhance a sense of openness while leaving the 3-story shaft as a unique focal point, and choosing to expand the height of windows on the third level to maximize the flow of natural light. The Providence is ideally located near quaint shops, great restaurants, jogging trails and a scenic river—not to mention it’s just four miles from Chris’ office. The project represents the breadth and depth of Cantoni’s in-house creative resources, and proves again that GREAT DESIGN IS A WAY OF LIFE.

It was removed and replaced with steel columns running down through the walls and into a footing pad with a three-foot depth. The main living spaces underwent significant changes; the kitchen was reconfigured to open up a formerly cramped space, and the removal of a wall made room for a cascading island with Cesarstone countertops—a crowning feature. Additionally, an electrical panel was relocated to be able to wrap the refrigerator with a wood veneer frame. Notable materials include eight-inch-wide ‘Esplanade’ French oak plank floors chosen to complement the reclaimed wood-wrapped ceiling beams, which feature a combination of LED downlighting and uplighting. A sleek gas fireplace with horizontal slate surround and paneled wall backing replaced an old wood-burning stove—furthering the design program. Pacheco-Robb Architects dismantled an existing spiral stair and replaced it with a cable-rail system—a nautical nod—which is noteworthy for the way it meets code; by running a contiguous oak banister for the entire length of the stair, they were able to avoid having to add a second railing, which would shrink the already narrow stairwell. Upstairs, a tight bedroom with gabled ceilings was addressed by adding a solar-operated skylight with built-in shade, plus minimalistic furnishings. Structural changes in the master bedroom included eliminating a closest to widen the room, and reconfiguring a bathroom to fit a small walk-in closet in lieu of a long, thin hallway. The formerly unfinished rooftop deck is now accessed via a six-foot door that opens more than 90 degrees. Azek decking was laid over the rubber roof, and two-inch stanchions were located around the rail’s outer edge. By opening the floor plan and streamlining the aesthetic, the place now breathes.

Pacheco-Robb Architects dismantled an existing spiral stair and replaced it with a cable-rail system—a nautical nod—which is noteworthy for the way it meets code; by running a contiguous oak banister for the entire length of the stair, they were able to avoid having to add a second railing, which would shrink the already narrow stairwell. Upstairs, a tight bedroom with gabled ceilings was addressed by adding a solar-operated skylight with built-in shade, plus minimalistic furnishings. Structural changes in the master bedroom included eliminating a closest to widen the room, and reconfiguring a bathroom to fit a small walk-in closet in lieu of a long, thin hallway. The formerly unfinished rooftop deck is now accessed via a six-foot door that opens more than 90 degrees. Azek decking was laid over the rubber roof, and two-inch stanchions were located around the rail’s outer edge. By opening the floor plan and streamlining the aesthetic, the place now breathes.

Designed by Catherine Neitzey of Reico Kitchen & Bath in Fredericksburg, VA in collaboration with Heritage Contracting Services, this transitional style inspired two-finish kitchen design features Merillat Classic Tolani Maple Kona and Merillat Masterpiece Montresano with Aged Picket Fence finish cabinets. The bathroom also features Tolani Maple Kona cabinetry. The kitchen includes an Imagery Glass Mosaic 3x6 in Rain material Glass GM07412 tile backsplash. “We walked into Reico without an appointment, because 2 friends highly recommended them. We were warmly greeted by Cat, even without an appointment,” said the client. “Cat listened, and then pulled out samples as she guided us patiently through the process. She brought to our attention a cabinet larger than the actual area in our plan. We were able to adjust before it was ordered. Her guidance, suggestions and attention to our likes and dislikes proved to be invaluable.” “This project was remodeling a basement to add to a multi-generation home with an eye on creating a space to enjoy,” said Cat. “I hit it off with the client right away, meeting prior to selecting a contractor which changed the dynamic of our roles for the duration of the project.” The client added, “One of the best services Reico provided was computer generated visuals. It helped us see what the overall look would be. The kitchen and bathroom are beyond our expectations. We love the look and the flow!” “We changed the wall cabinet color as the space started to come together with all of the supporting selections made,” said Cat. “The Aged Picket Fence painted finish with its artisan random distressing contrasts the contemporary base cabinets and glass tile in the best way.
